Großes WG-Zimmer in heller Altstadtwohnung

Die Wohnung befindet sich im 3. Obergeschoss und misst ca. 110qm. Sie ist sehr hell mit großem Wohnzimmer mit "Wintergarten"-Flair und einer schönen Terasse auf die Rückseite hinaus. Die Küche ist voll ausgestattet und im Bad ist eine Waschmaschine. Wir leben mitten in einer belebten Straße mit zahlreichen Cafes und Bars, wo man schön flanieren oder einen Kaffee trinken kann. Supermärkte, Schloss & Fluss sind alle schnell fußläufig erreichbar. Besonders geeignet für Naturliebhaber und Altstadtfans.

Ich ziehe aus der WG aus, weil ich mit Freunden in eine WG einziehe. Deshalb wird mein Zimmer frei. Ich habe hier sehr gerne gelebt. Deine zukünftigen Mitbewohner währen Onur und Philip.

Onur arbeitet als Arzt in einer Klinik und Philip arbeitet an seiner Promotion in Medizininformatik. Wenn es die Zeit zulässt trinken wir auch gerne mal am Abend zusammen auf der Terrasse ein Glas Wein oder essen zusammen.
Wir genießen das WG-Leben, haben jedoch auch ein gutes Gefühl dafür, wenn jemand mal Zeit für sich braucht. Wir sind keine Party-WG und bevorzugen unsere Wohnung als Rückzugsort. Es ist natürlich kein Problem, mal Freunde mitzubringen oder auf ein Abendessen einzuladen, aber es sollte hier keine Parties geben.

Insgesamt ist unser WG-Leben von Rücksicht und respektvollem Miteinander geprägt. Da viel Fleiß und Arbeit in der Wohnung steckt achten wir auf Ordnung und Sauberkeit. Das wünschen wir uns auch von Dir. Da alle berufstätig oder im PhD sind, wäre am besten jemand geeignet, der auch schon im Beruf steht (oder PhD bzw. fortgeschrittenes Studium). Ein eigenes festes Einkommen ist Voraussetzung, sonst bitte gar nicht erst bewerben!

Dem Vermieter wäre es wichtig, dass das Zimmer längerfristig gemietet wird (31.12.2024 wäre gewünscht).

Bei den genannten Kosten ist alles dabei incl. Strom und GEZ.

The room has parquet flooring, a floor area of about 23sqm (20sqm with roof slope) and is nicely cut. It has two windows overlooking the Philosophenweg. The room is fully furnished with a desk, bed, closet, shelves and a large sofa. The room is exclusively for one person!
For the closet (solid wood, high quality) with shelves I would ask a one-off payment of 130 euros.

The apartment is located on the 3rd floor and measures about 110sqm. It is very bright with a large living room with "winter garden" flair and a nice terrace to the backyard. The kitchen is fully equipped and there is a washing machine in the bathroom. We live in the middle of a lively street with numerous pretty cafes and bars where you can stroll nicely or have a coffee. Personally, however, we quickly got used to it, as the dynamic life of the location is exactly what makes the area so charming. Supermarkets, castle & river are all within quick walking distance. Especially suitable for nature lovers and old town fans.

Onur works as a doctor in a clinic and Philip is working on his doctorate in medical informatics. If time permits, we also like to drink a glass of wine together on the terrace in the evening or have dinner together.
We enjoy living in a shared flat, but also have a good feeling for when someone needs some time for themselves. We prefer our apartment as a place of retreat (no parties).
All in all, our flat-sharing life is characterized by consideration and respectful coexistence. Since there is a lot of hard work in the apartment, we pay attention to order and cleanliness. We would like you to do the same. Since all are working or in PhD, we prefer a person who is also employed or in advances studies. Own income is a requirement.

It is important to note that it is desired on the part of the landlord to rent the room at least until 31.12.2024.

In the mentioned costs everything is included incl. electricity and TV license.
