Schönes WG-Zimmer (11m2) in Jena-Lobeda sucht Nachmieter*in!

Die Wohnung liegt am Eingang von Lobeda-Ost und ist nicht weit von der Straßenbahnhaltestelle Platanenstraße entfernt (5min), von der aus man die Linien 3 und 5 nutzen kann. Wenn man die Linien 1 und 4 braucht, ist die Haltestelle Emil-Wölk-Straße ebenfalls nicht weit weg (ungefähr 10min). Zum Bahnhof in Göschwitz schließlich sind es zu Fuß ungefähr 20-25 Minuten.

Einkaufsmöglichkeiten gibt viele in unmittelbarer Nähe: innerhalb von 5 Minuten kann man ein Aldi, ein Rewe, ein Netto und ein Rossmann erreichen. Wenn mehr Auswahl gebraucht wird, dann gibt es 10 Minuten entfernt auch ein Kaufland. Hinter besagtem Kaufland schließlich gibt es gut versteckt einen der besten Dönerstände der Stadt (Bari).
Der Wohnblock liegt direkt am Lobdepark.

The flat is located in East Lobeda and just a short, three to five minute walk from the tram station Platanenstraße. From there you can go by lines 5 (city center) and 3 (Lobeda west and Jena Göschwitz train station), but if you need to use lines 1 and 4 the tram station Emil Wölk-Straße is only 10min away. You can also reach Göschwitz train station in 20-25 minutes by foot.

Our place has good access for grocery shopping in it's immediate vicinity: In5 minutes, you can reach REWE, Aldi, Netto and Rossmann. If you need a bigger selection of items there is also a Kaufland about 10 minutes away. By Kaufland there's one of the city's best Kebab / Döner places caled Bari.
For communal and leisure chillout options there's also the Lobdepark just across the street.

Deine Mitbewohner werden Anna (28) und Leon (23). Anna wohnt schon länger in der WG und macht momentan den Bachelor in Sozialer Arbeit an der EAH Jena. In meiner Freizeit spielt sie gern Videospiele und zeichne Comics. Leon ist erst vor kurzem eingezogen und beginnt seine Ausbildung als Biologisch-Technischer Assistent in Jena.
Beide sind eher ruhige Menschen und Parties sind nicht so unser Ding, wir schätzen aber das gemütliche Beisammensein sehr. Wenn du aber Lust darauf hast, etwas zu unternehmen, dann sind wir Vorschlägen gegenüber sehr aufgeschlossen. Gemeinsames Kochen ist auch immer schön. Uns ist es wichtig, mehr als eine Zweck-WG zu bilden.

Die Haushaltsaufgaben in der WG werden normalerweise in der Reihe herum rotiert, aber individuelle Absprachen sind auch möglich.
Es gibt eine junge Katze welche auch mit in der Wohnung lebt - mehr zu ihr im Tab sonstiges.

Your flatmates will be Anna (28) and Leon (23). They've been living in the flat for about 3 years and are working on their bachelor in social work. They love gaming, drawing & reading comics.
Leon has only moved in a short while ago and will start his education / training as BTA soon.
Both of us are more on the introverted side and don't like to party that often, but if you want to do some activity together we're also ok with that :) We prefer to have not just a 'functional' type of flat share.

Any cleaning clores will usually be rotated between the WG members, but individual agreements are also possible (If someone is on holiday or such).
I have a young cat, you can more info on her on the tab "Sonstiges".

Ich würde mir wünschen dass Innerhalb der Wohnung / im Zimmer nicht geraucht wird.
Hauptsächlich wegen der Katze aus Rücksicht auf das Tierwohl.
Diese ist Stubenrein, die festgelegten Erziehungsregeln sollten von allen Mitbewohner*innen gleichsam durchgesetzt werden. Sonst ist sie sehr neugierig und Menschenlieb. Für Verursachte Kosten und Schäden haftet die Besitzerin.
Hunde sind deshalb nicht erwünscht, und die Haltung von Kleintieren wäre ok aber in eigener Verantwortung.
Tierhaarallergiker*innen sollten dann für sich schauen, ob das Zusammenleben infrage kommt.

Bei uns in der Wohnung gibt es eine Waschmaschine, die auch von allen WG-Mitgliedern genutzt werden kann. Da ich das Gerät allerdings komplett selbst finanziert habe und durch die Gemeinschaftsnutzung auch ein Verschleiß daran entsteht, erhebe ich pro Monat eine kleine Nutzungsgebühr. Sodass in einem Schadensfall, falls die Versicherung nicht greifen sollte, eine Rücklage bestehet. Dies funktioniert in Form einer WG-Kasse, in welche ich natürlich auch selbst einzahle. In den hier angegebenen Nebenkosten ist das enthalten.
Als Alternative stünde die Anschaffung einer Gemeinschaftswaschmaschine zur Verfügung.

WICHTIG: Wir bevorzugen Mietinteressenten, die gemeinschaftlich eine vertragl. Hauptmieterschaft eingehen würden.

--- ENG - IMPORTANT

I wish for a non-smoking / smoke-free flat because we have a young cat (a year old) whose health I care about.

She is litterbox-trained and very friendly, but it would be great if everyone would enfoce behavioral rules as well (such as not jumping on tables) for effective learning. For any damages to property, the pet owner (Anna) is accountable. We would ask you to check if you have allergies to animal hair, and wether this would bother you.
This makes the flat unsuited for keeping dogs, and bringing small animals (guinea pigs, bunnies etc.) would be at your own risk.

In the flat we have a washing machine that can be for communal use,and as such, abrasion by use on the gadget will happen that lowers its life expectancy. As it however is my private machine I paid for out of pocket, I am partial to a small monthly fee intended as a safety deposit that can be used to pay the handyman if warranty doesn't cover cost, if it should break down.
A small amount of no more than 10 euros is being paid into it every month. I do that as well. The price is included in the 'other' costs.

IMPORTANT: We are prefering a tenant who would potentially agree to be a second main tenant for the flat.
