Zimmer mit Balkon in WG am Paradiespark

Die WG liegt praktisch direkt am Paradiespark und ganz in der Nähe des Schleichersees (3-5 min zu Fuß), was natürlich v.a. im Sommer einen großen Charme hat, wenn du dich im Park zum Grillen treffen willst oder mal Lust auf eine Erfrischung im See hast :) Aber auch sonst lädt der Park direkt nebenan das ganze Jahr über zum Joggen gehen oder auch zu Spaziergängen im Grünen ein.
Zum Stadtzentrum brauchst du etwa 5 min mit dem Fahrrad und 15 min zu Fuß. Eine Bahnstation ist nur etwa 3 min von der WG entfernt- damit bist du in 5 min im Zentrum.

The flat is practically right next to the Paradiespark and very close to the Schleichersee lake (3-5 minutes on foot), which is of course very charming, especially in summer, when you want to meet in the park for a barbecue or feel like taking a refreshing dip in the lake :) But the park right next door also invites you to go jogging or for walks in the greenery all year round.
It takes about 5 minutes to get to the city centre by bike and 15 minutes on foot. A train station is only about 3 minutes away from the shared flat - so you can be in the centre in 5 minutes.

Als Mitbewohnerinnen erwarten dich Wendy (29, Bachelor Studentin im Bereich Literatur, sie macht gerne Musik und ist immer für Partys zu haben) und Gauri (31, PhD-Studentin im Bereich Polymerchemie/ Materialwissenschaft, sie tanzt gerne, schaut gerne Serien und kocht und isst gerne gutes Indisches Essen).
Wir legen beide Wert auf ein schönes Miteinander in der WG, haben füreinander ein offenes Ohr und lieben lange Gespräche über über Gott und die Welt. Manchmal kochen und essen wir international zusammen, schauen gemeinsam Filme u. Serien oder gehen auch gerne mal zusammen aus zum Essen, Tanzen oder das Grün im Park und um Jena genießen. Ab und an gab es auch schon gemeinsame Sport-Sessions. Insgesamt halten wir es aber unkompliziert, wir freuen uns über gemeinsame Abende und Unternehmungen, jede:r kann sich aber auch alle Zeit zurückziehen, wenn es gerade viel zu tun gibt oder eher das Bedürfnis nach Ruhe und Alleinsein im Vordergrund steht.

Wer bei uns einziehen will, sollte kulturell aufgeschlossen sein und auch gerne zur Ordnung und Sauberkeit der WG beitragen wollen ;-) Gute Deutschkenntnisse sind wegen Organisationskram (u.a. Kontakt zur Mietagentur) wichtig und Englischkenntnisse für die Kommunikation unter uns von Vorteil.

Die WG verfügt über eine eigene Waschmaschine und Spülmaschine und ist ganz gut ausgestattet.

Wendy (29, Bachelor's student in Literature, playing music and always up for partying) and Gauri (31, PhD student in polymer chemistry/material science, loves dancing, watching series and eating + cooking indian cuisines) are waiting for you as flatmates.
We both attach great importance to living together in the flat-sharing community, have an open ear for each other and love long conversations about God and the world. Sometimes we cook and eat together internationally, watch films and series together or go out together to eat, dance or enjoy the greenery in the park and around Jena. From time to time we have also had sports sessions together. All in all, we keep it uncomplicated, we are happy about evenings and activities together, but everyone can always withdraw if there is a lot to do or if the need for quiet and being alone is more important.

We would appreciate a culturally open-minded individual with a sense of equal contribution for tidiness and cleanliness of the flat ;-) A good knowledge of German is needed for organizational reasons (e.g. contact with the rental agency) and a knowledge of English for communication between us.

The flat has its own washing machine and dishwasher and is well equipped.

From our side, visits to our flat and video talks are possible mostly on weekends or evenings after 5 pm.

Kosten:

Die Kaltmiete für das Zimmer plus Balkon beträgt 220 Euro.
Die Nebenkosten belaufen sich aktuell auf insgesamt etwa 100 € monatlich. Davon wird ein Teil (68,34€ für Betriebs- und Heizkosten) zusätzlich zur monatlichen Kaltmiete immer an die vermietende Agentur überwiesen (also insgesamt 286,34 €)

Der andere Teil (30,50 €) setzt sich zusammen aus Strom, Internet und Rundfunkgebühren und wurde immer an eine verantwortliche Person der WG gezahlt, die das Geld für die ganze Wohnung an die jeweilige Stelle überwies. Da die alten Verträge auf Isabel liefen, werden wir nun neue aufsetzen, was bedeutet, dass diese Nebenkosten sehr wahrscheinlich um ein paar Euro sinken werden.

Bei deinem Einzug ist außerdem eine Kaution in Höhe von 350 Euro an die Vermietungsagentur fällig und eine Abschlagsumme für elektronische Geräte von 120 Euro an Isabel (wir haben vor einem Jahr eine neue Waschmaschine angeschafft).

Wie bereits bei der Beschreibung des Zimmers angegeben, besteht außerdem die Möglichkeit, einen Großteil von Isabels Möbeln für insgesamt 100 Euro zu übernehmen. Falls du nur an einzelnen Teilen interessiert bist, können wir natürlich über eine niedrigere Summe sprechen. Ansonsten beantwortet Isabel auch gerne deine Fragen dazu ;-)

Costs:

The basic rent for the room plus balcony is 220 euros.
The ancillary costs currently amount to a total of about € 100 per month. Of this, a part (€ 68.34 for operating and heating costs) is always transferred to the renting agency in addition to the monthly cold rent (€ 286.34 in total).

The other part (€30.50) is made up of electricity, internet and broadcasting fees and was always paid to a responsible person in the WG, who transferred the money for the whole flat to the respective office. Since the old contracts were in Isabel's name, we will now set up new ones, which means that these additional costs will most likely go down by a few euros.

When you move in, you will also have to pay a deposit of 350 euros to the renting agency and a down payment for electronic appliances of 120 euros to Isabel (we bought a new washing machine a year ago).

As already mentioned in the description of the room, there is also the possibility to take over a large part of Isabel's furniture for a total of 100 Euros. If you are only interested in individual pieces, we can of course talk about a lower sum. Isabel will be happy to answer your questions about the furniture and the costs ;-)
