Da ich (Inma, 25) ausziehe, suchen meine WG-Mitbewohnern Verstärkung! Sie sind Oliver (26m), Robin (20m) und Christoph (29m). Du suchst eine schöne Wohnung mit viel Sonne und Balkon? Dann bist du hier genau richtig! ☀️
Das Zimmer ist mit 19qm schön geräumig und bietet dir genug Platz für all deine Sachen. Dank der drei Fenster (zwei Richtung Süden und eins Westen) ist es außerdem super hell – perfekt zum Wohlfühlen! ✨ Und der Ausblick über die Dächer und die Berge in der Umgebung macht das Ganze nochmal so gemütlich. ️
Das Zimmer ist nicht möbliert, da ich zwar den Großteil nehme mit, aber falls du Interesse an was Bestimmten hast, können wir da auf jeden Fall drüber quatschen!

Since I (Inma, 25f) am moving out, my flatmates are looking for a new tenant in our lovely WG. Your flatmates would be: Oliver (26m), Robin (20m), and Christoph (29m). If you are looking for a nice house with lots of sun and a balcony, this house is a match for you!!
The room is 19m², so you'd have plenty of space for all your things and roaming around. Thanks to its three windows, two facing south and one west, there is plenty of light all year long. Additionally, the views to the neighborhood's rooftops and mountains in the area make this room one of the coziest in the area.
Regarding the furniture, I plan to take most of it with mine. However, if you are interested in taking some of it, we can gladly discuss prices and options :)

Straßenbahn und Bus halten direkt vor der Haustür, man ist innerhalb von 15 bzw. 20 min in der Innenstadt. Mit dem Zug sind es nur 4 Minuten zum Paradiesbahnhof.
Für Radfahrer gibt es bis in die Stadt auch einen Radweg, die Fahrtzeit beträgt hier auch nur etwa 15-20 Minuten.
In der Umgebung der nächsten 5-10 Minuten gibt es Bäcker, Fleischer, Netto, Kaufland, Ärzte und Apotheke. Zudem lebt man auch direkt im Grünen, Saale und Wanderwege sind in unmittelbarer Nähe.

Zwätzen might seem far until you find out about the amazing connections :))
First of all, we have a tram and a bus stop right in front of us, less than a minute away. There is a tram every 10 mins on working days and the ride to the city center is only 15 mins long. Apart from that, we have a train station 8 mins away, so Paradiesbanhof is only a 6-minute train ride away from us. But that's not the only thing!! If you prefer to ride your bike everywhere, we have great news for you too: there is a super fast and secure bike lane leading to city center and Paradiespark.
Regarding groceries (important cause everyone needs to eat): within a radius of 300m (10 mins walk), we have a bakery, a butcher, a pharmacy, Netto and Kaufland.
On top of everything and if everything before was not enough to convince you, Zwätzen is right next to the mountains. You'll be living directly in a green area, with the Saale River and hiking trails in close proximity.
Unsere Wohnung hat ein großes Wohnzimmer mit Sofa- und seperater Essecke sowie eine offene Küche, die sich gut für gelegentliche Koch-, Spiele- und Filmabende und gemütliches Zusammensitzen eignen.
Außerdem haben wir zwei Badezimmer (1x Dusche, 1x Badewanne) und unser gemeinsamer Balkon bietet einen wunderschönen Blick über die Dächer von Zwätzen. Zu der Wohnung gehört auch noch ein abschließbarer Kellerraum, in dem unsere Fahrräder untergebracht sind. Im Haus gibt es noch zwei weitere WGs und alle die Nachbarn sind super nett.
Die Stimmung in der WG ist total entspannt. Wenn wir uns in der Küche treffen (meist am Wochenende beim Putzen oder Frühstück), quatschen wir gerne und genießen die Zeit zusammen. Aber wir wissen auch, dass jeder mal seine Ruhe braucht.

Our apartment has a large living room with a sofa and a separate dining area, as well as an open kitchen that is ideal for cooking, game and movie nights, bringing friends over or simply having a cozy evening. It also has a large balcony with a beautiful view over the rooftops of Zwätzen where you can do almost anything: grilling, gardening, sunbathing… you name it! There also are two bathrooms (1x shower, 1x bathtub).
We also have a cellar room where we store our bicycles and our neighbors (all of them students) are super nice.
The WG-dynamics are pretty chill: we chat and enjoy our time together when we meet in the shared spaces (mostly on the weekends, when we do our chores and/or share some breakfast) but also appreciate our independence and alone time.
In einer Warmmiete von 318 € sind WLAN/ Telefon, GEZ und Strom inbegriffen.
Die Kaution ist 355€. Zusätzlich fällt eine Ablösezahlung in Höhe von 80 € für die vom Mieter der WG gemeinschaftlich erworbenen Möbel und Elektrogeräte an. Dazu zählt insbesondere die Waschmaschine, die vor sechs Monaten neu angeschafft wurde (jeweiliger Anschaffungspreis pro Mitbewohner über 100 €). Mit der Zahlung von 80 € erwerben Sie das Mitbenutzungsrecht an den genannten Gegenständen.

Miscellaneous
The warm rent of 318€ includes Wi-Fi/telephone, broadcasting license fee, and electricity.
The deposit is 355€. I am also asking for an additional payment of 80€ (Ablösevereinbarung) as transfer or replacement fee for the furniture and appliances in the house, which belong to the tenants of the house (we have purchased and replaced them as needed). Additionally, we had to buy the washing machine new 6 months ago, for which we each paid over 100€. The payment of 80€ means that you buy my part of all the shared stuff.
