I'm glad you're interested in our free room,
The room is about 28sqm tall, with three windows, one east, two south, which makes it beautifully bright. The deeper the sun is the longer it radiates into the whole room (wintering;)). If you visit us you will find a large room with windows on three sides, but two sides are without windows. Unfortunately, it goes out to the highly experienced Berlin street, the individual traffic lists (like other instructive religions) unfortunately have not accepted the 30th speed limit in front of the house as such, the city works with more shields (on all a large 30) on the troubleshooting of the situation. The room will be rented empty if desired, so your furniture will have easy game.
If you are interested, you could take a table (free), carpet (free), roller blinds (free), curtain bars and, if necessary, two darkening curtains (with a small surcharge)
Since a new lease is made, the rent is unfortunately raised to the value: 454 euros. This was unfortunately to be expected at the previous price.

Das Zimmer ist knapp 28qm groß, mit drei Fenstern, eins nach Osten, zwei nach Süden, was es schön hell macht. Je tiefer die Sonne steht umso länger strahlt sie in das ganze Zimmer (WinterWerbung ;)). Wenn du uns besuchst findest du ein großes Zimmer mit Fenstern an drei Seiten vor, zwei Seiten sind aber ohne Fenster. Leider geht es zur stark befahrenen Berliner Straße raus, Die Individualverkehrlisten (ähnliche einzuordnen wie andere unbelehrbare Religionen) haben leider das 30er Tempolimit vor dem Haus als solches noch nicht akzeptiert, die Stadt arbeitet mit mehr Schildern (auf allen eine große 30) an der Behebung der Situation. Das Zimmer wird bei Wunsch leer vermietet, also haben deine Möbel leichtes Spiel.
Bei Interesse könntest du einen Tisch (gratis), den Teppich (gratis), die Rollos (gratis), die Gardinenstangen und gegebenenfalls zwei Verdunklungsgardinen (diese gegen kleinen Aufpreis) übernehmen
Da es zu einem neuem Mietvertrag kommt, wird leider die Miete angehoben auf den Wert: 454 Euro. Das war leider beim vorherigen Preis zu erwarten.

In three minutes you will be at Wilhelm-Liebknecht-Platz, from there you will come anywhere with the ÖPNV. If you own a bike (in Leipzig actually the most beautiful (naja the bike paths are not to compare with the extension in Amsterdam, but after all the city is flat) and fastest way to move), you are in 15 min in Plagwitz, in 10 min in the east of the city, in 5 min in the center or in 15 min in the south of Leipzig. There is also a delicious baker and consumption (Edeka in Leipzig) within a 5-minute walk.

He speaks very well English and learns German. He is currently working with BMW and would like to become comic characters or game designers - he loves computer games.
There is a fully equipped kitchen with a large refrigerator. We also have two bathrooms with windows, one with bathtub (shower included). The hallway is also really large and is usually used for dry laundry or bicycle parking.
Georg is pleased to announce that he has an interest in community. A good WG is defined by the people who live in it. That's what he wants to hold together with you. A joint project could definitely be the kitchen.

There is a fully equipped kitchen with a large fridge. We have bathrooms with windows, one of which has a bathtub (shower included). The hallway is so really big and is mostly used for drying laundry or parking bikes.
Georg is happy to hear from people who are interested in sharing. A good flat share is defined by the people who live in it. He would like to work with you on this. One joint project could definitely be the kitchen.

Georg (28) kommt aus der Ukraine und hat in der EWWG (Erich-Weinert-WG, nicht zu verwechseln mit der EEG Umlage) seine erste WG Erfahrung. Er ist seit März 2022 Mitglied unserer Wohngemeinschaft. Er spricht sehr gut Englisch und lernt Deutsch. Er arbeitet zurzeit bei BMW und möchte später Comic-Zeichner oder Spiele-Designer werden - er liebt Computer-Spiele.
Es gibt eine voll ausgestattete Küche mit einem großen Kühlschrank. Außerdem verfügen wir über zwei Bäder mit Fenstern, eins davon mit Badewanne (Dusche inklusive). Der Flur ist auch wirklich groß und wird meistens zum Wäsche trocknen oder Fahrrad abstellen genutzt.
Georg freut sich über Zuschreiben, die Interesse an Gemeinschaft haben. Eine gute WG wird durch die Menschen definiert, die in ihr wohnen. Daran möchten er gemeinsam mit dir festhalten. Ein gemeinsames Projekt könnte auf jeden Fall die Küche sein.
Wie du sicher feststellst wird nur ein Mitbewohner erwähnt, das liegt daran das gerade zwei Zimmer in der EWWG frei werden, also falls du dich mit einer Freundin oder einem Freund oder einer befreundeten Person bewerben möchtest, ist das in jedem Fall möglich. Now the little difficulty comes at this great apartment.
We are looking for two renters who would agree to enter the main lease. The first for the entire apartment is created, as all rooms have been rented individually.
For the security of the house management/owner, it is therefore necessary that the post-renters can either provide a guarantee (a person who is considered a reinsurance for the house administration) or a regulated income. Unfortunately, an account statement with sufficient coverage is not enough.
Now comes the small difficulty with this great flat.
We are looking for two new tenants who would agree to join the main tenancy agreement. This is being drawn up for the entire flat for the first time, as all the rooms have been rented individually up to now.
For the security of the property management/owners, it is therefore necessary for the new tenants to provide either a guarantor (a person who acts as a collective for the property management) or a regular income. Unfortunately, a bank statement with sufficient funds is not sufficient.
Jetzt kommt die kleine Schwierigkeit bei dieser tollen Wohnung.
Wir suchen zwei Nachmieter, die damit einverstanden wären, in den Hauptmietvertrag einzusteigen. Der erstmals für die gesamte Wohnung erstellt wird, da bisher alle Zimmer einzeln vermietet wurden.
Für die Sicherheit der Hausverwaltung/der Eigentümer ist es deshalb notwendig, dass die Nachmieter entweder einen Bürgen (eine Person, die als eine Rückversicherung für die Hausverwaltung gilt) oder ein geregeltes Einkommen vorweisen können. Ein Kontoauszug mit ausreichender Deckung reicht leider nicht.
