Das Zimmer hat 22m² und verfügt über zwei Fenster, dadurch ist das Zimmer immer schön hell.
Trotz der zentralen Lage ist es angenehm ruhig, da es in der Gasse keinen Verkehr gibt, nur Fußgänger unterwegs sind und mit offenem Fenster zu schlafen ist gar kein Problem (extra Bonus: durch das Insektennetz im Fenster schläft man im Sommer gelsenfrei!). Durch die 60cm dicken Wände bleibt es auch im Sommer angenehm kühl in der Wohnung.
Das Zimmer wäre bevorzugt möbliert zu vergeben. Bei den Möbeln handelt es sich um ein Boxspringbett, einen Schreibtisch, einen großen Kleiderschrank, ein Bücherregal, einen gemütlichen Sessel und ein Nachtkästchen. Die Möbelstücke sind alle recht neu und sehr gut erhalten. Weitere Dinge wie Vorhänge, Teppiche, Lampen etc. können auch gerne übernommen werden. Die Ablöse können wir uns dann individuell anschauen, je nachdem was du übernehmen möchtest.
In den Nebenkosten sind Strom, Heizung und Internet inkludiert.

The room has 22m² and two windows, so the room is always nice and bright.
Despite the central location, it is pleasantly quiet, as there is no traffic in the street, there are only pedestrians on the road and sleeping with an open window is not a problem at all (bonus: you'll be sleeping mosquito free in summer thanks to the insect screen!). Thanks to the 60cm thick walls, it remains pleasantly cool in the apartment even in summer.
The room would be preferably given furnished. Furniture includes a box spring bed, a desk, a large closet, a bookcase, a comfortable armchair and a bedside table. The furniture pieces are all fairly new and in very good condition. Other things such as curtains, rugs, lamps, etc. can also be taken over. We can discuss the price depending on what you would like to take over.
The utilities include electricity, heating and internet.
Die Wohnung befindet sich in einer Seitengasse des Linzer Hauptplatzes und bietet daher eine top Lage. Die Bimstationen Hauptplatz und Taubenmarkt mit Anschluss zu allen Linien sind in 2 Minuten zu Fuß erreichbar, der Hauptbahnhof zu Fuß in 20. Daher ist auch eine gute Anbindung zur JKU und der FH gegeben. Die Linzer Landstraße mit zahlreichen Restaurants und Einkaufsmöglichkeiten und die Donaulände sind ebenfalls nur einen kurzen Fußweg entfernt. Die Wohnung liegt im 2. Stock über einem Gasthaus und trotz der Nähe zum Zentrum ist es hier aber immer recht ruhig da es auch keinen Autoverkehr in der Gasse gibt.

The flat is located in a side street of Linz's Hauptplatz and therefore offers a great location. The Hauptplatz and Taubenmarkt tram stations with connections to all lines are a 2-minute walk away, and the main railway station is a 20-minute walk away. There is therefore also a good connection to the JKU and the FH. Landstraße with lots of restaurants and shopping facilities and Donaulände are also only a short walk away. The flat is on the 2nd floor above a restaurant and despite the proximity to the centre, it is always quite quiet here as there is no car traffic in the street.
Mit dir zusammen wohnen werden Diaa und Thomas. Sie sind 20 und 27 Jahre alt, arbeiten bzw. studieren, sind sehr unkompliziert, achten auf eine saubere Wohnung und schätzen das entspannte Zusammenleben. Generell herrscht ein freundliches Miteinander und es ist keine reine Zweck-WG, es gibt aber genügend Raum wenn man mal Ruhe braucht.

Diaa and Thomas will be sharing the flat with you. They are 20 and 27 years old respectively, work and study, are very easy-going, make sure our flat is clean and appreciate living together in a relaxed environment. In general, there is a friendly atmosphere and it is not a purely functional flat-share, but there is enough space if you enjoy peace and quiet when needed.
