Das helle, gemütliche Zimmer ist möbliert mit einem Doppelbett und Schreibtisch. Ein riesiger Schiebeschrank im Gang bietet mehr als genug Platz für all deine Sachen. Im großen, heimeligen Wohnzimmer lässt es sich super entspannen, fernsehen, Musik hören, sporteln, etc. Auch die große Küche mit Esstisch ist perfekt zum gemeinsamen Kochen und Essen.
Für das möblierte Zimmer (Doppelbett, Matratze, Decke, Vorhänge, Sessel, Tisch, etc) gibt es eine einmalige Ablöse von 120€.
Die 365€ Miete inkludieren alle Betriebskosten (Gas, Strom, Internet, Versicherung, Wartungsgebühren) und einen 15€ Puffer. Das heißt, eigentlich wär die Miete 350€, aber durch die aktuellen Umstände und vor allem instabilen Gaspreise rechnen wir für jede/n einen kleinen Puffer ein, der am Ende des Jahres zurück gegeben wird, insofern er nicht benützt wurde.

The room's bright and cozy, and furnished with a double bed and a desk. There is also a giant wardrobe in the corridor for your clothes and other things you might need to store. The big and homely living room gives enough space for relaxing, watching movies, working out etc and the big kitchen is great for cooking and eating together.
For the furnished room (double bed, mattress, blanket, curtains, desk, chair, etc) there is a one time payment of 120€.
The 365€ of rent include all expenses (gas, electricity, internet, insurance, maintenance) and a 15€ buffer. That means rent would be 350€, but with the current economic instability, mostly in gas prices, we count a 15€ buffer for everyone per month. Everything that is not needed from the buffer will be returned by the end of the year.
Perfekte Lage mitten in der Innenstadt und gleichzeitig ruhig gelegen. Zum nächsten Supermarkt (Spar/Hofer) geht man 5 min, die beste Eisdiele der Stadt liegt 3 min entfernt, der beste Bäcker mit fluffigen Croissants ist direkt gegenüber. Die Bim Station ist ums Eck, wodurch man in 7 min am Bahnhof ist.

The location is great, the flat is in the middle of the center but still very quiet as it's hidden away from the big street. The next supermarket (in the shopping center Passage or Linzerie) is 5 min away, the best ice cream store of the city and the best bakery with fresh croissants right across the street. Public transport is 3 mins away, the tramway goes every 2 min and the connection to the train station is perfect and takes about 7 min.

- Ahmed, 29, Artificial Intelligence Masterstudent aus Ägypten.
In der WG wird hauptsächlich Englisch und Deutsch gesprochen, Emilia spricht zusätzlich fließend Spanisch und Ahmed Arabisch :)
Wir legen beide einen großen Stellenwert auf Sauberkeit in den Gemeinschaftsräumen, vor allem weil wir beide arbeiten.
Abends wird oft gemeinsam gekocht, gegessen und geplaudert. Uns ist beiden wichtig, dass wir keine Zweck-WG sind, sondern immer wieder etwas gemeinsam machen und vom Leben der anderen Personen mitkriegen. Jede/r zieht sich aber auch gerne mal zurück und hat seine/ihre Ruhe, die respektiert wird :)
Wir suchen nach einer Person, die diese Ansichten teilt und vorzugsweise langfristig einziehen will :)

The two flatmates are:
- Emilia, 26, austrian social worker,
- Ahmed, 29, an artificial intelligence master's student from Egypt. In the flat we mostly talk in English and German, Emilia is also fluent in Spanish and Ahmed in Arabic.
We both appreciate the common areas to be clean, especially because both of us are working.
In the evenings we regularly enjoy cooking and eating together. It is important to us to have a good connection with our flatmates and spend some time together. But of course, everyone likes to be to themselves sometimes and enjoy some alone time, which is highly respected :)
We are looking for someone who shares this way of being and co-living, and prefer someone to move in for long-term :)
Abgesehen von der Ablöse der Einrichtung des Zimmers, kommt eine Ablöse von 130€ für die restliche Ausstattung der Wohnung (sofa, Küchenutensilien, Mikrowelle, Toaster, Mixer, Geschirrspüler, Waschmaschine, etc) dazu. Das heißt, insgesamt 250€ (120€+130€) Ablöse für alles.

A part from the 120€ for the furniture in the room, there is a one time charge of 130€ for the whole furniture and equipment of the apartment (couch, kitchen equipment, microwave, toaster, blender, dish washer, washing machine, etc). In total it will be 250€ (120€+130€) all in all.
