The apartment is located directly on the Bismarckplatz in the Mainzer Neustadt and is therefore very well connected.
Tram and bus can be reached on foot in 2 minutes and drive under the week every 5-10 minutes.
Discounters are located directly on the other side of the intersection (approximately 5min walk), a large rewe with an associated beverage market is in immediate reach (approximately 10min walk).
The Rhine (about 8min to the customs port) is also within walking distance to various parks and green areas (about 2min Valenciapark, about 7min Goetheplatz, about 15min Hartenbergpark).
In the street you will find a pizzeria as well as an art gallery and a small café. In general, there is a wide range of bars, pubs, restaurants and cafés in Neustadt. The location offers the great advantage of being able to use this offer without being exposed to the associated noise.
The parking spaces in front of the house can be used with a residential parking card.

The apartment also includes a small basement compartment. Bicycles can be parked in the courtyard.

Die Wohnung liegt direkt am Bismarckplatz in der Mainzer Neustadt und ist dementsprechend sehr gut angebunden.
Tram und Bus sind zu Fuß in 2 Minuten zu erreichen und fahren unter der Woche alle 5-10 Minuten.
Discounter liegen direkt auf der anderen Seite der Kreuzung (ca. 5min zu Fuß), ein großer Rewe mit zugehörigem Getränkemarkt liegt in unmittelbarer Reichweite (ca. 10min zu Fuß).
Ebenfalls Fußläufig erreichbar sind der Rhein (ca. 8min zum Zollhafen) diverse Parks und Grünanlagen (ca. 2min Valenciapark, ca. 7min Goetheplatz, ca. 15min Hartenbergpark).
In der Straße selbst finden sich neben einer Pizzeria auch eine Kunstgalerie und ein kleines Café. Generell gibt es in der Neustadt bekannterweise ein großes Angebot an Bars, Kneipen, Restaurants und Cafés. Die Lage bietet den großen Vorteil dieses Angebot nutzen zu können, ohne dem dazugehörigen Lärm ausgesetzt zu sein.
Die Parkplätze vorm Haus können mit einem Anwohnerparkausweis genutzt werden.

Zur Wohnung gehört auch ein kleines Kellerabteil. Fahrräder können im Innenhof abgestellt werden.

Matilda and Simon are studying at JGU and Momme is working. Accordingly, all have a great understanding of the life situation of others and are used to take into account.
There are currently barely fixed structures of the WG life and we meet more spontaneously in the kitchen where we remain hanging during conversations than there are appointments like common games or cooking evenings. This does not mean that such evenings do not happen, we are not planning them long before.

Matilda und Simon studieren an der JGU und Momme ist berufstätig. Dementsprechend haben alle viel Verständnis für die Lebenssituation der anderen und sind es gewohnt Rücksicht zu nehmen.
Es gibt aktuell kaum feste Strukturen des WG-Lebens und wir treffen uns eher spontan in der Küche, wo wir bei Gesprächen hängen bleiben als dass es Termine wie gemeinsame Spiele- oder Kochabende gäbe. Das heißt aber nicht dass solche Abende nicht passieren, wir planen sie nur meist nicht lange voraus.
Da im Sommer ein weiterer Auszug ansteht gibt es aktuell etwas Bewegung was die Zusammensetzung anbelangt. Das bietet dir als zukünftige Hauptmieter*in aber auch die Möglichkeit neue Mitbewohner*innen auszusuchen und dementsprechend evtl. Freund*innen in die WG zu holen.
Es ist uns sehr wichtig dass du Weltoffen bist und andere Lebensentwürfe respektierst. Unsere WG bietet keinen Platz für Menschenfeindlichkeit!

Als zukünftige Hauptmieter*in bist du Ansprechpartner*in für die Hausverwaltung und übernimmst diverse Aufgaben, die du dir aber nach Absprache mit deinen Mitbewohner*innen teilen kannst.

At the apartment, it is an unsaned old building. This means it is a cozy and very atmospheric environment, but it is natural to note that they have been used as a WG for at least 30 years.
Any damage and deficiencies will be recorded during the handover by a protocol, so that you are insured against the house administration.
Since I was the main tenant, I can only give the room to people who are willing to take over them. That means you're 1. A completed self-determination (for this purpose, there are forms on the Internet) and evidence of salary for examination (living or salary billing, for students or trainees, as well as evidence of salary from parents or If you are invited and 2. the house administration should agree to take over certain tasks.
The latter sounds much more exhausting than it is in everyday life. As a main tenant, you are in charge of communication with the house administration and issue sub-rent contracts for your roommates. If necessary, you will run the WG account and make sure everything is running somehow. In my 9 years as the main tenant, however, I had never had problems with roommates or the house administration and my tasks were on average about 2-5 h a month.

Bei der Wohnung haltet es sich um einen unsanierten Altbau. Das bedeutet es ist eine gemütliche und sehr atmosphärische Umgebung, jedoch merkt man den Räumlichkeiten natürlich an, dass sie seit mindestens 30 Jahren als WG genutzt werden.
Eventuelle Schäden und Mängel werden bei der Übergabe durch ein Protokoll festgehalten, so dass ihr Gegenüber der Hausverwaltung abgesichert seid.
Da ich Hauptmieter war, kann ich das Zimmer nur an Menschen abgeben, die dazu bereit sind diese ebenfalls zu übernehmen. Das heißt für euch dass ihr 1. Eine ausgefüllte Selbstauskunft (dazu gibt es Vordrucke im Internet) und Gehaltsnachweise zur Prüfung (Lohn- oder Gehaltsabrechnung, bei Studierenden oder Azubis auch Gehaltsnachweise der Eltern bzw. Bürgschaftserklärung) parat haben solltet falls ihr eingeladen werdet und 2. sollte die Hausverwaltung der Übernahme zustimmen, gewisse Aufgaben übernehmen müsst.
Letzteres klingt aber deutlich anstrengender als es im Alltag ist. Als Hauptmieter*in bist du vor Allem für die Kommunikation mit der Hausverwaltung zuständig und stellst Untermietverträge für deine Mitbewohner*innen aus. Gegebenenfalls führst du das WG-Konto und sorgst dafür dass alles irgendwie läuft. In meinen 9 Jahren als Hauptmieter hatte ich allerdings nie Probleme mit Mitbewohner*innen oder der Hausverwaltung und meine Aufgaben nahmen durchschnittlich etwa 2-5h im Monat in Anspruch.
Ich werde dazu natürlich bei einer Besichtigung noch einmal mehr sagen und stehe euch gerne zur Verfügung, falls ihr in der ersten Zeit Fragen haben solltet.
