Ich gehe in meinem nächsten Semester ins Ausland. Deswegen biete ich mein Zimmer zur Untermiete an. Die anderen beiden Zimmer meiner Mitbewohner sind bereits untervermietet. Das Zimmer ist bereits einzugsbereit, also wenn du schon jetzt rein willst ist das kein Problem. Wenn du erst zum September rein willst ist das auch kein Problem.
Die Wohnung besitzt 3 Schlafzimmer:
Zimmer 1 ("Schlafen") mit 15qm, Zimmer 2 ("Kind") mit 15,8qm, Zimmer 3 ("Studio") mit 16,5qm inklusive Arbeitsbereich mit zusätzlichen 20qm (siehe Bilder). NUR DAS ZIMMER SCHLAFEN IST NOCH ZU VERMIETEN(Zimmer 1). Dies ist das Zimmer mit den schwarzen Möbeln.
Zusätzlich gibt es noch ein großes Wohnzimmer 30qm mit Ess- und Wohnbereich, ein Bad 13,9qm mit einem getrennten WC, Küche 21qm und das Herzstück die 20qm Dachterasse sowie 2 Abstellkammern.
Da einige Schrägen in den meisten Zimmern vorhanden sind, haben wir die Quadratmeter abgerundet. Ein Grundriss ist aber in den Fotos zu sehen. So könnt ihr beim nachrechnen also durchaus auf andere Zahlen kommen.
Die Zimmer sind ALLE MÖBILIERT. In deinem Zimmer sind dann ein Schrank, ein Schreibtisch mit Stuhl, ein 140x200cm Bett und eine Klimaanlage vorhanden. Zusätzlich gibt es noch einen Kellerbereich also könnten einzelne Möbel, die ihr mitbringt abgestellt oder ausgetauscht werden.

I am going abroad in my next semester. That's why I'm offering my room for sublet. The other two rooms of my roommates are already sublet. The room is already move-in ready, so if you want to get in earlier it's no problem. If you want to move in in september thats also not a problem.
The apartment has 3 bedrooms:
Room 1 ("sleeping") with 15sqm, Room 2 ("child") with 15,8sqm, Room 3 ("studio") with 16,5sqm including working area with additional 20sqm (see pictures). ONLY THE ROOM SLEEPING IS STILL FOR RENT (Zimmer 1). This is the room with the black furniture.
In addition, there is a large living room 30sqm with dining and living area, a bathroom 13.9sqm with a separate toilet, kitchen 21sqm and the centerpiece the 20sqm roof terrace and 2 storage rooms.
Since there are some slopes in most rooms, we have rounded off the square meters. A floor plan can be seen in the photos. So you can come when recalculating so quite different numbers.
The rooms are ALL FURNISHED. In your room there is a closet, a desk with chair, a 140x200cm bed and an AC. In addition, there is a basement area so individual furniture that you bring with you could be parked or exchanged.
Die Wohnung liegt in unmittelbarer Nähe (1 min) zum Marktplatz in einer Nebenstraße direkt neben dem Café Vienna. Also in exzellenter Lage.
Man läuft jeweils 5 Min zum Neckar und in die andere Richtung zum Paradeplatz.
Uni Mannheim: 12 min zu Fuß, 5 mit Fahrrad, 5 mit Bahn
HBF: 7min mit Bahn
ÖNV: Die Linien 1,3,5 und noch viel mehr fahren vom Marktplatz ab. Man läuft 1 Minute zur Haltestelle. Der Paradeplatz bietet dann die Haltestellen die es nicht am Marktplatz gibt. Wenn man 5 Minuten zur Akademiestraße läuft fahren von dort aus auch noch einige Buslinien.
Lebensmittel: LIDL 1Min, DM T1 und Q6, REWE S6, Q6 beide 5 min entfernt, ALDI 3 Min entfernt, zusätzlich gibt es noch zahlreiche kleinere Lebensmittelmärkte in der Umgebung Bsp. Afrikanischer Supermarkt, Asiatischer Supermarkt beide 2 Min entfernt.
Auf dem anliegenden Marktplatz gibt es einen wöchentlichen Markt so wie viele Restaurants etc.
Shopping: Einige Kleidungsgeschäfte gibt es hier auch beim Marktplatz. Die Planken sind jedoch nicht weit entfernt und bieten dann doch noch mehr Auswahl (H&M, ZARA, Engelhorn...)
Restaurants: Es gibt zahlreiche Restaurants in der Umgebung u.a. MaWraps, Domschenke,J amys Burger, Café Vienna, Selman Döner
Bars: u.a. Destille Nr.13, Whistle, Barrios
Sport und Freizeit: Neckar, Fitness First (Q6,7), Herschel Bad,...
Sonstiges: Parkhaus am Marktplatz und Herschel Platz

The flat is located in the immediate vicinity (1 min) of the market square in a side street directly next to Café Vienna. So Its in one of the best places to live in Mannheim.
You walk 5 min to the Neckar and in the other direction to the Paradeplatz.
University of Mannheim: 12 min by foot, 5 min by bike, 5 min by train.
Main station: 7min by train
Public transport: Lines 1,3,5 and many more leave from Marktplatz. You walk 1 minute to the stop. Paradeplatz then offers the stops that are not available at Marktplatz. If you walk 5 minutes to Akademiestraße, there are also several bus lines from there.
Groceries: LIDL 1min, DM T1 and Q6, REWE S6, Q6 both 5min away, ALDI 3min away, in addition there are numerous smaller grocery stores in the area e.g. African supermarket, Asian supermarket both 2min away.
On the adjacent market place there is a weekly market as well as many restaurants etc.
Shopping: There are also some clothing shops near the market place. However, the Planken are not far away and offer even more choice (H&M, ZARA, Engelhorn...).
Restaurants: There are numerous restaurants in the area, including MaWraps, Domschenke, J amys Burger, Café Vienna, Selman Döner.
Bars: Distille No.13, Whistle, Barrios, among others

Vor allem die Dachterrasse bietet einen wunderschönen Ort zum entspannen im belebten Mannheim. Sie bietet einen ruhigen und grünen Rückzugsort. Die Pflanzen müssen dank automatisiertem Bewässerungssystem nicht gegossen werden.
Auch das Wohnzimmer ist super um seine Mitbewohner und Kommilitonen zu treffen. Wii, Dartsscheibe und Putting Green bieten genug Gelegenheit zum Abschalten während des Semesters und vor allem der Klausurenphase.
Das langgezogene Bad bietet eine gute Gelegenheit den Bierpong Tisch aufzustellen, wenn es draußen mal zu kalt ist.

The roof terrace in particular offers a wonderful place to relax in bustling Mannheim. It offers a quiet and green retreat. The plants do not need to be watered thanks to the automated watering system.
The living room is also great for meeting your roommates and fellow students. The Wii, darts board and putting green offer enough opportunity to unwind during the semester and especially the exam period.
The long bathroom is a good place to set up the beer pong table when it's too cold outside.
Im Haus leben viele Studenten, so dass es nie Lautstärke Beschwerden gab. Gleichzeitig ist es aber auch leise für eine Stadt vor allem in Richtung des Innenhofs. Der Innenhof bietet die Möglichkeit Fahrräder abzustellen. Wir haben uns bereits um alles gekümmert das heißt Strom, Gas, Wasser, Internet ist in den Nebenkosten enthalten.

Many students live in the house, so there were never any noise complaints, but it is still quiet for a city especially in the rooms facing the courtyard . The courtyard offers the possibility to park bicycles. We have already taken care of everything, which means that electricity, ga, water and WIFI are included in the service charges.
