Vollmöbliertes ruhiges Zimmer in sehr gepflegtem Wohnhaus mit parkähnlicher Gartenanlage (kann mitbenutzt werden!) im Rahmen einer WG - ohne Maklerprovision - für 320.-€ Warmmiete inkl. Nebenkosten und Strom ab sofort zu mieten.
Das Zimmer hat zwar selbst nur 15 qm. Das Esszimmer (Aufenthaltsraum) hat dagegen ca. 13qm, die voll eingerichtete Küche (mit Geschirr) hat 7qm. Es gibt einen kleinen Flur mit 3qm und ein separates WC mit 1.5qm, dazu kommt eine barrierefreie Dusche mit 3qm.
Der pro Person gerechnete Wohnraum wäre also ca. 24qm . 15+(13+7+3+1.5+3)/3
Bei Abschluss des Mietvertrages sind eine Monatsmiete (320.-€) und eine Kaution (ebenfalls 320.-€) in bar zu entrichten. Danach erfolgen alle weiteren monatlichen Zahlungen per Dauerauftrag auf das Konto des Vermieters.

The room itself has only 15 square meters. The dining room (lounge), on the other hand, has approx. 13sqm, the fully equipped kitchen (with dishes) has 7sqm. There is a small hall with 3sqm and a separate toilet with 1.5sqm, plus a barrier-free shower with 3sqm.
The living space calculated per person would therefore be 24sqm. 15+ (13+7+3+1.5+3)/3
At the conclusion of the rental contract, a monthly rent (320.- €) and a deposit (also 320.- €) are payable in cash. After that, all further monthly payments are made to the landlord's account by standing order.

Das Wohngebäude liegt nicht weit von der Straßenbahn Linie 1. Sie fährt alle 10 Minuten. Die Fahrzeit bis zur Hochschule beträgt ca. 15 Minuten, zur Uni (Schloss) sind es etwa 25 Minuten. Der Bahnhof für die S-Bahn zum Hauptbahnhof ist in 5 Minuten zu erreichen. Hinter dem Haus erstreckt sich ein Waldgebiet. Für Jogger ein ideales Terrain. Autoparkplätze sind vor dem Haus und in der näheren Umgebung. Ein Fahrrad-Abstellplatz befindet sich direkt neben dem Haus. Zum nächstgelegenen Discounter (Lidl) sind es zu Fuß etwa 15 Minute. Mit der Straßenbahn erreicht man schnell "Rewe", "Rossmann" im Zentrum von Rheinau (2 Haltestellen).
Interessant ist Wohnung auch für Pendler mit dem Auto, welche schnell über die Autobahn zu ihrer Arbeitsstelle (z.B. SAP) gelangen müssen. Die nächste Autobahnauffahrt ist Schwetzingen und in etwa 5 Autominuten zu erreichen. In deren Nähe gelegen ist auch "Real", "Aldi" und "Hornbach" bzw. "Höffner".
The residential building is not far from tram line 1. It runs every 10 minutes. The journey time to the "Hochschule" is approx. 15 minutes, to the university (castle) approx. 25 minutes. The train station for the S-Bahn to the main station can be reached in 5 minutes. There is a forest area behind the house. An ideal terrain for joggers. Car parking spaces are in front of the house and in the surrounding area. A bicycle parking space is right next to the house. The nearest discounter (Lidl) is about 15 minutes away on foot. With the tram you can quickly reach "Rewe", "Rossmann" in the center of Rheinau (2 stops).
The apartment is also interesting for commuters by car, who have to get quickly to their place of work (e.g. SAP) via the motorway. The next freeway entrance is Schwetzingen and can be reached in about 5 minutes by car. Nearby are also "Real", "Aldi" and "Hornbach" or "Höffner".
Der Hauseigentümer möchte den von der WG genutzten Gemeinschaftsraum als Durchgang zu seinen privaten Räumen nutzen. Die Waschmaschine/Trockner im Waschkeller kann gegen Gebühr mitbenutzt werden (3.-€ pro Waschgang plus 2.-€ für 1x Trocknen). Hinzu kommen noch 20.-€ für Internet (1000mbits) und gesetztliche Rundfunkgebühren.

The washing machine / dryer in the laundry room can be used for a fee (3.- € per wash cycle plus 2.- € for 1x drying). In addition, there is an additional € 20 for Internet flat rate and statutory broadcasting fees.
Das Wohngebäude wird vom Vermieter selbst mit bewohnt. Im Dachgeschoss (2. OG) wohnen weitere drei weitere Personen in einer separaten WG. Die Souterrainwohnung wird ebenfalls von einem ruhigen Mieter bewohnt. Man ist an ein ruhiges und freundliches Miteinander gewöhnt. Dabei sollte es auch bleiben. Wer studiert braucht Ruhe zum Lernen!
The owner himself lives in the same residential building. In the attic (3nd floor) another three persons live in a separate shared apartment. The basement apartment is also occupied by a quiet tenant. We are used to a quiet and friendly relationship. It should stay that way. Those who study need rest to study!
