Das zu vermietende Zimmer sind auf dem Lageplan Blau markiert, die Gemeinschaftsflächen hellbraun, belegt sind grün und grau.
Das Zimmer bestehen aus einem 13qm großem Raum, der überwiegend möbliert vermietet wird, dazu gehören insbesondere komplettes Bett und diverser Stauraum (s. Bilder).
Die Einbauküche von 2018 ist hochwertig und kochfertig ausgestattet, lediglich die Lebensmittel fehlen. Februar 22 wurde ein neuer Induktionsherd eingebaut.
Im Flur befinden sich eine Garderobe sowie ein Schuhregal. Im Bereich zwischen Flur und Bad ist eine Waschmaschine untergebracht.
Zudem gibt es einen Abstellraum im Keller mit 5,2 qm, hier befindet sich ein Wäschetrockner sowie ein gutes Werkzeugarsenal.

The room to be rented is marked blue on the room plan (picture 2), the common areas are brown, occupied are grey and green.
The room consists of a 13 square metres, which is mainly furnished, including in particular a complete bed and various storage space (this furniture is part of the rent).
The fitted kitchen from 2018 is of high quality and ready to cook, only the food is missing. A new induction cooker was installed 2022.
In the hallway there is a wardrobe and a shoe rack. There is a washing machine in the area between the hallway and bathroom.
There is also a storage room in the basement with 5.2 square metres, where there is a tumble dryer and a good arsenal of tools.

Die Wohnung liegt in einer ruhigen Wohngegend, ohne abgelegen zu sein. Wenige hundert Meter nördlich befindet sich ein ausgedehntes Waldstück, das sich gut für ruhige Spaziergänge eignet (sowie zum Verlaufen, selbst getestet). Mehrere Wirtshäuser sind ebenfalls nahe gelegen.
Etwas weiter entfernt befinden sich Olympiapark, Westfriedhof, Schloss Nymphenburg und Schloss Blutenburg.
Verkehrsanbindung:
Die Wohnung ist mit dem Auto über ihre Nähe zur Allacher Straße gut erreichbar. Darüber lässt sich die Dachauer Straße und somit die A99 sehr schnell erreichen.
Ein Parkplatz fürs Auto findet sich in den umliegenden Straßen; ein eigener Parkplatz ist nicht vorhanden. Eine Ladestation für E-Autos befindet sich zwei Straßenecken weiter; in 3 Geh-Minuten.
Zu Fuß schnell erreichbar sind die Bus-Haltestellen Korbinian-Beer-Straße und Gruithuisenstraße mit den Linien 162 und 163. Es liegen zudem drei Bahnhöfe in der Nähe:
Bahnhof Untermenzing: 1,2 km, d.h. 15 Fuß- oder 5 Rad-Minuten.
Bahnhof Allach: 1,6 km, d.h. 20 Fuß- oder 5Rad-Minuten.
Bahnhof Moosach: 3 km, d.h. 35 Fuß-, 10 Rad- oder 15 Öffentlichen-Minuten.
Einkaufsmöglichkeiten:
Ein Norma, Friseur, Edeka, Apotheke, Eier-Automat sowie DHL-Paketshop sind in unter 10 Fußminuten erreichbar. Ein weiterer Edeka, Hermes-Paketshop sowie Hausärzte sind kaum weiter entfernt.
2 km ( 7 Radminuten) entfernt sind ein Toom Baumarkt, Fitnesscenter, Rewe, ein weiterer DHL Paketshop sowie ein Amazon Locker.
Um den Bahnhof Allach sind ein Aldi, Rewe, Lidl, Edeka Center, das Ever.s Einkaufszentrum, eine Zweigstelle der Münchner Volkshochschule sowie viele weitere Geschäfte angesiedelt.
Um den Bahnhof Moosach befinden sich ein unter anderem ein Kaufland, Aldi, Edeka, ein Laden für türkische & südländische Spezialitäten, etliche Ärzte sowie weitere Geschäfte.

The flat is located in a quiet residential area without being remote. A few hundred metres to the north is an extensive wooded area, which is ideal for quiet walks (as well as for getting lost, tested by yourself). There are also several pubs nearby.
A little further away are the Olympic Park, Westfriedhof cemetery, Nymphenburg Palace and Blutenburg Palace.
Transport connections:
The flat is easily accessible by car due to its proximity to Allacher Straße. Dachauer Straße and thus the A99 motorway can be reached very quickly from here.
Cars can park in the surrounding streets; the apartment does not have its own parking space. A charging station for electric cars is located two street corners away; a 3-minute walk.
The bus stops Korbinian-Beer-Straße and Gruithuisenstraße with lines 162 and 163 are within easy walking distance. There are also three railway stations nearby:
Untermenzing train station: 1.2 km, i.e. 15 minutes on foot or 5 minutes by bike.
Allach train station: 1.6 km, i.e. 20 minutes on foot or 5 minutes by bike.
Moosach train station: 3 km, i.e. 35 minutes on foot, 10 minutes by bike or 15 minutes by public transport.
Shopping facilities:
A Norma, hairdresser, Edeka, pharmacy, egg vending machine and DHL parcel shop are less than 10 minutes' walk away. Another Edeka, Hermes parcel shop and doctors are just a short distance away.
A Toom DIY store, fitness centre, Rewe, another DHL parcel shop and an Amazon Locker are 2 km (7 minutes by bike) away.
Around Allach station there is an Aldi, Rewe, Lidl, Edeka Center, the Ever.s shopping centre, a branch of the Munich adult education centre and many other shops.
Around Moosach station there is a Kaufland, Aldi, Edeka, a shop for Turkish and Mediterranean specialities, a number of doctors and other shops.

Zu mir:
Ich bin Vollzeit berufstätig, Vater (Kind 3J) und studiere an einer Fernuni. Folglich ist meine freie Zeit sehr eingeschränkt. Die meisten Wochenenden sowie den ein oder anderen Abend verbringe ich bei Freundin und Kind, die ebenfalls in München wohnen. Es ist nicht angedacht, dass das Kind in die Wohnung kommt.
Mein Terminkalender ist folglich gut gefüllt. Dennoch bleibt immer wieder Zeit für ein Gespräch und gegenseitige Hilfe.
Zu meinen Hobbys gehören Lesen, Lachen, Spielen. Ich lese gern Belletristik, komme aber nur selten dazu. An Spielen mag ich Brettspiele (u.a. Schach) sowie Pen and Paper. Ich erwarte jedoch nicht, dass Du diese Hobbys teilst.
Zum Mitbewohner:
Meine Mitbewohnerin ist eine ruhige Studentin die noch Deutsch lernt, jedoch sehr gutes Englisch spricht. Entsprechend sind einfache Englischkenntnisse Voraussetzung.

About me:
I work full-time, have a 3 year old child and study at a online university. As a result, my free time is very limited. I spend most weekends and the some evenings with my girlfriend and child, who also live in Munich. There are no plans for the child to come to the flat.
My diary is therefore very full. Nevertheless, there is always time for a chat and mutual help.
My hobbies include reading, laughing and playing. I like reading fiction, but rarely get round to it. My favourite games are board games (e.g. chess) and pen and paper. However, I don't expect you to share these hobbies.
About our flatmate:
My flatmate is a quiet student who is still learning German but speaks very good English. Accordingly, a basic knowledge of English is a prerequisite. (Yea, if you can read this, you'll be fine!)
