wir sind eine 6er/8er-WG in Laim und suchen eine*n neue*n Mitbewohner*in, da unsere Mitbewohnerin aufgrund eines Jobwechsel die Stadt verlässt.
Das Haus ist eine Doppelhaushälfte, in der in den unteren beiden Stockwerken und im Keller eine 6er-WG auf 180 m² wohnt, mit einer weiteren 2er-WG in einer Dachgeschosswohnung. Fotos sind unten im Dokument.
Wir 8 sind eine harmonische Hausgemeinschaft und wohnen zum Teil schon ein paar Jahre hier. Daher würden wir uns über eine*n gesellige*n Mitbewohner*in freuen, der/die auch Lust hat, in einer größeren WG zu wohnen.
Es wird ein teilmöbliertes Zimmer im Keller mit zwei großen Fenstern frei. Das Zimmer hat einen Schreibtisch, Regal, Bett, Kleiderschrank, Kommode, Sessel und sogar ein eigenes Waschbecken. Mit ca. 21 qm hat man genügend Platz, um eine kleine Runde Yoga zu machen oder anderen Hobbies nachzugehen.
Es gibt ein Gemeinschaftswohnzimmer, eine große Küche, Speisekammer, Waschküche mit Waschmaschine, ein großes Bad (ca. 14m²) mit Dusche und Badewanne und zwei separate Toiletten. Das Haus ist etwas rumpelig, hat aber viel 70er-Jahre-Charme.
Es gibt eine Garage für Fahrräder und einen schönen Garten mit Laube, Grill und Feuerschale.

We are a house share with 6/8 people in Laim and are looking for a new flatmate, because our current flatmate is leaving the city due to a new job.
The house is a semi-detached house with one house share with 6 people (180 m²) on the lower two floors and in the basement, and another house share with 2 people in an apartment on the top floor. (pictures below the text)
The eight of us are a harmonious group and some of us have been living here for a few years. Therefore, we are hoping to find a social flatmate who enjoys living in a larger house share like ours.
There is one semi-furnished room in the basement with two large windows available. In the room there are a desk, a cupboard, a bed, a wardrobe, a dresser, armchairs and even your own sink. With ca. 21 sqm you have enough space for a little yoga session or other hobbies.
There is a common living room, a large kitchen, pantry, laundry room with washing machine, a large bathroom (about 14m²) with shower and bathtub, and two separate toilets. The house is a bit rough around the edges but has a lot of 70’s charme.
There is a garage for bicycles and a nice garden with arbour, barbecue and fire bowl.

Mit dem Radl kommt man durch den schönen Westpark und über die Theresienwiese innerhalb von 20-25 Minuten in die Innenstadt. Zur U5 sind es 5 Fußminuten, zum Bus 3 Fußminuten. Beste Einkaufsmöglichkeiten am Laimer Platz (Rewe, Penny, Edeka, Vitalia-Bioladen, diverse Bäcker alle max. 10 Fußminuten entfernt). Keine Durchgangsstraße, also sehr ruhig. Zum Hauptbahnhof sind es mit der U5 8 Minuten.

By bike you can reach the city centre (Innenstadt) through the beautiful Westpark and across Theresienwiese within 20-25 minutes. It’s 5 minutes on foot to reach U5 (then 8 minutes on the U-Bahn to reach main station), 3 minutes to go to the bus station. There’s plenty of shopping at Laimer Platz (Rewe, Penny, Edeka, Vitalia-Bioladen, various bakeries all max. 10 minutes on foot away). Our road is not a through road, so very quiet.

Wir sind eine Gruppe Berufstätiger zwischen 26 – 33 Jahren, die in ganz unterschiedlichen Bereichen arbeiten und aus unterschiedlichsten Ecken der Welt kommen: ein Sozialwissenschaftler im Theaterbereich am Goethe-Institut, eine Gesundheitswissenschaftlerin, die an der LMU forscht, ein Trainee in der IT/Automobilindustrie, eine Architektin, eine Datenwissenschaftlerin, ein Master-Studi und ein Braumeister. Wir sind wegen unserer Jobs und Hobbies viel unterwegs, aber bei so vielen Leuten ist eigentlich immer abends jemand da, um ein Feierabendgetränk zu trinken oder in der Laube in der Sonne zu sitzen und zu quatschen. Wir versuchen, alle zwei Wochen ein gemeinsames WG-Essen mit allen zu veranstalten und organisieren ab und zu kleine Grillpartys oder Abende an der Feuerschale mit Freund*innen. Wir sind alle weltoffen, kochen viel vegetarisch und sind auf dem Fahrrad unterwegs und freuen uns über offene Menschen, die sich ein Zusammenleben in unserem großen Haus gut vorstellen können.
Wegen der Größe des Hauses geben wir uns alle Mühe, die gemeinschaftlichen Räume in sauberem Zustand zu halten. Aktuell kommt einmal wöchentlich eine Putzkraft (40 € im Monat pro Person extra), um die Gemeinschaftsräume zu reinigen; wir könnten uns aber auch vorstellen, stattdessen einen Putzplan einzurichten.

We are a group of professionals between 28 - 33 years old, working in very different fields and coming from very different corners of the world: a social scientist working in the theater department at the Goethe Institute, a health scientist doing research at the LMU, a trainee in the IT/automotive industry, an architect, a data scientist, a master student and a brew master. We travel a lot because of our jobs and hobbies, but with so many people, there's usually someone around in the evening to have an after-work drink or sit in the sun and chat. We try to have a communal WG meal with everyone every two weeks and occasionally organize small barbecues or evenings by the fire bowl with friends. We are all cosmopolitan, cook a lot of vegetarian food and are out and about on our bikes. We are happy to meet open-minded people who can imagine living together in our big house. The phrase "cleanliness is important to us" also applies to us as we try and keep things very clean given the large number of people. Currently, a cleaner comes once a week to clean the common rooms (for an additional 40€ per month per person), but we can also decide to do this ourselves in the future.

Wir zahlen eine Mietpauschale an die Vermieter und haben alle einzelne Mietverträge. Die Nebenkosten für 2023 wurden kürzlich neu berechnet, bevor die Gas- und Strompreisdeckelung besprochen wurde, sodass die Nebenkostenpreise aktuell ziemlich hoch sind. Die Vermieter haben uns jedoch versprochen, dass sie nach der Verabschiedung der Gas- und Strompreisdeckel die Gas- und Stromkosten nochmal neu berechnen. Wir hoffen, dass sich dadurch die Gesamtmiete wieder um etwa 50 € reduziert. Der aktuelle Vertrag unserer Mitbewohnerin geht bis Ende Juli 2023, da Renovierungen geplant waren. Da diese aber verschoben werden müssen, kann das Zimmer bis mindestens Ende Mai 2024 gemietet werden. Im September 2023 werden für 6-8 Wochen Dacharbeiten stattfinden, von denen wir außer Lärm nicht weiter betroffen sind. In dem Zeitraum wird es definitiv eine Mietminderung geben.

We pay a Mietpauschale, a flat price for our rooms, to the landlords. They calculated the energy for next year before the price caps for gas and electricity were agreed on, which is why the energy and electricity cost is currently quite high. They have told us that they will re-calculate the energy and electricity costs when the legislation regarding the caps is finalised and re-adjust the rent. We are quite confident that they will do this and hope that this will reduce the rent by 50 €. The current contract of our flatmate runs until the end of July 2023 because renovations were planned. Because they're now postponed the room is available at least till the end of May 2024. In September 2023 there will be some roof work for 6-8 weeks from which we are not affected other than noise. There will be a rent reduction during this period.
