The room is about 14 m^2 big, window faces north to the back yard, so usually it’s going to be quite (there might be some party noises from the students accommodation nearby but normally they’re quite, sometimes they invite people from the nearby district to join them:))
Wooden floor, furnished with a big study table, a closet, a big shelf, a smaller shelf, a bed(140x200cm) with mattress, a night table, one chair. There will be a transfer fee for those furnitures, and the total will be 700€(can be discussed)
For 790 Euro is everything included, electricity, heating, water, internet, Rundfunkbeitrag.
There ist a transfer cost for all the furnitures that are described above. But I've been discussing with the landlord maybe he'll buy part of them so that there wont be tooo much cost for you. And of course if you don't want to take over some of them we can discuss which ones I'll sell you.
The landlord would prefer someone who’d lien to rent for more than 9 months, and my roommates who remain to stay here would also like people that would like to stay for longer term.

Das Zimmer ist ungefähr 14 Quadratmeter groß. Das Fenster richtet nach Norden also in den Innenhof deshalb ist es normalerweise super ruhig (es gibt aber manchmal Partys von der Studentenwohnung gegenüber der Gasse im Innenhof, die laden aber auch Leute in der Nähe ein und meistens sind sie auch super ruhig)
Das Zimmer hat Holzboden, ist ausgestattet mit einem großen Schreibtisch, einen Kleidungsschrank, ein großes Bücherregal, ein kleines Bücherregal, ein Bett(140x200cm) mit Matratze, einem Nachttisch und einem Stuhl.
Die Kosten fürs Ablösen beträgt ungefähr 700€ aber können nach Anfrage nochmal diskutiert werden
Für alle oben beschriebenen Möbel fallen Ablösungskosten an. Aber ich habe mit dem Vermieter darüber gesprochen, ob er vielleicht einen Teil davon kauft, damit es nicht zu viele Kosten für dich gibt. Und wenn du einige von ihnen nicht übernehmen möchtest, können wir natürlich besprechen, welche ich dir verkaufen werde.
Der Vermieter bevorzugt eine*n, der/die die Wohnung für mehr als 9 Monate mieten würde. Und für alle meine Mitbewohnerin, die hier bleiben, sind auch wichtig dass du nach keiner Zweck-WG suchst und lieber langfristig bleiben.

Sharon(19yo) from Düsseldorf studies mechanical engineering at TUM and speaks fluent German and English. She’s a friendly person who likes to cook and share food with roommates(actually we all like to share food with each other:))) she enjoys her free time with friends shopping and hang out a bit in the club. Luming(25yo) is from China doing her bioinformatics PhD at LUM. She started photographing recently and would like to have a friend that joins her or would like to be her model;) we used to go hiking a lot in the mountains and enjoy the cinematic views of the alps in the south.
She began to learn German not long ago and loves to talk with people from different cultures and countries.
Unfortunately me and my other roommate is moving out so we are looking for one person that would like to take my room（so there's actually another one free）, it’s good if you are tidy and willing to join activities with the other roommates. But of course your personal space is also important for us so you can always stay in your room If you like:)

Sharon (19 Jahre) aus Düsseldorf studiert Maschinenbau an der TUM und spricht fließend Deutsch und Englisch. Sie ist eine freundliche Person, die gerne kocht und Essen mit Mitbewohnern teilt (eigentlich teilen wir alle gerne Essen miteinander:))) Sie genießt ihre Freizeit mit Freunden beim Shoppen und hängt ein bisschen im Club ab. Sie unternimmt und probiert gerne neue Sachen gemeinsam mit anderen Mitbewohnern und würde sich über ein harmonisches WG-Leben sehr freuen
Luming (25 Jahre) kommt aus China und promoviert an der LUM in Bioinformatik. Sie hat vor kurzem angefangen zu fotografieren und hätte gerne eine Freundin/ einen Freund, die/der sich ihr anschließt oder ihr Model sein möchte ;) Früher sind wir viel in den Bergen gewandert und haben die grandiose Ausblicke auf die Alpen im Süden genossen.
Sie hat vor kurzem angefangen, Deutsch zu lernen und liebt es, sich mit Menschen aus anderen Kulturen und Ländern zu unterhalten.
Leider ziehen mein anderer Mitbewohner und ich aus, deshalb suchen wir eine Person, die mein Zimmer übernehmen möchte(gibts zusätzlich noch ein Zimmer frei). Es wäre super, wenn du ordentlich bist und bereit bist, sich mit den anderen Mitbewohnern zusammen etwas zu unternehmen. Aber natürlich ist uns auch dein persönlicher Freiraum wichtig, damit du immer in deinem Zimmer bleiben können, wenn du möchtest:)

Du solltest zusätzlich 1-2 Termine vorschlagen, wann du es am frühestens zur Wohnungsbesichtigung (bzw. zur Online-Besichtigung) schaffen kannst.
