Zur Wohnung gehört eine moderne Küche mit Spülmaschine, Induktionsherd und Backofen, eine geräumiges Wohnzimmer mit Couch, Esstisch und Fernseher und ein großer Süd-Balkon auf dem wir auch Gemüse anbauen. In der Wohnung gibt es zwei Badezimmer, die sich je zwei Personen teilen. In einem der Badezimmer befindet sich eine neue Waschmaschine, die von allen in der Wohnung benutzt wird. Dazu gibt es noch einen Fahrradkeller, ein Kellerabteil und eine Abstellkammer in der Wohnung. Das Gebäude wurde 2015 errichtet und ist somit in einem sehr guten Zustand. Bis auf die Küche ist in der ganzen Wohnung Parkett mit Fußbodenheizung verlegt.
Das Zimmer ist 14qm groß und ist durch die Ausrichtung nach Süden und die beiden großen Fenster sehr gut beleuchtet, falls es im Sommer zu viel wird mit der Sonne, gibts einen Rolladen. Ruhig ist es ebenfalls, die Fenster zum Innenhof gerichtet sind. Das Zimmer wird unmöbliert vermietet.

The apartment includes a modern kitchen with dishwasher, induction stove and oven, a spacious living room with couch, dining table and TV and a large south-facing balcony where we also grow vegetables. In the apartment there are two bathrooms, each shared by two people. In one of the bathrooms there is a new washing machine, which is used by everyone in the apartment. In addition, there is a bicycle cellar, a cellar compartment and a storage room in the apartment. The building was built in 2015, so it is in very good condition. Except for the kitchen, there is parquet flooring in the whole apartment.
The room is 14sqm and is very well lit by the orientation to the south and the two large windows, if it is too much with the sun in summer, there is a shutter. It is also quiet, the windows are directed to the courtyard. The room is rented unfurnished.
Die Wohnung liegt auf dem ehemaligen AGFA-Gelände in Obergiesing. U2-Silberhornstraße, U1-Wettersteinplatz und die Translation an der Tegernseerlandstraße sind alle innerhalb von 10 Minuten erreichbar. Zudem fährt die Buslinie 54 fast direkt vor der Haustüre ab. Mit dem Auto bist außerdem sehr schnell auf der A8 sowie auf der A95.
Mit dem Fahrrad sind es 10 Minuten zum Flacher an der Isar und zum Perlacher Forst.
Rewe und Netto sind rund zwei Minuten entfernt und zur Silberhornstraße, wo es DM, Post, Bars und Restaurants gibt, sind es ca. zehn Minuten.

The apartment is located on the former AGFA site in Obergiesing. U2-Silberhornstraße, U1-Wettersteinplatz and Translation on Tegernseerlandstraße are all within 10 minutes. In addition, bus line 54 departs almost directly from the front door. By car you are also very quickly on the A8 as well as on the A95.
By bike it is 10 minutes to the Flacher an der Isar and Perlacher Forst.
Rewe and Netto are about two minutes away and to Silberhornstraße, where there are DM, post office, bars and restaurants, it is about ten minutes.
In der WG leben vier Menschen, deine Mitbewohner wären Sofia, Victor und Ander.
Sofia ist Anfang Dreißig und kommt aus Burgos in Spanien. Sie arbeitet als Softwaredeveloperin, war jedoch ursprünglich mal Köchin, aus dieser Zeit hat sich die Leidenschaft für gutes Essen sowie ein kleiner YouTube-Kanal mit Rezepten gehalten. In ihrer Freizeit geht sie gerne Tanzen, Fahrradfahren und lernt fleißig Deutsch.
Victor ist Ende Zwanzig und arbeitet gerade an seiner Doktorarbeit. Als passionierter Kletterer verbringt er viel Zeit in der Kletterhalle oder auf der Suche nach einem neuen Projekt in den Felswänden Oberbayerns. Ursprünglich kommt er aus Paris, aber als Halb-Österreicher kann er auch einen sehr guten Kaiserschmarren kochen.
Ander ist in seiner Freizeit am liebsten an der frischen Luft mit einer Vorliebe zum Bergsteigen, Skitourengehen, Klettern und Joggen oder im Winter auch Eisbaden. Daneben ist der der Gärtner der WG und freut sich über jede gewachsene Tomate auf dem Balkon. Ander ist ebenfalls Anfang Dreißig und kommt aus Bilbao in Spanien. Er ist Ingenieur.
Wir sind eine entspannte WG, die viel Wert auf Harmonie und Humor legt. Das WG-Leben findet zum Großteil nach Feierabend zwischen Küche und Balkon beim Kochen und Essen statt. Gemeinsame Unternehmungen sind ebenso willkommen. Wir sprechen Deutsch und Englisch in der WG.
Es gibt eine Putzplan mit wöchentlicher Rotation.

There are four people living in the shared apartment, your roommates would be Sofia, Victor and Ander.
Sofia is in her early thirties and comes from Burgos in Spain. She works as a software developer, but originally used to be a cook, from that time she has kept a passion for good food as well as a small YouTube channel with recipes. In her free time she enjoys dancing, cycling and learning German.
Victor is in his late twenties and is currently working on his PhD. A passionate climber, he spends a lot of time in the climbing gym or looking for a new project in the rock faces of Upper Bavaria. Originally he comes from Paris, but as a half-Austrian he can also cook a very good Kaiserschmarren.
Ander prefers to spend his free time in the fresh air, with a penchant for mountaineering, ski touring, climbing and jogging, or ice bathing in winter. Besides that he is the gardener of the flat-sharing community and is happy about every grown tomato on the balcony. Ander is also in his early thirties and comes from Bilbao in Spain. He is an engineer.
We are a relaxed flat-sharing community that places a lot of value on harmony and humor. Most of the WG life takes place after work between the kitchen and the balcony while cooking and eating. Joint activities are also welcome. We speak German and English in the WG.
There is a cleaning schedule with weekly rotation.
Die Miete beträgt rund 690€ und beinhaltet Heizung, Wasser und Strom, GEZ und Internet kommen aber noch dazu.
