Das zu vermietende Zimmer befindet sich in einem renovierten Altbau mit hohen Decken, ist ca. 23 m2 groß und hat zwei nach Westen ausgerichtete Fenster, sodass die Abendsonne durch die vor dem Haus befindlichen Bäume ins Zimmer fällt. Im Zimmer befinden sich derzeit ein Schrank, ein 1,40 m breites Bett und ein Schreibtisch, die natürlich während der Zwischenmiete benutzt werden können - ansonsten ist für mitgebrachte Möbelstücke sehr viel Platz vorhanden. **Einige der aktuell auf den Bildern zu sehenden Deko sowie das Kallax/Kleiderständer werden allerdings nicht mitvermietet!**
Die Wohnung hat, neben den zwei weiteren WG-Zimmern, eine geräumige Küche mit ausziehbarem Esstisch und Sofa, Backofen, Kühlschrank, Mikrowelle und so ziemlich alles an Equipment, was der gut ausgestattete Kochamateur so braucht (außer Thermomix und Sous Vide, aber fühlt euch frei, sowas mitzubringen!). Das große, renovierte Bad hat eine Regenwalddusche und eine Badewanne, außerdem zwei Waschbecken und einiges an Abstellraum. Separat gibt es eine Waschküche, in der wir eine Waschmaschine und diverse Wäscheständer haben. Im Keller haben wir ein kleines Abteil, Fahrräder können dazu im Innenhof sicher abgestellt werden.

We are subletting a room in a renovated Altbau-style apartment, approx. 23 sq.m., with two large windows facing west - the evening sun is partially blocked by large trees right outside. The room will be sublet partly furnished with a wardrobe, a 1.40 m wide bed (queen size), and a desk, but has ample space for more furniture if you'd choose to bring some (note: not all furniture/decoration currently seen on the photos will available for use).
The apratment itself comprises two more bedrooms, a large kitchen with space for 4-8 people on the dining table and a couch, as well as a stove, fridge, microwave, and pretty much all the cooking gear one would need. The large renovated bathroom features a very spacious shower (and decent water pressure), a bath tub, and two sinks. In the laundry room you'll find a washing machine and some space to hang clothes for drying. A small basement lot belongs to the apartment as well, and bikes can be securely parked in the inner courtyard.
Lagetechnisch ist die Wohnung wohl kaum zu überbieten - direkt vor dem Haus befindet sich die Münchner Freiheit mit U3/U6 Anschluss, welche zu Stoßzeiten jeweils im Fünf-Minuten-Takt abfahren, außerdem zahlreiche Bus- und Tramlinien in jede Ecke Münchens. Gleichzeitig bietet die Freiheit unzählige Einkaufsmöglichkeiten wie z.B. REWE, Edeka, alnatura, DM, Apotheken, Blumenläden und einen Wochenmarkt. Für die nicht so Kochfreudigen finden sich zahllose Restaurants und Bars in der direkten Umgebung, außerdem bietet der 5 Fußminuten entfernte Englische Garten einen nicht zu vernachlässigenden Freizeitwert (im Sommer).
Zu beachtende Konsequenz der guten Anbindung: An Sommerabenden ist auch bis Mitternacht gut Betrieb draußen, sodass Schlafen mit offenem Fenster eher herausfordernd ist!

One of the best locations you can find in Munich, U3/U6 lines as well as busses and trams leaving right outside the apartment. Shopping opportunities are abundant with grocers like REWE, Edeka, alnatura within 3-5 minutes of walking, pharmacies, bakeries, coffee shops, etc. are equally close. The area features numerous restaurants and bars, and of course the Englische Garten just five minutes away by foot.
NOTE: On warm summer evenings, people are frequenting nearby bars and restaurants up until midnight and therefore, the area is not super quiet - sleeping with an open window can be a challenge.
Deine Mitbewohner sind Steffen (30) und Timon (29), beide berufstätig und dementsprechend in der Woche eher ruhiger unterwegs. Unsere WG ist dennoch bei weitem keine Zweck-WG, Kochen und Sportln findet bei uns regelmäßig zusammen statt und wir haben des öfteren Freunde zu Besuch.
Du bist also idealerweise mit einem ähnlichen Lebensstil unterwegs, offen und kommunikativ, und weißt die Vorzüge einer ordentlichen, sauberen Wohnung zu schätzen. Als Zwischenmieter ist darüberhinaus ein sorgsamer Umgang mit dem Zimmer und der recht ordentlichen WG-Ausstattung hoffentlich selbstverständlich!

Your flatmates are Steffen (30) and Timon (29), we are both gainfully employed and thus prefer rather relaxed weeknights. However, we do not see our apartment just as a place to sleep and shower, but frequently cook together or embark on sport sessions. Friends are also frequently welcome in our apartment.
You, as our ideal flatmate, would be living a similary compatible lifestyle, past your rowdy college days. You are open and communicative, and you value a clean and tidy living space just as much as we do. Being a subletter, care with respect to the room and our joint apartment equipment should be self-explanatory.
