Die U-Bahn-Station Prinzregentenplatz ist in wenigen Gehminuten erreichbar. Mit dem Fahrrad ist man in 10 Minuten in der Münchner Innenstadt, im Englischen Garten oder an der Isar.

The fantastic old building apartment (total of 125 m2) is located in the heart of the sought-after Munich district of Alt-Bogenhausen and is part of a representative townhouse from 1902. It is situated across from the gourmet shop Käfer and is only a short walk from Villa Stuck and the Angel of Peace monument. Grocery stores like Edeka and drugstores are within walking distance. The bus stop for line 100 is right in front of the house, as is the tram stop. The Prinzregentenplatz subway station is only a short walk away. By bike, you can reach downtown Munich, the English Garden, or the Isar River in 10 minutes.

Zurzeit wohnen zwei Frauen in der WG. Gesucht wird eine Nachmieterin mit geregeltem Einkommen, die bereits eine Ausbildung oder ein Studium abgeschlossen hat und fest im Berufsleben steht.
Die zukünftige Mitbewohnerin ist 26 Jahre alt, kommt aus Mexiko und spricht sehr gut Englisch, versteht aber auch Deutsch. Da es sich um eine Zweck-WG handelt und deine Mitbewohnerin beruflich stark eingebunden ist, ist das WG-Leben eingeschränkt. Es gibt kein gemeinsames Wohnzimmer, sondern die große Wohnküche mit angrenzendem Balkon ist der Treffpunkt. Die große Wohnküche mit Balkon ist voll ausgestattet (inkl. Geschirrspüler, Kaffeemaschine, Besteck und sonstigen Küchenutensilien etc.), Stauraum gibt es auch in der Abstellkammer neben der Küche. Hier befinden sich auch alle Reinigungsutensilien wie Staubsauger, Eimer, Wischmopp etc. Derzeit kommt regelmäßig eine Putzfrau, um die Wohnung zu reinigen, die Kosten werden geteilt. Einmal im Jahr kommt ein Fensterreinigungsdienst - die Kosten trägt die Vermieterin.

Vom großzügigen Eingangsbereich gehen eine geräumige, voll ausgestattete Wohnküche mit Zugang zum Balkon, ein großes Bad mit Badewanne und cremefarbenen Fliesen, ein kleiner Hauswirtschaftsraum mit Waschmaschine und Bügelbrett sowie ein separates WC mit Fenster zum Innenhof ab. Zwei weitere Räume werden von der Mitbewohnerin genutzt und ein Raum wird als Büro genutzt. Die gesamte Wohnung wurde 2015 kernsaniert und ist mit Fischgrätparkett und hohen Altbaudecken ausgestattet. Mit nur wenigen Parteien handelt es sich um ein äußerst ruhiges Haus mit nur zwei Wohneinheiten pro Etage. Die Wohnung selbst befindet sich im 2. Obergeschoss und ist ohne Aufzug über das originalgetreue, schön gestaltete Treppenhaus erreichbar. Parkmöglichkeiten ohne Parkschein sind in der gesamten Straße vorhanden.
