The location of the apartment is the absolute highlight. The Verspoel is a side street of Ludgeristraße - the big shopping street in the city centre - making it virtually everywhere within a few minutes walk. If you want to go by bus somewhere, the next stops are the Raphaelsklinik (5min walk), the Engelenschanze (2 min walk) or the Ludgeriplatz (5min walk). Through the central, many things lie around the corner. Right in front of us are 2 secondhand shops, a Rossmann and a Frisör.

Die Lage der Wohnung ist das absolute Highlight. Der Verspoel ist eine Nebenstraße der Ludgeristraße - der großen Einkaufsstraße in der Innenstadt - wodurch man praktisch überall in nur ein paar Minuten zu Fuß ist. Wenn du doch mal mit dem Bus irgendwo hinfahren willst sind die nächsten Haltestellen die Raphaelsklinik (5min zu Fuß), die Engelenschanze (2 min zu Fuß) oder der Ludgeriplatz (5min zu Fuß). Durch die zentrale liegen viele Dinge um die Ecke. Direkt vor unserer sind 2 Secondhand Läden, ein Rossmann und ein Frisör.

Our WG is currently in a small transition phase. I currently live (Malte), Stella and Gerrit together. I will leave the WG on May 30. Stella will also look for a new stay and move out to 30.05. or 30.06. Gerrit remains here for a few months, but will look for an apartment with his girlfriend in the long term. This allows you to either put together a new WG or use the apartment for yourself. If you are spontaneous, you may also have the possibility to move to 01.06. But that would also have to be quatted with the landlords again.
Now a few more sentences to us! I just finished my studies in social work. I like to spend my time with friends in cafes or on extensive walks. Otherwise I like to celebrate and go to concerts and festivals.
Stella (22) studies music and therefore always has a good song recommendation (sometimes also her own). Otherwise, she likes to spend her time with a good series on the sofa, plays football at university sports or has a creative project at the start.
Gerrit (26) is a wholesaler and soon begins his studies in economic psychology. He likes to go to the gym and is regularly in the swimming pool or at the canal. Otherwise, he's always for a beer.

Unsere WG ist zurzeit in einer kleinen Umbruchphase. Zurzeit wohnen ich (Malte), Stella und Gerrit zusammen. Ich werde zum 30.05. die WG verlassen. Stella wird sich ebenfalls eine neue Bleibe suchen und zum 30.05. oder 30.06. ausziehen. Gerrit bleibt noch einige Monate hier, wird sich aber langfristig eine Wohnung mit seiner Freundin suchen. Damit besteht für dich die Möglichkeit entweder selber eine neue WG zusammen zu stellen oder die Wohnung für dich alleine zu nutzen. Falls du spontan bist besteht für dich evtl. auch die Möglichkeit zum 01.06. einzuziehen. Das müsste aber auch nochmal mit den Vermietern abgequatscht werden.
Jetzt trotzdem noch einmal ein paar Sätze zu uns! Ich bin gerade mit meinen Studium in Sozialer Arbeit fertig geworden. Ich verbringe meine Zeit gerne mit Freund*innen in Cafes oder auf ausgiebigen Spaziergängen. Ansonsten gehe ich gerne feiern und gehe gerne auf Konzerte und Festivals.
Stella (22) studiert Musik und hat somit auch immer ne gute Songempfehlung parat (manchmal auch ihre eigenen). Ansonsten verbringt sie ihre Zeit gerne mit einer guten Serie auf dem Sofa, spielt hin und wieder Fußball beim Hochschulsport oder hat ein Kreativprojekt am Start.
Gerrit (26) ist Großhandelskaufmann und fängt bald sein Studium in Wirtschaftspsychologie an. Er geht gerne ins Fitnessstudio und ist regelmäßig im Schwimmbad oder am Kanal. Ansonsten ist er auch immer für ein Bier zu haben.

If you take the main tenancy, the landlords want either your last 3 payrolls if you are working or a parent guarantee if you are still studying or training.

The cost of the entire apartment would be 550€ cold rental, 165€ additional costs, 70€ heating costs. There would then be costs for electricity and the internet.

Was noch wichtig zu wissen ist, ist dass der Mietvertrag für 4 Jahre befristet sein wird also bis zum 30.Juni 2029, da die Vermieter die Wohnung dann renovieren wollen.
Wenn du die Hauptmieterschaft übernimmst, möchten die Vermieter entweder deine letzten 3 Gehaltsabrechnungen, wenn du berufstätig bist oder eine Elternbürgschaft, wenn du noch im Studium oder Ausbildung bist.

Die Kosten für die gesamte Wohnung wären 550€ Kaltmiete, 165€ Nebenkosten, 70€ Heizkosten. Dazu würden dann noch Kosten für Strom und Internet kommen.
