14 sqm, furnished room equipped with a large bed, bedside table, desk with chair, chest of drawers and wardrobe for rent.
The house is located in a quiet residential complex with a park attached.
The kitchen has a built-in kitchen with a separate sideboard, a large refrigerator with freezer compartment, dishwasher and microwave. Large living room with a large couch and a television. Bathroom and toilet are separate. A high-quality, new washing machine and dryer are installed in the bathroom.
The large balcony connected to the living room is illuminated by the sun in the afternoons and evenings thanks to its west facing position. With the existing balcony furniture, you can also enjoy the sun, grow herbs and vegetables and enjoy cool drinks or BBQ.
The "other costs" are for electricity and internet, which are usually around 40 euros per month.

Das Wohnhaus befindet sich in einer ruhigen Wohnanlage, an der ein Park angeschlossen ist.
In der Küche ist eine EBK mit separater Anrichte, einem großen Kühlschrank mit Tiefkühlfach, Geschirrspülmaschine und Mikrowelle vorhanden. Das große Wohnzimmer lädt zu gemeinschaftlichen Wohnen ein, in der eine große Couch und ein Fernseher vorzufinden ist. Ebenfalls im Wohnzimmer ist ein großer Tisch, an dem bis zu 6 Leute speisen, trinken, spielen und über Gott und die Welt diskutieren können. Bad und WC sind separat. Im Bad ist eine hochwertige, neue Waschmaschine und ein Trockner aufgebaut.
Die Wohnung ist aufgrund ihrer großen Fenster komplett lichtdurchflutet. Alle Fenster haben eine freien Blick ins Grüne. Der am Wohnzimmer angeschlossene große Balkon wird aufgrund seiner Westlage nachmittags und abends durch die Sonne beleuchtet. Durch die vorhandenen Balkonmöbel kann man hier also auch gerne die Sonne genießen, Kräuter und Gemüse anbauen sowie kühle Getränke oder selbstgegrilltes genießen.

The closest underground station is the U5 Quiddestrasse, which can be reached comfortably in 6 minutes on foot. A bus station is right in front of the building. Odeonsplatz is then only 10 minutes away. In 5 minutes from the house there is Lidl and in 10 minutes a shopping centre with Rewe, Aldi, dm, Alnatura, Vicensemurr, etc. In addition, crossing the road there is the beautiful Ostpark for walks and sport (I personally run there often). In the Ostpark there is also the famous Michaeligarten, a beer garden (my personal favourite in Munich)) and the Michaelibad pool.
The A8 motorway in the direction of Salzburg can also be reached quickly by car. Especially at the weekend you can get out of Munich quickly and later back home without traffic jams. A private parking space can be rented cheaply. However, since there is always space on the street, this is not absolutely necessary.

Die nächstgelegene U-Bahnstation ist die U5 Quiddestraße, die gemütlich in 6 Gehminuten, oder mit dem direkt vor der Tür abfahrende Bus in einer Minute erreicht werden kann. Der Odeonsplatz ist dann nur noch 10 Minuten entfernt. Direkt nebenan ist ein Lidl, ein Einkaufszentrum mit Rewe, Aldi, dm, Alnatura, Vizenzmurr, Floristen und einem kleinen asiatischen Imbiss ist in 10 Gehminuten erreichbar. Zudem lädt ein direkt angeschlossener Park oder der Ostpark zu ausgiebigen Spaziergängen oder Erholungen auf der Wiese ein. Im Ostpark befindet sich auch der bekannte Michaeligarten, ein Biergarten und das Freibad Michaelibad.
Die Autobahn A8 in Richtung Salzburg kann ebenfalls schnell mit dem Auto erreicht werden. Gerade am Wochenende kommt man hier flott aus München raus und später auch wieder ohne Stau heim. Ein eigener Stellplatz kann sehr günstig angemietet werden. Da auf der Straße allerdings immer Platz ist, ist das nicht unbedingt notwendig.
The flat is shared with me, Alessandro, a 31 y.o Italian worker fluent in english and currently learning german.
I love cooking, and sharing drinks and chats together. I hope to find a person with a similar attitude. Especially during this lockdown having a sociable person at home is crucial :)
A basic level of english or italian is required because at the moment I'm not proficient in german. But if you are a german speaker I'm open to speak it for casual matters to improve mine!

The apartment is fully furnished, all important things for life such as dishes and cutlery, glasses and cups and more are available. You just need a bag with your personal stuff and yourself.
If interested, there is also chance to share a basement.

Die Wohnung ist komplett möbliert, alle wichtigen Dinge zum Leben wie Geschirr und Besteck, Gläser und Tassen sowie ein Eierkocher und Toaster sind vorhanden. An sich lässt die Wohnung keine Wünsche übrig. Mit einem gepackten Koffer bringst du alles mit, was du brauchst.
Bei Interesse besteht auch die Möglichkeit, einen Keller zu teilen.
