SCHÖNES HELLES ZIMMER IN 4er-WG Nähe Wöhrder-Wiese

Das Zimmer befindet sich an Dürrenhofstraße, 4 Minuten zu Fuß von Wöhrder-Wiese sowie TH-Nürnberg entfernt. S-Bahn und Straßenbahn sind in wenige Minuten zu Fuß zu erreichen. Die Bushaltestelle Stephanstraße befindet sich direkt vor der Tür des Hauses. Zum HBF fährt die Linie 43/44 (ca. 7 min) sowie die S1 (ca. 1 min).

Einkaufsmöglichkeiten sind ebenfalls schnell zu erreichen und ein Kiosk, der bis 22 Uhr offen hat, ist gleich um die Ecke.

Du wirst zukünftig mit Sven (30), Emad (26) und Paul (22) zusammenleben.
Sven arbeitet im Qualitätsmanagement und promoviert an der Uni Bayreuth. Nach getaner Arbeit findest du ihn in der Boulderhalle oder draußen. Er wird im Laufe des Jahres ausziehen und mit seiner Freundin zusammen ziehen.

Paul ist noch bis September da. Er ist Informatiker und arbeitet aktuell in Fürth. Sonst macht er gerne Mal Sport, wenn er sich aufraffen kann, ist aber auch so gut wie immer für ein Feierabendbier zu haben.

Ich (Emad) bin ebenfalls Informatiker und arbeite in Nürnberg. Gerne schließe mich nach Feierabend auch an die WG-Mitbewohner*innen, bin für nette Gespräche gerne zu haben und koche ab und zu gerne gemeinsam. Am Wochenende bin ich meistens bei meiner Freundin.

Die WG befindet sich also im Umbruch. Paul und Sven werden im Laufe des Jahres auch ausziehen. Paul wird zum Master in eine andere Stadt gehen und Sven mit seiner Freundin zusammenziehen. Du wirst also – zusammen mit mir – die WG nach Deinen Vorstellungen besetzen und umkrempeln können.

Unser Zusammenleben entspricht dem einer Berufstätigen-WG. Zwischen viel Arbeit, Freundinnen und unterschiedlichen Hobbys treffen wir uns immer wieder – meist beim Essen oder Kaffee machen – in der Küche und quatschen über Gott & Welt. Manchmal 15 Minuten, manchmal auch drei Stunden. Gemeinsame Aktivitäten außerhalb der WG-Räume sind selten. Wir verstehen uns alle super und finden, dass unser Zusammenleben top ist.
Wir suchen also jemanden, dem an guter Gemeinschaft gelegen ist, der sich aber auch selbst beschäftigen kann.

Wir haben für die Wohnung keinen gemeinsamen Mietvertrag, es wird jedes Zimmer direkt über den Vermieter einzeln vermietet. Nach erfolgreichem Kennenlernen werden Interessent*innen von uns an diesen weitergeschickt.

Für das Rollo, das Regal und die Kommode möchte die Vormieterin des Zimmers gerne eine Ablöse von 50€, da kannst Du aber gerne auch noch mal mit ihr sprechen.

Room
There is a 17sqm2 large, bright room in our 4-person shared apartment available. The room has a high ceiling and a large window facing south, from which you can watch a beautiful sunset, especially in summer.
Total rent: 377,59€ per month (370€ rent + 3€ cleaning fee share + 4,59€ TV share). Internet, electricity and heating are basically included.
Deposit: 740€ (2x rent)

In the house live 10 parties - per floor 2 WGs (except on the first floor). We live on the 3rd floor on the right - there is no elevator. The apartment has 5 rooms, a bathroom and a balcony. The biggest room is used as a living room and includes a couple of couches, TV, dartboard as well as PS5. We actually have all the major appliances necessary for living such as dishwasher and washing machine as well as a good equipped kitchen with fridge, oven & microwave. We have our own basement and attic compartment where stuff can be stored. There is covered bicycle parking in our courtyard.

Location
The room is located at Dürrenhofstraße, 4 minutes walking distance from Wöhrder-Wiese as well as TH-Nürnberg. S-Bahn and the tram is within a few minutes walking distance. The bus stop Stephanstraße is directly in front of the house. To the main station the line 43/44 (approx. 7 min) as well as the S1 (approx. 1 min) goes.

Shopping facilities are also within easy reach and a kiosk, which is open until 10 pm, is just around the corner.

WG-Life
You will live together with Sven (30), Emad (26) and Paul (22).
Sven works in quality management and is doing his doctorate at the University of Bayreuth. After work you can find him in the bouldering hall or outside. He will move out later this year and move in with his girlfriend.

Paul will be here until September. He is a computer scientist and currently works in Fürth. Otherwise he likes to do sports when he can get himself together, but he's also almost always available for a beer after work.

I (Emad) am also a computer scientist and work in Nuremberg. I like to hang out with my flatmates after work, have nice conversations and cook together from time to time. On weekends I am usually with my girlfriend.

So the WG is in a state of upheaval. Paul and Sven will also move out during the year. Paul will go to another city for his master's degree and Sven will move in with his girlfriend. So you will - together with me - be able to occupy the WG according to your ideas and turn it upside down.

Our living together corresponds to that of a professional shared apartment. Between a lot of work, girlfriends and different hobbies we meet again and again - mostly while eating or making coffee - in the kitchen and chat about God & World. Sometimes for 15 minutes, sometimes for three hours. Joint activities outside the shared rooms are rare. We all get along great and think our living together is top notch.
So we are looking for someone who is interested in a good community, but who can also keep himself busy.
Other
We do not have a joint lease for the apartment, each room is rented directly through the landlord individually. After successfully getting to know each other, interested parties will be forwarded to the landlord.

For the blind, the shelf and the chest of drawers, the previous tenant of the room would like to pay a fee of 50€, but you are welcome to talk to her again.
