The building is relatively old, but well maintained. The flat is on the 3rd floor, and it has a separate bathroom (with washing machine) and toilet, as well as an equipped kitchen (dish washer as well;) ). The room is 12,45 m2, bright and furnished. The 1000 EUR Ablöse includes the wardrobe, desk with drawers, office chair, double bed, bed frame, mattress, bed table and a shelf. They are all in excellent shape and they save you quite some trouble, as unfortunately there is no elevator in the building. There is also a fast WIFI access, so home office is no problem either. In addition, there is a cellar space as well, where you can store your bike or some things. Generally I'm quite flexible, you can start moving in already in August, in case the flat mates give you the green signal.
The flat is in Itzling, just about 10mins walk away from Hbf/ main station, therefore public transport access and shopping (Forum 1) is easy. There are also a Lidl and Hofer in 10mins walk if you prefer those. The highway is also easily accessible via Salzburg-Nord exit. From the room's window there is a nice view to Gaisberg.
Luise, Pablo and Bochem are university graduates in their mid-late 20s, working at Red Bull and Hofer. They are easy going, cool and always up for a dinner, a chat or even some board games. As they all work, they would prefer someone also who is generally silent, clean, non-smoker, in his/her 20s, and plans a long-term stay (1 year at least). They are all really nice people to live with, the only reason I'm moving out is because I'm starting a new chapter together with my girlfriend.
The room has 1000 EUR Ablöse that has to be paid to me. The 296,5 EUR rent is all-in, it includes everything, and it has to be transferred upfront always to Luise's bank account (she is the main tenant). The caution is 600 EUR which also has to be transferred together with the first rent payment. First come-first served basis applies, so the first suitable person gets the room.
