Das Zimmer ist 17m² groß mit einem großen Fenster zur Ostseite. Auf dem geräumigen Balkon kann man ohne Probleme auch zu viert essen. Die restliche Wohnung teilt sich in Küche, Bad, Vorraum + Abstellraum, dein und Lukas' Zimmer auf (der jetzige Mieter). Lukas wird aber auch im August ausziehen, damit du dir deinen Mitbewohner selbst aussuchen kannst!
Alle Möbel, die Sie sehen, bleiben im Raum. Dazu gehören die drei Tische, die Stühle, das Bett und die (fast neue) Matratze, der Flachbildfernseher, die Couch, die Wandregale, und der große Schrank. Der Gesamtpreis hierfür beträgt 350 Euro (nicht verhandelbar).
Zudem gibt es ein Kellerabteil, einen Waschraum und reichlich Parkplätze vor und hinter dem Haus.

The room is 17m² with a large window on the east side. Four people can easily eat on the spacious balcony. The rest of the apartment is divided into a kitchen, bathroom, hallway, storage room, your room and Lukas' room (the current tenant). Lukas will, however, also move out in August so you will be able to pick your own roommate!
All of the furniture that you see will stay in the room. This includes the three tables, the chairs, the bed and (almost new) mattress, the flatscreen television, the couch, the shelves on the wall, and the large closet. The total price for this is 350 euros (non negotiable).
There is also a basement compartment, a laundry room and plenty of parking spaces in front of and behind the house.
Die Wohnung befindet sich in wunderbarer Lage.
Mit dem Rad braucht man ca. 5 Minuten zur Nawi oder zum Unipark. Die Innenstadt kann mit dem Rad bequem in 10 Minuten erreicht werden. Der Hans-Donnernberg-Park, der Almkanal, der Leopoldskroner Weiher sowie die Hellbrunner Allee sind auch nicht weit entfernt und laden zum Spazieren, Sport machen oder Sonnenbaden ein.
In unmittelbarer Nähe befinden sich ein Spar, ein DM, eine Sparkasse, ein asiatisches Restaurant und eine Tankstelle. Weitere Einkaufsmöglichkeiten sind in alle Himmelsrichtungen nicht weit entfernt. Bushaltestellen für die 5 und 25, mit denen man bequem in die Stadt oder zum Untersberg kommt, sind in 3 Minuten zu Fuß erreichbar.

The apartment is in a wonderful location.
It takes about 5 minutes by bike to get to Nawi or the Unipark. The city center can be easily reached by bike in 10 minutes. The Hans-Donnernberg-Park, the Almkanal, the Leopoldskroner Weiher and the Hellbrunner Allee are also not far away and invite you to walk, do sports or sunbathe.
In the immediate vicinity are a Spar, a DM, a Sparkasse, an Asian restaurant and a gas station. Other shops are not far away in all directions. Bus stops for the 5 and 25, with which you can easily get to the city or to the Untersberg, are a 3-minute walk away.
Mein Name ist Maxim und ich werde ausziehen. Aktuell wohnt auch Lukas in der WG. Lukas arbeitet in München, lebt aber in Salzburg, da er hauptsächlich von zu Hause aus arbeitet. Irgendwann im August oder September wird aber auch Lukas ausziehen und dann kannst du dir deinen eigenen Mitbewohner aussuchen!

My name is Maxim and I will be the one that is moving out. Currently Lukas is also living in the flat. Lukas is working in München but lives in Salzburg as he mainly works from home. However, sometime in August or September Lukas will also move out and then you can pick your own roommate!
