The appartment has 5 rooms; three of which are bedrooms and one is a living room with a big couch and a tv. We also have a decent sized balcony which gets some sun at around sunset, which for summer is absolutely great. The balcony also has a great view on one of stuttgarts beautiful hills. The appartment is quite big for a 3er WG with a total size of 110 m^2 giving all of us in the appartment enough room to enjoy the WG life as well as enjoy our privacy at times.
Your future room is 21 square meters, which is plenty of private space. Currently the room is furnished with a bed, a desk, a wardrobe and a tv bank. I intend to mainly keep the bed with its mattress in the room for a small price that we can talk about. You can decide on whether or not you'd like to keep the rest of the items in the room, also for a price.
I have attached pictures of the room. All the tech is mine, so i will definitely take them with me as well as the decorations on the wall, so you have space for your own decorations ;)

The appartment is just 2 minutes away from the HBF by bus and the bus station is right infront of the house door, this makes basically everything accessible within 2 minutes or by foot within 10-12 minutes.
We have Rewe 5 minutes away by bus as well as access to restaurants next to the house.

Your new flat mates will be Mostafa (29 Years old) and Andy (28 Years old). They are both very friendly and easygoing. Mostafa is from Egypt and Andy is from Germany. They both are employees, a software engineer and an electrician. We enjoy the WG life, at times we watch football matches or have a bite together but we also respect each others' personal spaces. We care about having the appartment organized and clean.

*The appartment is on the fourth floor and the building has no elevator, whoever moves in needs to be willing to use the stairs 😅.

Die Wohnung hat insgesamt 5 Zimmer, davon sind drei Schlafzimmer und eines ist ein Wohnzimmer mit einem großen Sofa und einem Fernseher. Wir haben auch einen angenehm großen Balkon, der bei Sonnenuntergang etwas Sonne abbekommt, was im Sommer absolut großartig ist. Der Balkon bietet außerdem eine großartige Aussicht auf einen der schönen Hügel Stuttgarts. Mit einer Gesamtfläche von 110 m² ist die Wohnung ziemlich geräumig für eine 3er WG und bietet jedem von uns genug Platz, um das WG-Leben zu genießen sowie unsere Privatsphäre zu wahren.
Dein zukünftiges Zimmer ist 21 Quadratmeter groß, was viel privaten Raum bietet. Momentan ist das Zimmer möbliert mit einem Bett, einem Schreibtisch, einem Kleiderschrank und einem TV-Schrank. Ich beabsichtige, das Bett mit seiner Matratze im Zimmer zu lassen, für einen kleinen Preis, über den wir sprechen können. Du kannst entscheiden, ob du den Rest der Möbel im Zimmer behalten möchtest, ebenfalls gegen einen Preis.
Ich habe Bilder des Zimmers beigefügt. Alle elektronischen Geräte gehören mir, ich werde sie also definitiv mitnehmen, sowie auch die Dekoration an der Wand, damit du Platz für deine eigenen Dekorationen hast ;)
Die Wohnung ist nur 2 Minuten vom HBF mit dem Bus entfernt und die Bushaltestelle befindet sich direkt vor der Haustür. Das macht im Grunde alles innerhalb von 2 Minuten erreichbar oder zu Fuß innerhalb von 10-12 Minuten erreichbar. Wir haben auch einen Rewe-Supermarkt, der nur 2 Minuten mit dem Bus entfernt ist, sowie Restaurants in unmittelbarer Nähe.
Deine neuen Mitbewohner werden Mostafa (29 Jahre alt) und Andy (28 Jahre alt) sein. Beide sind sehr freundlich und unkompliziert. Mostafa kommt aus Ägypten und Andy aus Deutschland. Sie sind beide Angestellte, ein Software-Ingenieur und ein Elektriker. Wir genießen das WG-Leben, schauen gelegentlich Fußballspiele oder essen gemeinsam, aber wir respektieren auch den persönlichen Freiraum des anderen. Wir achten darauf, dass die Wohnung organisiert und sauber ist.
*Die Wohnung befindet sich im vierten Stock und das Gebäude hat keinen Aufzug. Wer hier einzieht, sollte bereit sein, die Treppe zu nutzen 😅.
*Die Warmmiete beträgt 605 Euro, exklusive Stromkosten in Höhe von rund 27 Euro/Monat.
