Hi! Ich suche eine_n Mitbewohner_in für meine top ausgestattete Wohnung mit viel Platz (106 m² Wohnflache inkl. sonniger Loggia). Die Schlafzimmer* sind zwar eher klein (11 m²), aber so gut geschnitten, dass sich ein Kasten, Bett und ein Tisch perfekt ausgehen. Zusätzlich gibt es eine sehr gemütliche große Wohnküche mit angrenzender Loggia, ein Extrazimmer* (14 m² für Workout/Yoga, home office, gelegentliche Gäste, 2. Wohnzimmer), Bad (Dusche & Wanne), getrenntes WC, Vorraum/Garderobe, Schrankraum, Abstellkammer sowie ein Kellerabteil. Der Wohnkomplex verfügt weiters über Fahrradräume, eine Werkstatt, Gemeinschafträume und einen großen autofreien Innenhof.
HARDFACTS: Die gemeinsam benützen Räume sind großteils möbliert, können aber gerne gemeinsam neugestaltet werden. Das zu vermietende Schlafzimmer ist teilmöbliert (Schreibtisch & Kasten). Die Miete beträgt 477 €, die Nebenkosten (Warmwasser, Heizung, Internet, GIS, Versicherung) umfassen aktuell 100 €. Mietbeginn kann auch schon ab dem 01. 03. erfolgen.

Hi! I am looking for a roommate for my top equipped apartment with lots of space (106 m² living space including a sunny loggia). Although the bedroom is rather small (11m²) it is perfectly designed so that a cupboard, bed and table easily fit in. In addition, there is a very cozy and large living room incl. a spacious and well-equipped kitchen with adjoining loggia, an extra room* (14 m² for workout / yoga, home office, occasional guests, 2nd living room), bathroom (shower & tub), separate toilet, cloakroom, storage room and a basement compartment. The residential complex also has bicycle rooms, a workshop, common rooms and a large car-free inner courtyard.
* 11+14/2 = 18 m² of 1,5 rooms.
HARDFACTS: The apartment’s common area is fully furnished, but can be redesigned together. The bedroom to be rented is partially furnished (desk & cupboard). The rent is € 477, the additional costs (hot water, heating, internet, GIS, insurance) currently amount to € 100. The start of the rent is possible from the 1st of March on, the latest start is the 1st of April.
LAST BUT NOT LEAST – THE LOCATION: 1 min zum Donaukanal, 5 min zum Augarten, 5 min zur U-Bahn, 10 min zur Innenstadt. Einkaufmöglichkeiten vorhanden. 10 min zum Karmelitermarkt, 10 min zum Servitenviertel. Trotz zentraler Lage ist die Wohnung sehr ruhig gelegen, da sie sich in zweiter Reihe zur Lände befindet!

Shopping possibilities available. 10 min to Karmelitermarkt, 10 min to Servitenviertel. Despite the central location, the apartment is very quiet, as it is in the second row to the street!
Über mich: Ich arbeite als Lehrer, habe eine Leidenschaft für Outdoor Action, DIY-Projekte, Brettspiele, Kochen, streame auf meiner HiFi-Anlage Spotify genauso wie ich Vinyl Platten abspiele. Bin WG erfahren und schätze das Konzept sehr, aus einigen Konstellationen sind sehr gute Freundschaften entstanden die bis heute bestehen. Zweck-WGs sind mir fremd, auch wenn ich die Privatsphäre meines Gegenübers immer respektiere.
