The room oversees the residential Vorgartenstraße and faces the south, getting plenty of light. Although, if light is not to your taste, the installed blinds are there for on-demand total darkness. Sound is also not problematic, as the room is well insulated and opposite of mine.
The room is 18m2 and will come partly furnished with a spacious wardrobe that is already built in. There is also a spare mattress, which you can use indefinitely or until you find something more suiting.
The entire apartment is 86m2, with a spacious living room, a sunny loggia, a practically built kitchen, and a storage room. There is also a basement, a place to store bikes, and a laundry/drying room.
The apartment is on the border between the 20th and 2nd district, close to the Danube.
Within walking distance you can find various transport options, including (in order of distance) busses 11A/B, 5A, 37A, Trams 2 and 0, S-Bahn, U6, and U1.
For green spaces, the location could hardly be better. There is a small park right across the street and a plot of full-grown forest (yes, really) just a bit further. The Danube is just a street-crossing and an overpass away, and there are also three medium-sized parks in the vicinity. Augarten is also within walking distance.
For shopping needs, there is a Billa in the building as well as a gas station for your Sunday essentials. Within 500m, there is a Hofer, an Etsan, a larger Billa, a pharmacy, and two small convenience stores.
The area is residential and relatively quiet, but there are still some places to eat and drink nearby, and a café just across the street.
I would be your only roommate, as Jiro is leaving me for his girlfriend.
I am excited and open about whoever fills his place, as long as we get along and match on cleanliness standards and daily rhythm :)
Here’s a bit about me:
I moved to Vienna from Slovenia almost two years ago and liked it so much that I decided to stay. My weekdays are pretty busy with work and other activities, while my weekends are packed with fun. I have a big circle of wonderful friends (who you will hopefully meet!), do various sports (running, gym, yoga, bouldering), and like to indulge in some artistic expression. I am also a man of culture and occasionally turn into an owl, returning home at dawn.
I also try to regularly visit home and go on extensive summer trips so during those times you will have the apartment to yourself.

For the contract, there are different options.
For shorter stays, you can sublet from me, but for longer it would be better to make it directly with the landlord, as I might eventually move out.
In any case, the landlord would like to meet you first, and would also request some documents beforehand (proof of income, employment, etc.)
