Hey Leute!
Da unsere Mitbewohnerin Anna bald umziehen wird, suchen wir, Stephanie, Manu und Enea, ab April 2024 eine nette Mitbewohnerin für unsere Vierer-WG im 3.Bezirk.
Die Wohnung ist insgesamt 125m2 groß, davon würde das freiwerdende Zimmer ca. 18m2 einnehmen (Aufteilung: 13m2 Zimmer + 5m2 Loggia).
Das Zimmer ist bereits vollständig mit einem Doppelbett, Kommode, Tisch, und einem Spiegel möbliert und kann daher gleich bezogen werden.
Anbei könnt ihr auch ein paar Fotos der gesamten WG sowie insbesondere eures möglichen Zimmers sehen.

As our flatmate Anna is moving out soon, we (Stephanie, Enea and Manu) are looking for a nice flatmate for our four-person flat-sharing community in the 3rd district from April 2024.The flat is 125m2 in total, of which the vacant room would take up about 18m2 (split: 13m2 room + 5m2 loggia).
The room is already fully furnished with a double bed, wardrobe, table, mirror and can therefore be occupied immediately.
Enclosed you can also see some photos of the whole flat-sharing community and especially of your possible room.
Die Wohnung liegt im sehr zentralen Fasanviertel, gleich in der Nähe vom Schloss Belvedere, vom Schweizergarten sowie vom Wiener Hauptbahnhof.
Gleichzeitig kann man mit dem Rad oder auch gerne zu Fuß in kurzer Zeit an die bekannten Orte Karlsplatz, Oper, Schottentor und natürlich die Donauinsel gelangen.
Die nächsten Öffi-Verbindungen sind die S-Bahn-Station Rennweg, von der man innerhalb weniger Minuten überall in der Stadt hinkommt, oder auch die Straßenbahnen O, 18, 71...allesamt in ein paar Minuten erreichbar.
Die nächsten Einkaufsgeschäfte sind unweit der Wohnung, sodass man schnell zu BILLA, Hofer, Penny, Lidl, dm, BIPA und auch an internationale Spezialitäten im Feinkostladen kommt.
The flat is located in the very central Fasanviertel, close to the Belvedere Palace, the Schweizergarten and Vienna's main railway station.
At the same time, you can reach the well-known places Karlsplatz, Opera, Schottentor and of course the Danube Island in a short time by bike or on foot.
The nearest public transport connections are the Rennweg S-Bahn station, from which you can get anywhere in the city within a few minutes, or the trams O, 18, 71...all within a few minutes.
The nearest shops are not far from the flat, so you can quickly get to BILLA, Hofer, Penny, Lidl, dm, BIPA and also international specialities in the delicatessen.

Die Miete beträgt € 460 inklusive Betriebskosten (+ ca. 13,25€ monatlich für’s Internet)
Kaution liegt bei €1300.
Wir sind eine sehr gemeinschaftliche WG und unternehmen viel – sei es ein Ausflug, Feiern oder Geburtstage – daher würden wir uns sehr über jemanden freuen, der sich auch am WG-Leben beteiligt und einen offenen und herzlichen Umgang mit allen pflegt. Zudem legen wir hohen Wert auf Sauberkeit, daher ist einmal wöchentlich putzen angesagt (wir rotieren selbstverständlich :D).

We are a very communal flat-sharing community and do a lot - be it outings, parties or birthdays - so we would be very happy to have someone who also participates in the flat-sharing life and maintains an open and cordial relationship with everyone. We also attach great importance to cleanliness, so cleaning is required once a week (we rotate, of course :D).
