Das große Zimmer liegt Richtung Modenapark. Es ist getrennt begehbar, gut geschnitten und durch die großen Fenster wunderschön hell mit einem traumhaften Blick auf die Bäume im Park. Da ich ein Praktikum im Ausland mache, werden meine Möbel im Zimmer bleiben: Es gibt ein 200x140cm Ikea Bett inklusive Nachttisch daneben. Ein riesiger Einbauschrank bietet ausreichend Platz für deine Sachen. Das besondere an dem Zimmer ist der getrennte Arbeitsbereich mit eingebautem Schreibtisch und einer Schrankwand dahinter. Man schaut vom Schreibtisch aus direkt durchs zweite Fenster auf den schönen Park, was das Arbeiten so viel angenehmer macht.
Im Sommer wird es durch die Ost-Lage gerne mal etwas heißer (wie halt überall in solchen Gebäuden im 5. Stock in Wien), ich habe aber spezielle Folien und einen Ventilator für angenehme Temperaturen.
Ansonsten gibt es ein Badezimmer mi einer Dusche, zwei WCs, ein großes Wohnzimmer mit gemütlicher Couch und großem Esstisch, einen begrünten Balkon, der im Sommer ausgiebig für Sonnen-Frühstück oder auch ein Gläschen Wein genutzt wird und insgesamt dann drei Mitbewohner.

The large room is located facing Modena Park. It is accessible separately, well laid out, and beautifully bright with a fantastic view of the trees in the park through the large windows. Since I am going to do an internship abroad, my furniture will remain in the room: there is a 200x140cm Ikea bed with a nightstand next to it. A huge built-in wardrobe provides ample space for your belongings. The special feature of the room is the separate work area with a built-in desk and a wall unit behind it. From the desk, you can directly look through the second window onto the beautiful park, which makes working or studying so much more pleasant. In the summer, it can get a bit hotter due to the east-facing windows in the room (as is common in buildings on the 5th floor in Vienna), but I have special window screens and a fan for more comfortable temperatures.
Additionally, there is a bathroom with a shower, two toilets, a large living room with a cozy couch and a large dining table, a green balcony that is extensively used for sunlit breakfasts or enjoying a glass of wine in the summer, and a total of three roommates.
Vor dem Eingang zur Wohnung liegt direkt der Modenapark, auf den man auch vom Wohnzimmer und Balkon aus schaut und die Wohnung liegt praktisch direkt angrenzend an den 1. Bezirk.

Einkaufszentrum: "The Mall" - 10 Minuten
Nächste Busstation: 4A Am Modenapark - 2 Minuten
Nächste U-Bahn Station: U4 Stadtpark - 6 Minuten
Nächste Bim-Station: 71 Unteres Belvedere - 6 Minuten
Generell ist von der Wohnung aus auch wirklich alles super schnell mit dem Fahrrad zu erreichen (Universität Wien 12 Minuten, TU 7 Minuten, WU 15 Minuten). Innerhalb von 15 min bist du zu Fuß am Stephansplatz und für Grünflächen zum Laufen, Spazieren und Co. gibt es den Modenapark, den Stadtpark, der genauso wie das Belvedere in weniger als 10 Minuten zu Fuß zu erreichen ist. Auch der Prater ist nicht weit. Mit dem Fahrrad fährt man ca. 10 Minuten zur Jesuiten Wiese - dem Spikeball Tunier steht also nichts mehr im Weg.

Directly in front of the entrance to the apartment, there is Modena Park, which you can also see from the living room, balcony and from your room, and the apartment is practically adjacent to the 1st district.

Everything is super easily accessible from the apartment by bicycle (University of Vienna - 12 minutes, Technical University - 7 minutes, Vienna University of Economics and Business - 15 minutes). Within 15 minutes on foot, you can reach Stephansplatz, and for green spaces for running, walking, and more, there is Modena Park and Stadtpark, which can be reached on foot in less than 10 minutes, just like Belvedere. The Prater is also not far away. By bike, it takes about 10 minutes to reach Jesuiten Wiese, so nothing stands in the way of the Spikeball tournament
Die WG besteht eigentlich schon seit 2015 in den verschiedensten Konstellationen. Momentan leben neben mir Killian (TU), Lena (Boku) und Anna (FH Soziale Arbeit) als Mitbewohner in der WG seit ein paar Monaten.
Es ist grundsätzlich keine Zweck-WG, wir kochen auch mal gemeinsam und reden gerne zwischendurch. Man kann aber auch gut seinem eigenen Rhytmus nachgehen und die WG genießen. Uns ist wichtig, dass wir gerne nach Hause kommen und uns dort alle wohlfühlen. Zusammen auf der Couch entspannen oder einen gemeinsamen Spieleabend verbringen geht in unserem schönen großen Wohnzimmer wunderbar und wir freuen uns auf Menschen, die das gemeinsam machen wollen.

The shared apartment has actually existed since 2015 in various constellations. Currently, besides myself, Killian (TU), Lena (Boku), and Anna (FH Social Work) have been living as roommates in the shared apartment for a few months.
It's not primarily a purpose-driven shared apartment; we sometimes also cook together and enjoy chatting in between our various things like Uni, work or hobbies. However, one can also easily follow their own rhythm and enjoy the apartment. It's important to us that we feel happy coming home and that everyone feels comfortable there. Relaxing together on the couch or spending a game night in our beautiful large living room works wonderfully, and we look forward to people who want to do that together.
Bezügliche dem Einzugs- und Auszugsdatum bin ich flexibel, da können wir uns gerne was dann persönlich ausmachen.
Schreib uns am besten direkt über Wg-gesucht, dann können wir einen Termin zur WG Besichtigung ausmachen (geht auch per Zoom etc., falls du nicht in Wien sein solltest).

In regards to the move-in and move-out dates, I'm flexible, so we can definitely arrange something in person then.
It's best to write us directly via wg-gesucht, and then we can arrange a date for the apartment tour (we can also do it via Zoom, etc. if you're not in Vienna).
