Ich suche ich ab ca. 19. März (spätestens 1. April) eine Nachmieterin für mein gemütliches Zimmer in einer 4-er WG im dritten Bezirk.
Das Zimmer ist ca 12 m2 groß, hat aber einen zusätzlichen Schrank im Flur weswegen es an Platz nicht fehlen würde.
Die Wohnung befindet sich im Altbau im 4. Stock, ich persönlich hatte aber nie Probleme damit und man gewöhnt sich sehr schnell daran.
Die Wohnung ist ca. 95m2 groß, hat eine große Küche (vor kurzem renoviert) und 2 Badezimmer, das sich je 2 Mitbewohner teilen. Das Badezimmer das sie benutzen würden hat eine große Dusche. Die Waschmaschine befindet sich im anderen Badezimmer.
Die Miete beträgt 352 € inklusive Nebenkosten (diese können sich je nach Verbrauch von Jahr zu Jahr ändern).
Die Kaution beträgt 1060 €, und für die Möbel in meinem Zimmer (Bett mit Matratze, großer Schreibtisch, Kleiderschrank, Nachttisch, kleines zusätzliches Regal neben Kleiderschrank) würde ich 150 € verlangen (verhandelbar).
Für weitere Informationen sowie Besichtigung bitte Nachricht schreiben. Was das Einzugsdatum (früher oder später) angeht wäre ich möglicherweise auch flexibel.
I am looking for a new tenant for my cozy room in a 4-person apartment in the third district from mid March (max April 1st)
The room is about 12 m2, but has an additional closet in the hallway, which is why there would not be a lack of space.
The apartment is in an old building on the 4th floor, but I personally never had any problems with it and you get used to it very quickly.
The apartment is about 95m2, has a large kitchen (recently renovated) and 2 bathrooms, which are shared by 2 flatmates. The bathroom you would use has a large shower. The washing machine is in the other bathroom.
The rent is € 352 including additional costs (these can change from year to year depending on consumption).
The deposit is € 1060, and for the furniture in my room (bed with mattress, large desk, wardrobe, bedside table, small additional shelf next to wardrobe) I would ask € 150 (negotiable).
Gatherings and small parties are allowed, but no loud parties.

Die Straßenbahnlinien O und 1 sind 1 Gehminute entfernt (Station Radetzkyplatz/Hintere Zollamtstraße), die U-Bahn Stationen Landstraße und Schwedenplatz ca 7 Minuten, sowie die U-Bahn Stationen Praterstern und Nestroyplatz ca. 10 Minuten zu Fuß entfernt.
Die Wohnung liegt am Donaukanal, 2 Gehminuten von der Strandbar Hermann und Urania entfernt. Wer also gerne spazieren geht oder joggt, ist es die perfekte Location für ihn/sie.
McFit am Praterstern ist 8 Gehminuten entfernt. Wien Mitte (und FITINN) auch nur 1 Straßenbahnstation entfernt.
SPAR und BIPA 2 Gehminuten, Hofer und Penny 3-4 Gehminuten entfernt.
Prater Hauptalee und Hundertwasserhaus sind auch in unmittelbarer Nähe.

The apartment is located on the Danube Canal, a 2-minute walk from the beach bar Hermann and Urania. So if you like walking or jogging, it is the perfect location for him / her.
