Das Zimmer ist recht groß(~25 m²) und unmöbliert, mit Blick auf die Paniglgasse. Am Nachmittag scheint bei dir schön die Sonne herein. Es gibt auch einen Abstellraum was recht praktisch ist. Von der Küche und meinem Zimmer gibt es einen Zugang zum Balkon, der auf ein grünen und ruhigen Innenhof blickt. Einzugsdatum ist flexibel, September/ Oktober.

The room is quite big (~25 m²) and not furnished with view to Paniglgasse. You have afternoon sun shinint in your room. There is also a storage room which is very practical. From the kitchen and my room we have access to the balcony that overlooks a quiet and green inner courtyard. Move-in date is flexibel, September or October.

Die Wohnung befindet sich in der Paniglgasse und damit quasi am Karlsplatz. Es ist eine sehr ruhige Einbahnstraße mit wenigen Autos. Also extrem zentral aber doch ruhig !
In 5 Minuten zu Fuß bist du schon im 1., in 15 Minuten zu Fuß kannst du im 6./7. ein Kaffee oder ein Bier trinken gehen. Der Naschmarkt ist 10 Minuten zu Fuß oder 5 Minuten mit den Öffis entfernt.

The apartment is ideally located in the Paniglgasse at Karlsplatz. The street is quiet, not a lot of cars in this one-way street, and people don't casually go through this street, which means central but quiet, I promise 😉
You can get to the 1st district in 5 minutes’ walk, to the 6/7th (more outgoing districts) in 15 minutes’ walk, to the Naschmarkt (oldest and very famous market in Vienna) in 5 min with the subway or 10 min walking. Karlsplatz is one of the most central districts of Vienna, with the U1, U2 and U4 subway lines and plenty of trams and buses to get you anywhere.

Ich strawanz gern durch Wien, radel viel oder bin auf raves zu finden!
Wichtig ist mir, dass das zusammenleben respektvoll ist, communication is key. Ich mag es auch gerne, meinen Raum zu haben und mein Ding zu machen.

Meine liebe Mitbewohnerin verlässt leider die Stadt. Ich bleibe hier & du kannst die Wohnung jederzeit besichtigen.
Die Wohnung ist teilweise schon möbliert, du kannst aber gerne mit umgestalten. In der Wohnung gibt es schon einen Kühlschrank, Gasherd, Backofen, Geschirrspüler und Badewanne. Im Haus gibt es eine Waschküche, wo wir Wäsche waschen können, die ist auch immer frei, wir sind nur 2 Wohnungen die das nutzen.
Die Miete ist 625€ kalt. Dazu kommen 25€ für die Heizung und ca. 50€ Strom und Gas. Kaution ist 1000€

Unf, my lovely flatmate is leaving the city. I will stay in the apartment, so it’s possible to come visit whenever you want.
The apartment is partly furnished, but feel free to help me reorganize it. The apartment is already equipped with a kitchen (fridge, gas cooker, oven, dishwasher) and has a bathtub. In the basement there is a laundry room we can use, it's only two flats using the washing machine so it's free all the time.
The rent is 625€ + 25€ for heating and around 50€ for electricity and gas. There is a 1000€ deposit.
