Die Wohnung hat 4 Zimmer bei insgesamt 101 m²: 2 Einzelzimmer für die Bewohner (separate Zugänge!), und ein großes Wohnzimmer das in das freie Zimmer führt. Das Wohnzimmer ist sehr geräumig, bietet auch Platz für gemütliches Zusammensitzen, feiern oder einfach nur als Stauraum. Im Wohnzimmer befinden sich 2 Holzöfen, ein offener Kamin und ein Kachelofen. Holz zum Heizen ist reichlich vorhanden. Die Öfen werden von uns aber nur zu besonderen Anlässen (Feiern im Winter) verwendet, da die Zentralheizung mittels Gastherme mehr als ausreichend dimensioniert ist. Dazu gibt es noch eine Küche, ein WC, und ein Badezimmer mit Badewanne/Duschkombination.
Aufgrund der Fenster zum Innenhof (alle Fenster der Wohnung sind zu Innenhöfen gelegen), ist es immer sehr ruhig. Da
sich die Wohnung im Hochparterre befindet, ist es im Sommer immer sehr schön kühl.
Das Zimmer kann teilmöbiliert übernommen werden (exklusive Bett, weißem Kasten, kleinem schwarzen Kasten), die Möbel sind unbeschädigt. Die Ablöse beträgt 150€.

The apartment has 4 rooms at 101 m²: 2 single rooms for residents (separate entrances!) and a large living room that leads into the spare room. The living room is very spacious, also offers space for cozy sitting together, celebrating, or just for storage. In the living room, there are 2 wood stoves, an open fireplace, and a tiled stove. Wood for heating is abundantly available. The stoves are used by us but only on special occasions (celebrations in winter) because the central heating by a gas boiler is more than adequately sized. In addition, there is a kitchen, a toilet, and a bathroom with a bath/shower combination.
Due to the windows facing the courtyard (all apartment windows are pointing to yards), it is quiet in the flat. Since the apartment is on the mezzanine floor, it is always charming and cool in the summer.
The room can be taken over partly furnished (excluding bed, white closet, small black closet), the furniture is undamaged. The transfer fee is 150€.

Die Wohnung liegt unmittelbar in Nähe der Laurenzgasse (Linie 1, 62, Badner Bahn) und man ist in kürzester Zeit im Ersten Bezirk! Zur Technischen Universität braucht man nur 10 Minuten, zur Universität Wien nur 25 Min. Die nächste U-Bahn Station liegt an der Pilgramgasse, ca. 10 Min. entfernt zu Fuß.
Vom Karlsplatz (10 Min. ) hat man Anbindungen zu U1, U2 und U4. Direkt vor unserem Haus fahren die Busse 12A und 13A. Auch die Kliebergasse ist in 7 Min zu Fuß gut erreichbar.
Einkaufsmöglichkeiten gibt es in unmittelbarer Nähe: Spar, Hofer und Billa.

The apartment is located close to Laurenzgasse (line 1, 62, Badner Bahn), and you can be in the First District in no time! You need only 10 minutes to get to the Technical University and 25 minutes to the University of Vienna. The nearest subway station is at Pilgramgasse, about 10 minutes away on foot.
From Karlsplatz (10 min. ) you have connections to U1, U2 and U4. Buses 12A and 13A leave directly in front of our house. The Kliebergasse is also within 7 minutes' walking distance.
Shopping facilities are in the immediate vicinity: Spar, Hofer, Billa, DM, NKD.

Edoardo und Rupert sind beide super unkomplizerte Mitbewohner, mit viel Humor und lockerer Art. Beide studieren derzeit an der TU Wien im Master.
Wir haben ein großes Wohnzimmer, welches mit dem offenen Kamin und separatem Kachelofen auch für gemütliche Abende genutzt wird. Es ist groß genug, dass auch ab und zu Freunde übernachten können.
Es gibt im Wohnzimmer einen zweiten Kühlschrank, somit ist genug Platz für Essen, Bier, Wein und was auch immer vorhanden.

Edoardo and Rupert are super uncomplicated roommates with a great sense of humor and an easy-going manner. Both are currently studying at the TU Vienna in the master's.
We have a large living room, which is also used for cozy evenings with an open fireplace and separate tiled stove. It is big enough that friends can stay over from time to time.
There is a second fridge in the living room, so there is enough space for food, beer, wine, etc.
