Bevor ich euch etwas zu den Zimmern schreibe, möchte ich mich kurz vorstellen. Nachdem ich 7 Jahre lang in dieser WG gewohnt habe, ziehe ich diesen Sommer aus, da ich zu meinem Freund ziehe. Bisher war ich die Hauptmieterin und deshalb suchen wir nun eine Person, die die Hauptmiete übernehmen kann. Das Inserat enthält viele Informationen und ich werde euch auch ehrlich sagen, was an dieser wunderschönen Wohnung nicht zu 100% passt. Viel Spaß beim Lesen! :)
Hard Fact zum Zimmer:
Das Zimmer ist 11,5 qm und kostet 418 Euro. Einzug Bereit zwischen 1.Aug bis 31. Sept :)
Das Zimmer befindet sich am hinteren Ende der Wohnung und ist über den Vorraum/Gang erreichbar. Es hat ein Fenster, das nach Norden ausgerichtet ist und führt in einen Innenhof. Dieser Innenhof ist relativ klein und Gegenüber vom Fenster ist quasi eine Wand. Der Ausblick ist nicht besonders aufregend, aber das Zimmer ist dennoch angenehm und das ruhigste Zimmer in der Wohnung. Wie alle Zimmer verfügt es über einen wunderschönen alten Fischgrät-Parkettboden.
Das Wohnzimmer verfügt über zwei Fenster, ist sehr hell und bietet viel Platz, um gemeinsame Zeit zu verbringen oder alleine auf den Sofas zu entspannen. Es stehen zwei Sofas im Wohnzimmer, auf denen man gut schlafen kann. Die Sofas werden gelegentlich als Gästebetten genutzt. Wir haben häufig Besuch, was sehr schön ist. Das sollte für dich kein Problem sein, und du hast auch die Möglichkeit, deinen Freunden einen Schlafplatz anzubieten.
Wenn man die Wohnung betritt, steht man in einem Vorraum. Von hier aus sind fast alle Zimmer erreichbar. Links neben dem Eingang befindet sich zentral das Klo. Daneben befindet sich das Wohnzimmer mit einer großen Flügeltür. Neben dem Wohnzimmer ist das Große Zimmer. Geradeaus gelangt man ins Kleine Zimmer und daneben, mitten in der Wohnung, befindet sich das Badezimmer. Rechts neben dem Badezimmer gelangt man zur Küche. Bei den Fotos gibt es eine Skizze der Wohnung, die Massen stimmten leider nicht, aber vielleicht hilft es dir für einen besseren Überblick.
Das Badezimmer befindet sich eigentlich mitten in der Wohnung. Es hat kein direktes Fenster zur Belüftung, aber es gibt eine Lüftung und es wird empfohlen, nach dem Duschen die Tür offen zu lassen. Es ist ein sehr schönes Badezimmer mit rosa und schwarzen Fliesen sowie einer rosa Badewanne. Das Highlight ist das große, rosa Waschbecken mit Standfuß.
Die Küche wirkt etwas improvisiert und zusammengewürfelt, aber fast alles funktioniert einwandfrei. Die Therme befindet sich über dem Waschbecken. Es gibt ein Cerankochfeld und einen Ofen (leider funktioniert die Umluft nicht mehr). Auf der linken Seite der Küche befindet sich eine Einbauschrankeinheit mit einer langen Arbeitsfläche. In der Küche kann man gut zu zweit kochen. Es gibt viel Stauraum und einen kleinen Esstisch. Die Küche ist grundsätzlich mit den wichtigsten Utensilien wie Tellern, Besteck und Kochgeschirr ausgestattet.

Before I write to you about the rooms, let me briefly introduce myself. After living in this shared apartment for 7 years, I will be moving out this summer as I'm relocating to live with my boyfriend. Up until now, I have been the main tenant, so we are now in search of a new person who can take over the main rent. The advertisement contains a lot of information, and I will also be upfront about what doesn't fit perfectly about this lovely apartment. Enjoy reading through it!
Facts about the room:
The room has a size of 11.5 square meters.
The rental cost for the room is 418 euros.
The room is available for move-in between August 1st and September 31st.
The room is located at the end of the apartment and can be accessed through the hallway. It has a north-facing window that overlooks a relatively small courtyard. There is a wall directly opposite the window, so the view is not particularly exciting. However, it is a peaceful room and, like all the rooms, features a beautiful old herringbone parquet floor.
The living room has two windows, allowing plenty of natural light to flood in, and offers a spacious area for socializing or enjoying some relaxation time alone on the sofas. We have two sofas in the living room, both of which are comfortable to sleep on. Occasionally, the sofas are used as beds for guests. We often have visitors, which is quite nice. This should not be an issue for you, and you will also have the option to offer your friends a place to sleep.
Upon entering the apartment, you step into a hallway that grants access to almost all the rooms. To the left of the entrance is the centrally located toilet. Next to it is the living room, with a large double door. Adjacent to the living room is the Great Room. Straight ahead is the Small Room, and next to it, in the middle of the apartment, is the bathroom. To the right of the bathroom is the kitchen. In the photos there is a sketch of the apartment, unfortunately the masses were not correct, but maybe it will help you for a better overview.
The bathroom is situated in the middle of the apartment and does not have a direct window for ventilation, but there is a ventilation system in place. After showering, it's recommended to leave the door open. It is a lovely bathroom adorned with pink and black tiles, featuring a pink bathtub. The highlight is the large pink sink with a pedestal.
The kitchen might appear somewhat improvised and put together, but most things function well. The water heater is located above the sink. There is a ceramic hob and an oven (although the convection function no longer works). On the left side of the kitchen, there is a built-in cabinet unit with a long work surface. Cooking together in the kitchen is enjoyable, as there is ample storage space and a small dining table. In terms of essentials, the kitchen is equipped with plates, cutlery, and cookware.

Die Wohnung liegt im 6. Bezirk an der Mollardgasse. Es ist eine tolle Gegend. Die Mollardgasse ist eine Fahrradstrasse, d.H. es ist eine 30er Zone. Dadurch relativ ruhig. Vis a vis von unserem Haus ist ein Gemeindebau, hinter dem Gemeindebau befindet sich die Linke Wienzeile. Es befindet sich ein kleines Park am Ende unseres Blockes und die tolle Neville-Brücke ist gleich bei uns. Das ist eine schöne Brücke um sich mit Freunden zu treffen und den Blick über dem Wienfluss Richtung Wienerwald schweifen zu lassen.
Einkaufsmöglichkeiten sind wie überall in Wien gleich ums Eck. Billa, Spar und Hofer alle in 5min zu Fuß erreichbar. Außerdem gibt es in der Nähe die legendäre Drogerie Neuberts Enkel, da kriegt man alles was man braucht. Zudem gibt es viele nette alte und neuere kleine Geschäfte in der Nähe, wie der beste Laden für frisches BIO Obst & Gemüse aus Wien -> das Raritäten Eck!
Es ist keine U-Bahn Station direkt vor der Haustüre, aber die U4 mit den Stationen Pilgramgasse und Margarettengürtel sind beide ca. 7min entfernt. Außerdem ist die U6 Gumpendorferstrasse entweder zu Fuss in 12min erreichbar oder mit den Bus 57A (2 Stationen). Es ist aber auch möglich zum Westbahnhof zu gehen, ca. 15min oder zur U3 Zieglergasse auch ungefähr 15min. Aber am besten ist man dem Fahrrad unterwegs.
Es gibt tolle möglichkeiten um Essen zu gehen. Am bekanntesten ist wahrscheinlich die Pizza Volante. Aber auch Le Pho oder Thai Issan sind gleich ums Eck. Kann ich nur empfehlen. Die unglaublichen sympathische Bar Habakuk ist nur 2min zu Fuss weg.
Einizes Manko zu Lage... Grünflächen wie der Prater oder die Donauinsel sind leider nicht ums Eck. Aber man ist in 30min mit dem Fahrrad dort. Außerdem ist der Lainzer Tiergarten oder der Wienerwald über die U4 Richtung Hütteldorf schnell reichbar. Auch darf man die Nähe zum Schlossschönbrun nicht unterschätzen, besonders im Winter ist es wunderschön bei der Gloritette oben etwas Sonne zu tanken.
Außerdem ist die Mariahilfer Strasse in der Nähe und das Haus des Meeres.

The apartment is located in the 6th district on Mollardgasse. It is situated in a wonderful neighborhood. Mollardgasse is designated as a bicycle street, which means it has a speed limit of 30 km/h, making it relatively quiet. Opposite our house is a Gemeindebau (municipal housing), and behind it is the Linke Wienzeile. At the end of our block, there is a small park, and the Neville bridge is right nearby. The bridge offers a pleasant spot to meet friends and enjoy the view over the Wienfluss towards the Wienerwald, while sipping on an after-work drink.
Shopping facilities are conveniently located just around the corner. Within a 5-minute walking distance, you will find Billa, Spar, and Hofer, offering a range of grocery options. Additionally, there is the legendary Neuberts Enkel drugstore, where you can find everything you need. Moreover, in the vicinity, there are charming old and newer small stores, including the renowned Raritäten Eck, which is known for offering the freshest organic fruits and vegetables from Vienna.
There isn't a subway station directly in front of the house, but both the Pilgramgasse and Margarettengürtel stations on the U4 line are approximately 7 minutes away. Additionally, the Gumpendorferstrasse station on the U6 line can be reached either on foot in 12 minutes or by taking bus 57A for 2 stops. It's also possible to walk to the Westbahnhof in about 15 minutes or to the Zieglergasse station on the U3 line, also about 15 minutes away. However, the best way to get around is by bike. The bike paths in Vienna are excellent, and there's a useful app called Bike Citizens or bike maps available.
There are plenty of dining options available nearby. The most famous one is probably Pizza Volante. However, you also have Le Pho (Vietnamese) and Thai Issan just around the corner, both of which I highly recommend. If you're looking for a friendly bar, Habakuk is only a 2-minute walk away.
One downside to the location is the lack of nearby green areas such as the Prater or the Donauinsel, which can be a bit disappointing for nature enthusiasts like me. However, you can reach them within 30 minutes by bike. Additionally, the Lainzer Tiergarten or the Wienerwald, accessible quickly via the U4 line towards Hütteldorf, are worth exploring. Let's not forget about the proximity to Schloss Schönbrunn as well. It's particularly lovely to bask in the sun at the Gloriette during winter.
Furthermore, Mariahilfer Strasse and the Haus des Meeres are also nearby, offering additional attractions to explore.

In der WG wohnen Gaia (28), Helen (28) und ich (auch Helen :))
Helen studiert einen Master an der Angewandten und ist tagsüber viel im Atelier, bewegt sich gern und viel, isst auch gern und viel, sitzt aber auch manchmal im Wohnzimmer und arbeitet von da. Für Projekte ist sie mal ein Wochenende oder eine Woche weg. Sie isst vegetarisch und steht meistens früh auf, wenns zu viel Bier oder Kunst am Abend gab, klappt das nicht immer.
Gaia schreibt gerade Ihre Dissertation in Germanistik und ist tagsüber viel in der Bibliothek oder wenn sie Zeit hat springt sie gerne ins Schwimmbad. Kocht gerne und regelmäßig, sie isst alles. Am Wochenende mag sie sich ein bisschen in der Wohnung ausruhen zu können. Sie ist ziemlich ordentlich und möchte gerne, dass die gemeinsamen Räume sauber sind. Sie steht meistens früh auf, abends trinkt sie gerne gemeinsam ein Glas Wein und erzählt und hört, wie der Tag war. Manchmal hat sie Besuch, da sie zwei Fernbeziehungen hat, aber gibt immer früher Bescheid.
Das WG-Leben ist sehr entspannt. Wir haben alle viel zu tun und sind oft unterwegs. Es gibt bis jetzt keinen Putzplan. Sauberkeit und Ordnung ist uns aber wichtig. Das Herzstück ist neben dem Wohnzimmer, ist auf jeden fall die Küche und das kleine Kammerln, wo wir uns oft am Abend zusammen finden.
Wir möchten gerne, dass eine entspannte und offene Person einzieht. Uns ist wichtig, dass die Person tolerant gegenüber allen Menschen und offen für alle Lebenformen. Wir sind eine LGBTQIA+ WG. Wir wünschen uns eine Person, die selbständig ist und Probleme offen ansprechen kann.
Außerdem soll die gesuchte Person die Hauptmiete übernehmen. D.h. eine Person, die länger in der Wohnung bleiben möchte und die Verantwortung für die Wohnung übernehmen kann.

Gaia is currently writing her dissertation in German Studies and during the day spends a lot of time in the library. when she has spare time she likes to jump into the swimming pool. She cooks regularly and eats everything. On weekends she enjoys to relax a bit in the apartment. She is quite tidy and likes the common areas to be clean. She usually gets up early. In the evening she likes to have a glass of wine together and have a little chat. As she has two long-distance relationships, she sometimes has visitors that stay for a bit, but she would always gives notice earlier :)
Helen is currently studying for a master's degree at the Angewandte. During the day, she's in the studio, but also likes to move around a lot. From time she sits in the living room and works from there. She likes to eat a lot and also cooks, but not always at home. For projects she is sometimes away for a weekend or a week. She eats vegetarian and usually gets up early, if there was too much beer or art in the evening, that doesn't always work out.
The shared living situation is very relaxed. We all have busy schedules and are often out and about. So far, we don't have a a Putzplan. However, cleanliness and tidiness are important to us. The heart of the apartment, besides the living room, is definitely the kitchen and the Kammerl (small room next to the kitchen) where we often gather in the evenings.
We would like someone who is relaxed and open-minded to join us. It's important to us that the person is tolerant towards all individuals and open to all forms of life. We are an LGBTQIA+ household. We hope to find someone who is independent and can openly address any issues that may arise.
Additionally, the person we're looking for should be willing to take over the main lease. This means someone who intends to stay in the apartment for a longer period and can take responsibility for the apartment.

Wann wird das Zimmer frei?
Ich werde bis Ende des Sommers bei meinem Freund einziehen. Es gibt noch kein fixes Datum für den Umzug. Der Umzugszeitraum ist sehr groß. Am liebens möchte ich Ende August umgezogen sein. Fall die neue Person aber erst Ende September einziehen kann, kann ich mich danach richten. D.h. wir können gemeinsam den perfekten Zeitpunkt zur übergabe ausmachen. Toll oder?!
Ich bin vor 7 Jahren in die WG eingezogen. Die WG bestand schon seit einem Jahr. Ich hab damals gleich die Hauptmiete übernommen. Die jetzigen Mitbewohnerinnen können leider nicht die Hauptmiete übernehmen. Deshalb suchen wir eine Person, die einziehen mag und auch gleich die Hauptmiete übernehmen möchte.
Als Hauptmieterin lief der Strom & Gas Vertrag über mich, wie auch das Internet.
Die Wohnung wird von einer Verwaltung verwaltet. Leider ist diese Verwaltung etwas streng und nicht sehr zuvorkommen. Das ist sehr schade. Im Haus leben vor allem WGs und junge Leute. Das Leben und Wohnen in diesem Haus ist sehr angenehm und unkompliziert.

When will the room become available?
I will move in with my boyfriend by the end of the summer. There is no fixed date for the move yet. I would prefer to move at the end of August. However, if the new person can only move in at the end of September, I can adjust accordingly. That means we can work out the perfect time for the handover together. Great or?!
I moved into the apartment 7 years ago. The WG existed already for one year. I took over the main rent when I moved in. Unfortunately, the current roommates cannot take over the main rent. Therefore, we are looking for a person who would like to move in and also take over the main rent.
As the main tenant I also took care of electricity & gas and the internet.
The apartment is managed by an administration. Unfortunately, this administration is a bit strict and not very accommodating. This is a pity. But in the house live mainly WGs and young people. Life and living in this house is very pleasant and uncomplicated.
