Zimmer in 2er-WG zur Zwischenmiete

Die Wohnung befindet sich im 9. Bezirk (Alsergrund) und ist daher sehr zentral gelegen. Direkt vor der Haustüre gibt es Einkaufsmöglichkeiten (Hofer, Billa und eine Apotheke), ein Bipa ist 5 Minuten entfernt. Außerdem ist die Wohnung sehr gut angebunden: Straßenbahnen sind auch vor der Haustüre (37er, 38er; der D-Wagen ist 3 Minuten entfernt) und die U6-Station Nußdorferstraße (ca. 2 Minuten) und die U4 Station Spittelau (ca. 5 Minuten) sind gut erreichbar. Trotz der Lage am Gürtel ist die Wohnung leise, da alle Zimmer (außer das deiner zukünftigen Mitbewohnerin) in den Innenhof schauen. Die Lage ist ideal für Student*innen, da man in ca. 15-20 Minuten am Hauptgebäude der Hauptuni oder auch beim Uni-Campus ist (das ZTW ist in 5 Minuten zu Fuß erreichbar).

The flat is located in the 9th district (Alsergrund) and is therefore very central. There are shopping facilities directly in front of the door (Hofer, Billa and a pharmacy), a Bipa is 5 minutes away. The flat is also very well connected: Trams are on the doorstep (37er, 38er; the D-Wagen is 3 minutes away) and the U6 station Nußdorferstraße (about 2 minutes) and the U4 station Spittelau (about 5 minutes) are easily accessible. Despite its location on the Gürtel, the flat is quiet, as all rooms (except that of your future flatmate) face the inner courtyard. The location is ideal for students, as you can reach the main building of the main university or the Uni-Campus in about 15-20 minutes (the ZTW is a 5-minute walk away).

Wir suchen eine freundlich Untermieterin der ich während meinem Auslands-Semester mein Zimmer anvertrauen kann :) Du bekommst eine super nette Mitbewohnerin (25 Jahre), die gerade im Master studiert und nebenbei arbeitet. Mit ihr kann man sehr nett ab und zu ein Glas trinken, zusammen essen oder einen Filmabend machen. Zeit alleine ist ihr aber auch wichtig, das heißt, dass du auch sehr unabhängig bist. Wichtig ist außerdem, dass du ordentlich bist und auch schon WG-Erfahrung mitbringst ;)

We are looking for a friendly person who I can trust with my room during my semester abroad :) You will get a super nice flatmate (25 years old) who is currently studying for her Master's degree and works part-time. You can have a nice drink with her every now and then, eat together or do a movie-night. But time alone is also important to her, which means that you are also very independent. It's also important that you're clean and already have some flat-sharing experience ;)

Du müsstest dir außerdem für das Semester eine Haushaltsversicherung zulegen. Ich würde mit dir einen Untermietvertrag abschließen, in dem das so festgelegt wird (weil wir das laut unserem Mietvertrag auch müssen). Du könntest eventuell auch schon ein paar Tage vorher einziehen, das kann man sich mit mir dann individuell ausmachen.

You would also have to get household insurance for the semester. I would sign a subletting contract with you in which this is stipulated (because we have to do this according to our rental contract). You could by the way also move in a few days beforehand, which can be arranged with us individually.
