Möbliert sind ein 1,4 m breites Bett, ein Nachtkästchen, ein geräumiger Schrank, ein Sofa, ein (Bücher-)Regal, ein Schreibtisch.
Angrenzend ist das Badezimmer mit Badewanne, Dusche und Waschmaschine, das WC ist separat.

The room is 16.4 square meters and on the ground floor in a very quiet street. The window is equipped with a grid, mosquito net, outside and inside blinds.
There is a 1.4 m bed with bedside table, spacious wardrobe, a couch, a bookcase and a desk.
The bathroom is next to the room and comes with a bath tub, shower and a washing machine. The toilet is separate.
Die nächste Bushaltestelle ist nicht mal 2 Minuten zu Fuß, zur Station Margaretengürtel mit U4 und Bim sind es 5 Minuten Fußweg, U6 Längenfeldgasse knapp 10 Minuten zu Fuß.
Mit dem Fahrrad ist man in weniger als 10 Minuten am Karlsplatz und in den 5./6. Bezirk ist es ein kurzer Spaziergang - ebenso wie zum Schloßpark Schönbrunn.
Das Haus ist ein Neubau (2022) und hat einen großen Fahrradraum.

By bicycle, it's less than 10 minutes to Karlsplatz and to 5./6. district it's a short stroll likewise to Schönbrunn gardens.
The house was built in 2022 and there is a spacious bicycle room.
Es gibt einen gemeinsamen Wohn-/Ess-Bereich mit gut ausgestatteter Küche und einen Außenbereich mit Kräuter- und Mini-Hochbeeten und einem Grill.
Ich bin 37 Jahre alt und zeitweise dienstlich unterwegs, habe 6 Jahre in WGs gelebt. Wenn ich daheim bin, koche ich gerne, mache Sport und gartel! Ich suche eine/n MitbewohnerIn mit ähnlichen Interessen und um gute Zeiten zu teilen.
Es wäre klasse, wenn du Pflanzen magst und auch mal den Garten gießen würdest. Sauberkeit und Zuverlässigkeit sollten dir auch wichtig sein :-)

There is a common living/dining room with kitchen (fully equipped with dishwasher, fridge/freezer, induction cooking and oven. I do not have a TV but a beamer.
The outside area is 40 m² and can be used to chill out and for gardening, there is also a grill.
I am 37 years old and traveling for business from time to time, with 6 years of flatsharing experience. At home I like to cook, I love sports and gardening! I am looking for a roomie with similar interests and to share a good time.
It would be great if you like plants, e.g. would have no problem with watering the garden. I appreciate cleanliness and reliability :-)
