1-2 Zimmer in Altbauwohnung mit Atelier

Hallo,

ich ziehe Anfang Juli nach langer Zeit im Ausland wieder zurück nach Wien und suche für den zweiten Teil der Wohnung noch 1-2 Mitbewoner:innen oder ein Paar (für 1. Juli 2022). Konkret geht es um zwei aneinanderliegenden Zimmer mit 22,5 bzw 32 m2, die südseitig liegen und sehr hell sind. Die zwei Zimmer sind miteinander verbunden, wobei das eine einen getrennten Zugang zur Küche und das andere einen getrennten Zugang über das Badezimmer hat. (Im Grundriss blau und orange eingezeichnet). Außerdem gibt es in einem der zwei Zimmer einen schönen funktionstüchtigen Holz-Kaminofen, der zusätzlich zur Zentralheizung gerne benutzt werden kann. Ich vermiete die Zimmer wahlweise möbliert oder unmöbliert. Es sind bei Bedarf auf jeden Fall ausreichend Möbel vorhanden.

Für das kleiner (22,5 m2, blau markierte) Zimmer wären das monatlich € 325 warm, für das größere (32 m2, orange markeirte) Zimmer monatl. €425 warm.

Die Fotos sind übrigens schon ein paar Jahre alt, weil die Wohnung aktuell untervermietet ist und ich gerade keine neuen machen kann. Die abgebildeten Möbel sind allerdings alle noch vorhanden.

Die Wohnung befindet sich in einem Jugendstilhause mit Blick auf den Schlosspark Schönbrunn und besteht aus Vorraum, WC, Badezimmer, Wohnküche, einem Atelierraum, einem Schlafraum, und einem Wohnraum. Den Atelierraum (Im Grundriss hellgelb eingezeichnet) bewohne ich, Vorraum, WC, Badezimmer und Wohnküche würden wir uns gemeinschaftlich teilen. Die U4 Station ist direkt vor der Haustür (10 min. in die Innenstadt).
In nur 3 Gehminuten ist man im schönen Schlosspark Schönbrunn (ideal zum Ausspannen und Laufen). Ein Billa (Supermarkt) ist ebenfalls vor der Haustüre. Apotheke und weitere Geschäfte sind in der Nisselgasse. Hofer, DM und alles Weitere befindet sich im Einkaufszentrum (Ekazent) nur 5 Gehminuten entfernt.

Kurz zu mir:

Ich heiße Jakob, bin 29 Jahre alt und ziehe nach knapp 10 Jahren Deutschland wieder langfristig nach Wien. Ich bin Künstler und arbeite neben eigenen künstlerischen Produktionen vor allem im Bereich Sound, Film und Theater. Ich studiere außerdem an der Akademie der Bildenden Künste zwischen Wien und München Bildhauerei und Critical Studies. Ich werde daher auch beruflich regelmäßig zwischen Wien und München pendeln. Ich wünsche mir auf jeden Fall ein herzliches und respektvolles Zusammenleben, in dem man hin und wieder mal zusammen kochen oder trinken kann, dennoch aber genug Raum und Privatsphäre für den individuellen Lebensalltag bleibt.

Hello,

I am moving back to Vienna at the beginning of July after a long time abroad and am looking for 1-2 roommates or a couple for the second part of the apartment (from 1 July 2022 onwards). Specifically, I am offering two adjoining rooms of 22.5 and 32 m2 size, which are south-facing and very bright. The two rooms are connected, and each has its own access to the kitchen and the bathroom. (Drawn in blue and orange in the floor plan) In addition, there is a beautiful functioning wood-burning stove in one of the two rooms, which can be used in addition to the central heating with pleasure. I rent the rooms either furnished or unfurnished. In any case, there is enough furniture available if needed.

For the smaller (22,5 m2, blue marked) room this would be monthly € 325 warm, for the larger (33 m2, orange marked) room monthly €425 warm.

By the way, the photos are already a few years old, because the apartment is currently sublet and I can't make any new ones right now. However, the pictured furniture is still available.

The apartment is located in an Art Nouveau house with a view of the Schönbrunn Palace Park and consists of an anteroom, toilet, bathroom, eat-in kitchen, a studio room, a bedroom, and a living room. The studio room (marked in yellow on the floor plan) is occupied by me, the anteroom, toilet, bathroom and eat-in kitchen would be shared. The U4 station is right outside the front door (10 min. to the city center).
In just 3 minute-walk you are in the beautiful Schönbrunn Palace Park (ideal for relaxing and running). A Billa (supermarket) is also on the doorstep. Pharmacy and other stores are in the Nisselgasse. Hofer, dm and everything else is in the shopping center (Ekazent) just 5 minutes walk away.

Briefly about me:

My name is Jakob, I am 29 years old and after almost 10 years in Germany, I am moving back to Vienna for the long term. I am an artist and besides my own artistic productions, I work mainly in the field of sound, film and theater. Besides, I study sculpture and critical studies at the Academy of Fine Arts between Vienna and Munich. Therefore, I will also commute between Vienna and Munich on a regular basis professionally.
