Das Zimmer ist ca. 29m2 groß in einer zweigeschossigen Dachgeschosswohnung, nach Süden ausgerichtet und mit direktem Zugang zum Balkon mit Blick auf den ruhigen und grünen Innenhof.
Es besteht die Möglichkeit, einen Teil des Mobiliars wie Bett, höhenverstellbarer Tisch, Kleiderschrank gegen eine verhandelbare Ablöse zu übernehmen.
Die Wohnung selbst ist 150m2 groß: Es gibt einen kleinen Abstellraum, ein Badezimmer mit Dusche, Badewanne, Toilette und Waschmaschine und auch eine extra Toilette (damit sich die 5. Person nicht gegenseitig in die Quere kommt). Die Küche verfügt eigentlich über alle notwendigen Geräte (Backofen, Geschirrspüler, zwei Kühlschränke, Toaster, mehrere Kaffeemaschinen, Mikrowelle usw.). Außerdem haben wir genug Stauraum für Zeug, dass man vielleicht nicht immer in seinem Zimmer sehen mag.
Jetzt wo der Frühling kommt, sind wir gerade fleißig am Begrünen und Ausgestalten unseres Balkons und freuen uns schon total auf das erste BBQ und die selbstgezogenen Tomaten. Da du eben den einzigen Balkon-Zugang hast, werden wir gerade im Sommer oft durch dein Zimmer gehen wollen. Hierfür können wir uns gerne klare Regeln ausmachen, bisher hat unsere unausgesprochene "open-door-policy" (Tür auflassen, wenn man nicht daheim ist oder für sich sein möchte) ganz gut hingehauen. Wenn du gar niemanden in dein Zimmer lassen möchtest, ist diese WG vermutlich nicht die richtige für dich. :)

The room is approx. 29m2 in a two-storey attic apartment, faces south and has direct access to the balcony overlooking a quiet green inner courtyard.
There is the possibility of taking over some of the furniture such as bed, height-adjustable table, wardrobe for a negotiable price. There is also enough storage space in the apartment so that you can equip your room with all your nice things. :)
The apartment itself is 150m2 in size: there is a small storage room, a bathroom with shower, bathtub, toilet and washing machine and also an extra toilet (so that the 5th people don't get in each other's way). The kitchen actually has all the equipment you could possibly need (oven, dishwasher, two refrigerators, toaster, several coffee machines, microwave, etc.).
Now that spring is coming, we are currently busy greening and decorating our balcony and are really looking forward to the first BBQ and the home-grown tomatoes. Since you have the only balcony access, we will often want to walk through your room, especially in the summer. We are happy to come up with clear rules for this, so far our unspoken "open door policy" (leave the door open if you are not at home or want to be alone) has worked quite well. If you don't want to let anyone into your room, this shared apartment is probably not the right one for you. :)
Die Wohnung liegt in perfekter Lage nur 5 Gehminuten von der U6-Station Michelbeuern-AKH. Auch die Straßenbahnen 40, 41 und 42 sind ganz in der Nähe, mit denen man schnell in die Innenstadt kommt.
Einkaufsmöglichkeiten sind direkt um die Ecke (Hofer, Billa, DM, Denns, Apotheke) und in wenigen Minuten ist man auch beim Kutschkermarkt oder bei der Währingerstraße, wo es viele weitere Geschäfte gibt.
Und falls es dich ins Grüne zieht, ist der Türkenschanzpark nicht weit weg.

The apartment is in a perfect location, just 5-minutes from U6 Michelbeuern-AKH. Trams 40, 41 and 42 are also very close, taking you quickly to the city center. Shops are right around the corner (Hofer, Billa, DM, Denns Biomarkt, Apotheke) and in a few minutes you can also be at the Kutschkermarkt or Währingerstrasse, where there are many other shops. And if you're drawn towards nature, the Türkenschanzpark isn't far away.
Deine MitbewohnerInnen wären Leni, Stephan, Helena und Tim. Alles ganz liebe Menschen! Da die WG eine kunterbunte Mischung aus Studenten und Berufstätigen ist, hat jeder einen unterschiedlichen Tagesrhythmus. Trotzdem kommt das Gemeinsam-Sein nicht zu kurz, zB bei Grillerein auf dem Balkon, Pancakes am Sonntag, Ausflüge auf die Donauinsel, beim Weinwandern oder entspannten Teetrinken am Abend nach einem anstrengenden Tag. Natürlich hast du auch jederzeit die Möglichkeit dich zurückzuziehen, wenn du Ruhe brauchst. Ein respektvoller Umgang miteinander und ein gutes Maß an Sauberkeit ist bei uns Voraussetzung für ein schönes Zusammenleben.

Your roommates would be Leni, Stephan, Helena and Tim, who are all very lovely! Being a mix of students and working people, everyone has a different daily rhythm. Nevertheless, being together is not neglected, for example with a barbecue on the balcony, pancakes on Sundays, trips to the Donauinsel, wine hikes or relaxed tea in the evening after a strenuous day. Of course, you also have the option to withdraw at any time if you need some peace and quiet. For us, treating each other with respect and maintaining a good level of cleanliness are prerequisites for a pleasant life together.
