I am leaving the room, to move together with my girlfriend. The room is part of a 82m² flat with two balconies (19m²) and it's located on the 4th floor of a building which has been thermally renovated in 2021.
The flat is on the top floor and the room faces the inner yard and is thus exceptionally quiet with a nice view of the trees.
The room will be freshly painted room in mid July and it is partially furnished.
Furniture:
Bed (200*180cm) + 2x mattresses (200x90cm). Asking price 400€, mattresses were bought 1 year ago.

Our landlady is very relaxed, she speaks English and lives most of the year in South Africa.
The flat is very close to the Döblinger Hauptstraße, which offers a variety of grocery stores (BILLA, Spar), drugstores (BIPA, DM) and is very close to a pharmacy, a book store and a Humana. Spittelau (U4/U6) is within 10 minutes walking distance, the trams 37/38/D are reached within 5-10 minutes.
With the bike, the Donaukanal is reached within 3 minutes which is amazing to cycle through the city.
Parking is usually possible without looking longer than 3 minutes for a spot.
My room mate is doing his PhD currently and is from Austria. His English is C2 and he is a passionate biker. He likes to use the gas grill and the balcony and is fine with sharing that as well. Cleaning is strictly divided.
He is a very chill guy, but currently has to work a lot. Also, if both parts need their quiet time, it is no problem due to the layout of the flat.
My room mate is doing his PhD and is working 40-50h/week. Thus it would be great to have somebody who has a similar lifestyle. Not necessarily the same amount of hours, but at least a regular lifestyle.
Currently, the staircase is being renovated. The cellar compartment is great to use as a bike storage.
