Hello everyone,
As my visa is soon expiring, I'll be moving out of this lovely apartment. My roommates are currently looking for a new flatmate, and we hope you can join the apartment from January 1, 2024, and lease for at least 1 year.

- Roommates: In this apartment, you'll have two roommates, both Austrians aged between 24 and 26. They are both very nice, and thanks to them, I've made many local Austrian friends during my time here. If you want to practice German, I highly recommend this small apartment!

- Costs:
(1) Warm rent: 350 euros per month.
(2) Deposit: 700 euros, refundable if the room is undamaged upon move-out, to be paid along with the first month's rent at the signing of the contract.
(3) Furniture transfer fee: 200 euros, a one-time fee including a desk, wardrobe, table lamp, chair, and single mattress, etc.
* Note 1: Excludes bed frame! There is no bed frame in the room, only a simple single mattress.
* Note 2: If you do not wish to accept this furniture, please inform us by December 10 to waive this furniture transfer fee.

- Meldezettel: This part needs to be discussed with the roommates and landlord.

- Room: It's a small room of 11 square meters. The bathroom and toilet are separate. The kitchen, bathroom, and toilet will be shared with two other roommates. Although there's no living room, the kitchen is fantastic and well-equipped. Don't miss it if you love cooking!

- Public transportation: Close to U6 Dresdner Straße (5 minutes) and Wien Traisengasse (5 minutes), making it very convenient to go anywhere!

- Supermarkets: Billa (5 minutes), Hofer (15 minutes).

Hallo zusammen,
Da mein Visum bald abläuft, werde ich diese schöne Wohnung verlassen. Meine Mitbewohner suchen einen neuen Mitbewohner*innen, der ab dem 1. Januar 2024 in die Wohnung einziehen und mindestens für ein Jahr untervermietet werden kann.

- Mitbewohner: In dieser Wohnung wirst du zwei Mitbewohner haben, beide Österreicher im Alter zwischen 24 und 26 Jahren. Beide sind sehr nett, und dank ihnen habe ich während meiner Zeit in Österreich viele lokale Freunde gefunden.

- Kosten:
(1) Warmmiete: 350 Euro/Monat.
(2) Kaution: 700 Euro, wird bei unbeschädigter Rückgabe des Zimmers erstattet, zusammen mit der ersten Monatsmiete bei Vertragsunterzeichnung zu zahlen.
(3) Möbelablöse: 200 Euro, einmalige Gebühr, beinhaltet Tisch, Schrank, Tischlampe, Stuhl und Matratze, etc.
Hinweis 1: Kein Bettgestell enthalten! Im Zimmer gibt es kein Bettgestell, nur eine einfache Einzelmatratze.
Hinweis 2: Wenn Sie diese Möbel nicht übernehmen möchten, teilen Sie dies bitte bis zum 10. Dezember mit, um von dieser Möbelablöse befreit zu werden.

- Meldezettel: Dies muss mit den Mitbewohnern besprochen werden.

- Zimmer: Es handelt sich um ein 11 Quadratmeter kleines Zimmer. Das Badezimmer und die Toilette sind getrennt. Küche, Bad und Toilette werden mit zwei Mitbewohnern geteilt. Obwohl es kein Wohnzimmer gibt, ist die Küche fantastisch und gut ausgestattet. Verpass es nicht, wenn du gerne kochst!

- Öffentliche Verkehrsmittel: Es liegt in der Nähe der U6 Dresdner Straße (5 Minuten) und Wien Traisengasse (5 Minuten), sodass es sehr bequem ist, überall hinzugelangen!
Supermärkte: Billa (5 Minuten), Hofer (15 Minuten).

大家好，由於我簽證即將到期，所以我即將搬出這個可愛的公寓。我的室友們正在尋找一位新的室友，希望你能從 2024 年 1 月 1 日加入這個公寓，並至少承租 1 年～

- 費用：
暖租 350 歐/月。
押金 700歐，退租時若房間無損壞將會退還，於簽合約當下連同第一個月租金一起給付。
傢俱轉讓費 200 歐，為一次性費用，包含桌子、鐵櫃、檯燈、椅子、床墊⋯⋯等等。
＊注意 1：不包含床架！房間內並沒有床架，只有附一個簡單的單人床墊。
＊注意 2：若是不想接收這些傢俱需於 12/10 前告知，將免除這項加傢俱轉讓費用。

- 入籍：這部分須與室友討論唷～

- 房間：這是一個11平方米的小房間。浴室和廁所是分開的。廚房、浴室和廁所將與其他 2 位室友共用。雖然沒有客廳，但廚房非常棒且設備齊全，如果你喜歡烹飪，千萬不要錯過！

- 交通：靠近U6 Dresdner Straße（5分鐘）和Wien Traisengasse（5分鐘），到任何地方都非常方便！
