Zum WG-Zimmer:
Das Zimmer befindet sich in der unteren Etage unserer zweistöckigen Wohnung. Es ist ca. 19 m2 groß, mit neuem Laminatboden, großer Fensterfront und blick in den Hof. Das Zimmer ist teilmöbliert (siehe Fotos). Falls benötigt können auch ein Schreibtisch und ein Bett zur Verfügung gestellt werden.
Zur Wohnung:
Die Wohnung ist ca. 115 m2 groß. In der oberen Etage befinden sich der Eingangsberich und ein Zimmer mit ensuite Badezimmer/WC. In der unteren Etage befinden sich das Wohnzimmer, der Essenbereich, die Küche, der Balkon/Loggia, das Bad, ein separates WC, der Abstellraum, dein Zimmer sowie ein weiteres Zimmer.
Da die Wohnung über zwei Bäder/WCs verfügt, teilst du dir das Bad und WC nur mit einem Mitbewohner. Die anderen Räumlichkeiten wie z.B. das Wohnzimmer oder der Balkon/Loggia stehen allen Mitbewohner:innen zur Verfügung.

The room is located in the lower level of the two level apartment. It is 19 sqm big with a large window front and a backyard view. The room is currently partially furnisehd (see pictures). A bed (140*200) and desk is available if needed.
In the upper level of the apartment there is the entrance and a room with ensuite bathroom. In the lower level there is the living room, dining room, kichen, balcony, a bathroom and separate toilet, your bedroom as well as another one. You will share the bathroom / toilet only with one roommate.
The apartment is located in front of the tram station 30 and 31 which brings you in only one station to the main hub "Bahnhof Floridsdorf" (or walking distance 10 minutes from the house). From there you can access the commuter trains or metro U6. To reach the city center it takes you approx. 20-25 minutes, depending where you want to go.
There is a supermarket located directly in the house and a drug store just on the other side of the street. A shopping center including a fitness center and the cinema is reachable within 10 minutes walking distrance. There are plenty of shops, restaurants and coffeeshop also around Bahnhof Floridsdorf.
You can also access the closeby "Donauinsel" or "Alte Donau" where you also have possibilites to swim, get tanned, do outdoor sports, etc. by foot (15 minutes) or by bike (5 minutes).
In the flat there are two male roommates. One (33 y.o.) is working fulltime for a tech company, whereas the other one (23 y.o.) is persuing his undergraduate studies at FH Technikum Wien and working part-time. We are looking for a clean, responsible and non-smoking flatmate who is preferable working as well. Please also note that responsible to keep the house clean and functioning responsibilites are shared amongst the flatmates.
Im Haus befindet sich ein SPAR (Supermarkt) und gegenüber ein Bipa (Drogeriemarkt). Bäckerei, Apotheke, weitere Einkaufsmöglichkeiten sind in Gehweite. Außerdem befindet sich ein Shopping Center mit Kino und Fitness Center 10 Minuten zu Fuß entfernt. Ebenfalls gibt es etliche Cafés, Restaurans und Geschäfte rund um den Bahnhof Floridsdorf.
Vor der Haustüre befindet sich die Straßenbahnhaltestelle 30 und 31 (1 Station vom Bahnhof Floridsdorf). Beim Bahnhof Floridsdorf befinden sich Anchlüsse zur U6 und S-Bahn (ca. 10 Gehminuten vom Haus entfernt). Ins Statzentrum benötigt man etwa 20-25 Minuten, je nachdem wo man hinfährt.
Die Naherholungsgebiete Donauinsel sowie Alte Donau befindent sich 15 Gehminuten bzw. 5 Minuten mit dem Rad entfernt. Dort gibt es Bade- und Outdoorsportgelegenheiten sowie nette Lokale direkt am Wasser. Ebenfalls kann das Stadtzentrum gemütlich über den Radweg entlang der Donau / des Donaukanals erreicht werden.
In unserer WG wohnen zwei männliche sMitbewohner (Nichtraucher). Einer (33 Jahre alt) arbeitet vollzeit in der Elektrobranche, der andere (23 Jahre alt) ist Student auf dem FH Technikum Wien und arbeitet nebenbei.
In der WG wird auf Sauberkeit (geteilte Haushaltsaufgaben) und ein gutes Miteinander Wert gelegt. Da beide berufstätig sind, wird nach einer/einem ruhigen Mitbewohner:in gesucht, die/der sauber, verlässlich und Nichtraucher ist. Ebenfalls sind gemeinsame WG-Abende gern gesehen, jedoch kein Muss.
Der Pauschalmietzins iHv EUR 470,00 beinhaltet bereits alle Nebenkosten (Betriebskosten, Haushaltsabgaben, Strom/Wasser, Heizung, Internet) sowie ein Haushaltsversicherung.
Es gibt drei Radkeller im Haus. Nach Absprache besteht die Möglichkeit einen Garageplatz anzumieten, falls dieser benötigt wird.
