Die Wohnung hat 3 WG-Zimmer (ca. 12m2, 14m2 & 20m2), Küche (ca. 9m2, voll möbliert, vor 3 Jahren neu gemacht inkl. Kühlschrank, Gefrierschrank, Herd, Ofen, Geschirrspühler), Bad (inkl. Waschmaschine, Spiegelschrank, Regal), Klo, Abstellkammer, Flur, außerdem ein kleines Kellerabteil. Fahrradstellplätze im Fahrradkeller und Hinterhof (überdacht) vorhanden.
Die 2 kleineren Zimmer gehen zum ruhigen Hinterhof, Morgensonne. Das größte Zimmer (ca. 20m2) geht nach vorne zur Straße (Einbahnstraße, ruhige Straße), Abendsonne.
Die Vermieterin (ein nette unkomplizierte Frau Anfang 60) bewohnt eines der 3 Zimmer, sie ist jedoch nur sehr selten (ca. 2 Nächte pro Jahr) in der Wohnung, da sie eigentlich in Niederösterreich lebt und arbeitet. Daher darf ihr Zimmer in ihrer Abwesenheit auch sehr gern von den anderen beiden Bewohner:innen genutzt werden, z.B. als WG-Wohnzimmer, Gästezimmer, Abstellraum, ... Die 2 Mieter können sich jeweils eines der 3 Zimmer aussuchen, die Vermieter nimmt für sich das dritte Zimmer.
Die Wohnung bietet viel Stauraum mit Abstellkammer, großem Schrank im Flur & Kellerabteil.
Je nach Wunsch der Mieter:innen sind die Zimmer unmöbliert, teilmöbliert oder vollmöbliert (Bett, Tisch, Kasten)
Haustiere erlaubt.
Es gibt einen Fahrstuhl im Haus.

The apartment has 3 WG-rooms (approx. 12m2, 14m2 & 20m2), kitchen (approx. 9m2, fully furnished, renovated 3 years ago incl. fridge, freezer, stove, oven, dishwasher), bathroom (incl. washing machine, Mirror cabinet, shelf), toilet, storage room, hallway, also a small cellar compartment. Bicycle parking spaces in the bicycle cellar and backyard (roofed) available.
The 2 smaller rooms face the quiet backyard, morning sun. The largest room (approx. 20m2) faces the street (one-way street, quiet street), evening sun.
The flats owner (a nice, uncomplicated woman in her early 60s) lives in one of the 3 rooms, but she is only very rarely in the apartment (about 2 nights a year) because she actually lives and works in Lower Austria. Therefore, your room can also be used by the other two residents in your absence, e.g. as a shared living room, guest room, storage room, ... The 2 tenants can each choose one of the 3 rooms, the flats owner takes the third room.
The apartment offers plenty of storage space with a storage room, large closet in the hallway and basement compartment.
Depending on the wishes of the tenants, the rooms are unfurnished, partially furnished or fully furnished (bed, table, cupboard).
Pets Allowed.

Die Wohnung liegt in Kaisermühlen - direkt an der Donauinsel und Neuen Donau. Und ebenfalls sehr nah zur Alten Donau. Hundeauslaufzone ganz nah.
Die Busse 92 A & 92 B fahren meist im 5 Minuten-Takt zu den Stationen U1 Kaisernühlen/VIC bzw. U2 Donaustadtbrücke, Bushaltestelle ist nur 3 Gehminuten entfernt.
Alternativ sind es ca. 15 Gehminuten oder 5min mit dem Fahrrad zur U1 Station Kaisermühlen/VIC bzw. U1 Donauinsel.
Gute Anbindung auch mit dem Auto - Autobahnauffahrt sehr nah (jedoch nicht zu hören oder zu sehen von der Wohnung, da sie unterirdisch verläuft und oben begrünt ist).
Hofer, Billa, dm, BIPA, Apotheken, Bankomat, Friseur und andere Geschäfte des täglichen Bedarfs sind fußläufig sehr gut erreichbar.

The apartment is located in Kaisermühlen - directly on the Danube Island and the New Danube. And also very close to the Old Danube. Dog run zone right is very close by.
Busstation for buses 92A & 92B is within 3min walking distance and the buses usually run every 5 minutes to the U1 Kaisernühlen/VIC or U2 Donaustadtbrücke stations.
Alternatively, it is about 15 minutes on foot or 5 minutes by bike to the U1 station Kaisermühlen/VIC or U1 Donauinsel.
Good connection also by car - highway entrance very close (but not to be heard or seen from the apartment since it runs underground and has greenery above).
Hofer, Billa, dm, BIPA, pharmacies, ATMs, hairdressers and other shops for daily needs are within easy walking distance.

Da die Vermieterin sehr selten da ist seid ihr im wesentlichen eine 2er WG und könnt euer WG-Leben ganz frei bestimmen. Es können auch Paare oder Alleinerziehende Eltern einziehen, die Vermieterin ist für alle Konstellationen offen.

Die Wohnung war seit vielen Jahren eine WG. In den vergangenen 2 Jahren haben der Sohn der Vermieterin und dessen Partnerin und Baby in der Wohnung gewohnt. Da wir nun in eine größere Wohnung ziehen soll aus dieser Wohnung wieder eine WG werden.
Die Miete beträgt aktuell ca. 460 Euro pro Zimmer, das beinhaltet schon alle Betriebskosten (Heizung, Warmwasser, Haushaltsversicherung...). Aktuell sind die Betriebskosten ja leider sehr hoch, sollten sie wieder sinken, sinkt auch der Mietpreis wieder.
Ihr müsst nur noch Strom (zwischen 35 und 70 Euro für die gesamte Wohnung, je nach Inflation und je nach eurem Verbrauch...) und Internet zusätzlichen bezahlen.
Der Mietvertrag ist zu Beginn auf 3 Jahre begrenzt und kann dann bei Bedarf verlängert werden.
Die meisten Möbel die auf den Fotos zu sehen sind nehmen die Vormieter:innen mit. Manche Möbel können bei Bedarf abgelöst werden.

The apartment had been a WG for many years. In the past 2 years, the owner's son, his girlfriend and their baby have lived in the apartment. Since we are now moving to a larger apartment, this apartment wants to become a WG again.
The rent is currently around 460 euros per room, which already includes all operating costs (heating, hot water, household insurance...). Unfortunately, the operating costs are very high at the moment (Inflation), and if they go down again, the rental price will go down again.
Aditional costs for you are: electricity (between 35 and 70 euros for the entire apartment, depending on inflation and your consumption...) and internet.
The rental contract is initially limited to 3 years and can then be extended.
Most of the furniture shown in the photos is taken by the previous tenants.
