Zur Miete stehen zwei helle, ruhige Zimmer mit Blick ins begrünte Innenhof. Die etwas ungewöhnliche Konstellation hat folgenden Grund - da unsere Wohnung aus drei größeren und zwei etwas kleineren Zimmern besteht und wir möchten, dass sich alle Mitbewohnerinnen gleich wohl fühlen und genug Platz haben, werden die zwei kleineren Zimmer an eine Person vermietet (um INSGESAMT 418€/Monat). Ich habe die Räume als Schlaf- und Arbeitszimmer genutzt, was in den Prüfungsphasen besonders angenehm war.
Die Wohnung ist im 2. OG eines wunderschönen Altbaugebäudes und ist top renoviert, mit getrennten WC und Bad (mit riesiger Badewanne) sowie einem Abstellraum. Eine Waschmaschine und eine voll ausgestattete Küche mit einem Geschirrspüler sind auch dabei. Neben der Gasheizung ist die Wohnung mit einer Fußbodenheizung in Küche, Bad und Flur ausgestattet.

For 418€ a month you get two rooms (bedroom and study room) in a big and renovated apartment. Both rooms are furnished and looking into the green and quiet courtyard. The apartment has a big bathroom, separate toilet, a fully equipped kitchen with a dish washer, a storage room and a washing machine. Additional to the gas heating of the rooms there is floor heating in the common spaces, the kitchen and the bathroom.
Die Wohnung hat eine optimale Verkehrsanbindung an den Straßenbahnlinien 5, 33, 37, 38 (ca. 7 Minuten bis Schottentor), Buslinie 40A, S-Bahn (Franz-Josefs-Bahnhof) sowie U6 Währinger Straße. Spar, BILLA, Bipa, dm und Hofer bieten sehr gute Einkaufmöglichkeiten an - sogar am Sonntag im BILLA am Franz-Josefs-Bahnhof. Die Nähe zum Liechtensteinpark und zum Donaukanal (Friedensbrücke) lädt zu Freizeitaktivitäten ein.

The tram lines 5, 33, 37 and 38 as well as bis line 40A stop ca. 50m from the house door. You can reach Schottentor or the Uni Wien Campus within 5-7 minutes. Close by there is also the U6 stop Währinger Straße. The shops Spar, Hofer, Billa, bipa and dm are where we can do our größere shopping. The apartment is also close to Franz-Josefs-Bahnhof where you can find an S-Bahn stop and a Billa which is open on Sundays! With Palais Liechtenstein and Donaukanal (Friedensbrücke) within a short walking distance, there are also a lot of green areas for spending time outside or for doing sports.
In unserer internationalen 4-er WG wohnen noch Tami und Anna (Österreich) und Shauna (USA), die teilweise schon berufstätig bzw. in ihrem Master sind. Unser WG-Lebens is sehr entspannt. Wir unternehmen gerne etwas am Abend oder am Wochenende zusammen, aber respektieren auch unsere Privatsphäre. Da ich bald mit meinem Freund zusammenziehe, suche ich nach einer netten Nachmieterin, die Sauberkeit schätzt und nicht nur auf der Suche nach einer Zweck-WG ist. You’ll share the apartment with Anna and Tami from Austria and with Shauna from the USA who are in their masters or already working. We like to spend time together over dinner or to go out but we also respect each other’s privacy. We have our cleaning plan and like to keep the shared space clean. I am moving in with my boyfriend and I’m looking for a kind flatmate to take my place. We’re happy to get to know you and to tell you more about ourselves when we meet.
Da die Hälfte unserer WG derzeit auf Reisen in schwierigen Zeitzonen ist (USA und Australien) und Dich alle kennenlernen möchten (Du sie sicherlich auch), wäre ein Besichtigungstermin erst am 9. Oktober (ab 18 Uhr) möglich. Ich ziehe offiziell am 15.10. aus, aber das Schlafzimmer wäre schon am 13.10. verfügbar, falls der Umzug am Samstag für Dich leichter zu gestalten ist. Für Oktober wird natürlich nur die Hälfte der Miete verlangt. Es wäre auch möglich, die Zimmer nur für die zweite Oktoberhälfte zu mieten bzw. erst ab dem 1. November. As half of the girls are currently traveling in difficult time zones (USA and Australia) and all of us would like to meet you personally, we could offer the first flat visit on 09.10. starting from 6 p.m. I’ll be officially moving out on 15.10. but the bedroom can already be available on 13.10. if moving is going to be easier for you on a Saturday. For October you’d only half to pay half of the rent. We’re looking for a long-term flatmate but it’s possible to rent the rooms only for the second half of October or also starting from November. I’m looking forward to your message.
