Hallo WG-Suchende,
bin momentan auf der Suche nach einem Nachmieter für mein schönes 19 m2 großes Zimmer in einer ruhigen 2er WG im 20. Bezirk. Es ist auf den Innenhof gerichtet, weshalb man wirklich absolut keinen Straßenlärm hört. Die Miete beläuft sich auf 400 € inklusive Warmwasser. Dazu kommen noch Internet und Strom. Zusätzlich ist eine Kaution von 1.500 € zu hinterlegen. Ich würde gerne mein Bett und mein Sofa da lassen für eine Ablöse, darüber lässt sich aber diskutieren ;)
Die Wohnung besteht entsprechend den Bildern aus der Küche, dem Bad, Toilette, den 2 Schlafzimmern und einem Zwischenzimmer. Das Zwischenzimmer könntet ihr noch als Wohnzimmer einrichten, sodass es einen Gemeinschaftsraum gibt :)
Es gibt auch ein kleines Kellerabteil, wo Kleinigkeiten verstaut werden können.

The flat is located in the 20th district, nearby Friedensbrücke and Donaukanal. Since your new room isn't facing to a street, it is extraordinary silent. So no noise bothering!
The rent is about 420 Euro (everything included).
You have to pay a caution of 1500 Euro which you will get back when you move out of the apartment. My bed, couch and shelf will be staying in the room and I would ask a deposit for it.
The apartment is all in all 60 m ^2 big, consisting of a kitchen, bathroom, toilet, two rooms and one corridor room which could be turned into a living room.
Die Wohnung liegt in der Gerhardusgasse, direkt neben dem Hannovermarkt. In Gehweite befindet sich die U4 Friedensbrücke, U6 Jägerstraße sowie die Straßenbahnlinien 31, 33 und 5. Durch die gute öffentliche Verkehrsanbindung ist man sehr schnell in der Innenstadt und auch für Studenten ist die Lage optimal. Einkaufsmöglichkeiten wie Billa, Hofer, BIPA, Bäckereien und dergleichen sind innerhalb weniger Minuten zu Fuß erreichbar. Außerdem befinden sich der Donaukanal und der Augarten in der Nähe, was für Freizeitaktivitäten sehr praktisch ist.
The flat is well located, nearby the Friedensbrücke (U4) and Jägerstraße (U6). Moreover you have streetcars (31, 33 and 5) nearby.
Supermarket, bakery and other stores are all in walking distance. Additionally you are close by the Hannover market where you can buy fresh vegetables etc.
Deine zukünftige Mitbewohnerin ist eine sehr angenehme und ruhige PhD-Studentin. Sie ist 28 Jahre alt und würde sich über wen freuen, der ähnlich jung oder alt ist -je nachdem wie man es nimmt :D Wir haben uns immer gut verstanden und sie ist auch ein recht unkomplizierter Mensch. Alle anfallenden Kosten werden fair auf zwei aufgeteilt und die Privatsphäre des anderen respektiert. Natürlich ist es kein Problem, wenn mal Freunde zu Besuch kommen und die auch mal da übernachten.
Your future roommate (Shristi) is a 28 years old girl who is Currently doing her PhD. So she is working during the week.
She speaks English, so it would be nice if you can speak English as well.
If you are a fan of quietness, the apartment will be perfect for you. Since Shristi is working a lot, she doesn't want to have a party flat and prefer to have someone who is quiet and respectful. However, friends are welcomed in the apartment for sure.
Der Vermieter der Wohnung ist ebenfalls sehr nett. Wir pflegten ein freundschaftliches Verhältnis und man kann ihn immer sofort anrufen, wenn irgendetwas sein sollte. Einzug ist ab sofort möglich, da ich schon in meine neue Wohnung gezogen bin.
Besichtigungen können gerne nach Vereinbarung stattfinden. Ich freue mich auf eure Nachrichten, lg Johannes.
