Liebe Wohnungssuchenden,
ich suche eine Nachmieterin für mein schönes großes und helles WG-Zimmer im 17. Bezirk, ab Mitte Jan (aber ein bisschen flexibel). Es ist in einer 3er WG mit zwei netten Mitbewohnerinnen (Melania, 26 & Hanna, 22). Da beide berufstätig sind, suchen wir keine Studienanfängerin, am besten zwischen 22 und 30 Jahren.
Die Altbauwohnung besteht aus 3 Schlafzimmern, einem großen hellen Bad und einer gemütlichen Küche, wo gerne auch mal zusammen gekocht wird oder ein Glas Wein zusammen getrunken wird. Die Küche ist mit allem ausgestattet, was man braucht, inklusive Spülmaschine und Mikrowelle. Die Waschmaschine steht im Bad.
Das freie Zimmer ist ca. 22m2 groß. Dieses Zimmer ist komplett mit einem Bett, Schubladen, Kleiderständer, Couch, Teppich, Schreibtisch, TV, Vorhänge, Nachttischen ausgestattet, Bettdecken, Kissen, Lampe und einen Heimtrainer. Ich frage nach 700 Euro, da das meiste davon kürzlich gekauft wurde.
Die Wohnung liegt zentral im 17. Bezirk. Mit der Straßenbahn 43 (3 Gehminuten) ist man in 15 Minuten in der Innenstadt und in 5 Minuten bei der U6 Alserstraße. Der Bus 10A ist auch nur 3 Gehminuten und die Schnellbahnstation Hernals nur 5 Gehminuten entfernt.
Billa, Hofer, Bipa, Bäckereien und Apotheke sind unmittelbar in der Nähe und im Sommer ist gleich nebenan ein italienisches Eiscafé.
Mietkosten sind bei 350€ (inklusive Betriebskosten, Strom&Gas, Internet und Hausratsversicherung). Es kommen keine weiteren Kosten dazu!
Die Kaution liegt bei 765€ und es wird eine kleine Ablöse von 50€ für die Waschmaschine verlangt.

Dear friends,
my beautiful and big room will be available from the middle of January (we are a little flexible with the move in date). The room is in a shared apartment with my two flatmates ( Melania, 26 and Hanna, 22). Since they are fulltime working, we prefer a new tenant that is between 22 and 30 years old. And please only girls.
The apartment has 3 bedrooms, a big bathroom (with washing machine) and a kitchen (fully equipped incl. microwave and dishwasher).
The room is roughly 22m2. It is fully furnished, with a bed, draws, couch, desk, and also new rugs, bedding, pillows, tv, book selves, curtains, lamps, exercise bike and so on. I am asking for 700 euros for all as most of it was newly bought.
Public transportation is very close. The tramway 43 (3 minutes to walk) brings you in 15 minutes to the inner city and in 5 minutes to the metro station Alserstraße. There is also the Bus 10A and the railway station Hernals.
Supermarkets, drugstore, bakery and pharmacy are just a few minutes away.
The lease costs are 350€ (incl. electricity, gas, internet and insurance). There are no additional costs.
The deposit is 765€ and aside from the cost of the furniture and homewares in the room, we would need 50€ for the washing machine, since we bought them ourselves.
