Ich suche ab sofort eine Mieterin für mein Zimmer im 3. Bezirk. Die gesamte Wohnung hat ca. 75m², liegt im 4. Stock (leider ohne Lift – aber es ist wirklich gutes Training!) und ist voll ausgestattet (Waschmaschine, Küchengeräte, Geschirr, etc.). Das zu vermietende Zimmer selbst hat ca. 10m² und ist sehr hell und gemütlich. Da es auf der Hofseite liegt, ist es außerdem sehr ruhig. Meine Möbel (Bett, Schrank, Schreibtisch usw.) würde ich im Zimmer lassen, du musst dir also nichts besorgen. Die Kosten für das Zimmer belaufen sich inkl. Betriebskosten, Strom und Gas auf ca. € 320 pro Monat (€ 900 wären noch Kaution und € 350 Ablöse). Deine Mitbewohnerinnen wären Corinne und Anna – beide aus Oberösterreich, 24 Jahre alt, Studenten und sind supernett!

I’d like to rent my room in the third district. The whole apartment has around 75m², is located on the 4rd floor (unfortunately without elevator, but it’s really good training!) and is fully equipped (washing maschine, kitchenware, crockery, etc.). The room that is being rented has around 10m² and is very bright, comfortable and quiet. All my furniture (bed, wardrobe, study desk, etc.) would stay in the room, so you don’t need to get anything. The costs for the room incl. overheads, electricity and gas are around € 320 per month. Additionally, there is a deposit of € 900 and for the furniture € 350. Your flatmates are Corinne and Anna from Upper Austria – they are both 24 years old and are studying. They are super nice!

Die Lage der Wohnung ist eigentlich ziemlich perfekt: In ca. 10 Gehminuten erreichst du die U-Bahn Stationen Landstraße (U3, U4), Schwedenplatz (U1, U4) und Praterstern (U1, U2). Fast direkt vor unserer Haustüre fährt auch die 1er und O-Straßenbahn weg. Zur WU kann man entweder mit der 1er fahren (dauert ca. 10min) oder zu Fuß gehen (20-25 Minuten). Auch die Hauptuni bzw. TU erreicht man mit den Öffis in ca. 20-25 min. Außerdem gibt es direkt vor unsrem Haus einen Abgang zum Donaukanal.
The location of the flat is pretty much perfect: In around 10 walking minutes you reach the metro stations Landstraße (U3, U4), Schwedenplatz (U1, U4) und Praterstern (U1, U2). Nearly right on our foodsteps are also the tramlines 1 and O. To reach WU you can either take the tramline 1 (takes around 10 minutes) or walk by food (takes 20-25 minutes). You also reach the University of Vienna and the Technical University in around 20-25 minutes with public transport. Finally, there is access to the “Donaukanal” directly in front of our house.
