Hi! Da unsere Mitbewohnerin zurück nach Frankreich zieht, suchen ich (Pinar, 29, f, Personenbetreuerin), Temi (21, f, studiert Soziologie) und Lady (4, f, mittelgroße Pointer Mischling) ab sofort nach einer/einem netten Mitbewohner/In die/der zu unserer WG gut passen wird :)

Die Wohnung liegt im 1. Liftstock eines klassischen Altbaus mit hohen Decken, Flügelfenstern und Fischgrätenparkett. Es gibt einen großen Flur, eine voll eingerichtete Küche mit Geschirrspüler, Tageslichtbad mit Wanne und Waschmaschine, sowie getrennt begehbarer Toilette. Ein großes, lebendiges Wohnzimmer ist gemeinsam zu genießen. Ich habe ein E-Piano, über das sich jeder Klavierspieler freuen wird - ob amateur oder profi :)

Dein 26m2 großes getrennt begehbares Zimmer hat ein großes Fenster zu einem sehr ruhigen Innenhof. Tisch, Kleiderständer, Bett und Matratze, Vorhänge, Sofa, Regal und Lampe kannst du gegen 100€ Ablöse übernehmen.

Die Wohnung liegt mitten in Wien im 3. Bezirk (Landstraße) direkt ums Eck vom Schloss Belvedere und dem neuen Hauptbahnhof. Die öffentliche Verkehrsanbindung ist super mit den Straßenbahnlinien O, 18 (direkt vor dem Haus), 71, D (6 Min. zu Fuß), der U1 Hauptbahnhof (3 Min. mit Tram), den S-Bahn Stationen Quartier Belvedere und Rennweg (je 10 Min. zu Fuß) und den Bussen 13A und 69A (3 Min. mit der Tram).

Für dich heißt das 20 Min. zur Hauptuni, 15 Min. zur TU, 5 Min. zum Marx Biocenter, 30 Min. zur WU, 20 Min. zur UN, 5 Min. zum Hauptbahnhof und 30 Min zum Flughafen.

Alles, was ihr für den täglichen Bedarf braucht, liegt ein paar Meter die Straße runter, z.B. Billa, Hofer, Penny, Bipa, DM, Apotheke und Trafik. Zwei Spätis (Spar Landstraße & Hauptbahnhof-Mo-So 6-23Uhr) ist 10 Minuten mit der Tram & zu Fuß entfernt.

Was mich immer freut, nur 50m weiter liegt die große Parkanlage Schweizergarten und der botanische Garten der Uni Wien am Schloß Belvedere. Alle drei sind toll zum joggen, picknicken oder einfach nur relaxen. Im Schweizer Garten befinden sich zudem noch einige Sportanlagen. Das nächste Fitness Studio ist ca. 8 Minuten zu Fuß entfernt, in Landstrasse (15 min mit Tram) befindet sich auch ein Fitinn.

Die Gesamtmiete für das Zimmer beträgt 500 Euro und ist als All-Inclusive Preis (warm, inkl. Strom, Gas, Internet und Haushaltsversicherung) gedacht, das heißt es entstehen keine weiteren Nebenkosten. Die Kaution beträgt 700€.

Hey! Because our roommate is leaving Vienna, Temi (21, f, sociology student), I (Pinar, 29, f, caregiver for people with disabilities) and Lady (4, f, midsized Pointer Mix) are looking for a nice roommate, who would fit nicely in our flat.

The typical Viennese “Altbau” building has an elevator leading up to our first floor apartment. It has high ceiling, big windows and wooden parquet floor.

We have a big hallway, a large fully equipped kitchen with dishwasher, a big bathroom with bathtub and washing machine and a separate toilet. Nice and lively livingroom is perfect for hanging out, working and watching movies. You are also most welcome to use my digital piano :)

Your 26m2 separately accessible, spacious room has a window to a quiet inner yard and has no street noise. If you want, you can take over bed and mattress, table, shelves, couch, clothes rack, curtains and lamps for 160€!

The apartment is in the 3rd district (Landstraße) in the middle of Vienna right around the corner of Schloss Belvedere and the main train station Hauptbahnhof. The connection to public transport is ideal with tram lines O, 18 (right in front) 71, D (6 minutes' walk), subway U1 station Hauptbahnhof (3 minutes by tram) S-Bahn stations Quartier Belvedere and Rennweg (8 minutes’ walk), bus lines 13A and 69A (3 minutes by tram).

So you just need 20 min. to UN., 20 min. to Hauptuni, 15 min. to Oper, TU or Landstraße, 5 min to St. Marx Biocenter, 30 min. to WU, 5 min. to the internation train station, 20 min. to Erdberg international bus station and 30 min to the airport.

Everything you need on daily bases such as grocery stores (Billa, Hofer, Penny) is a couple of meters down the street. Bipa, DM, a pharmacy and tobacco store are just around the corner. Two Spars (06:00-23:00) are just ten minutes away, which are also open on Sundays.

The best part, if you want to go for a run, relax in the green or have a picnic, you just have to cross the street and find yourself in the big parks Schweizergarten and beautiful gardens of Belvedere! There is also a Fitness Studio in Rennweg, in 8 min. walk and Fitinn in Landstrasse, 15 min. by tram.

The rent is 500€, gas, electricity, internet and apartment insurance included. The deposit is 700€.
