Unsere tolle 5-er WG in einem wunderschönen Wiener Altbau im 3. Bezirk neben dem Stadtpark sucht einen lieben Ersatz (weiblich oder männlich egal).
Nach dem Abschließen von meinem Master-Studium werde ich Wien verlassen, mein 12-Quadratmeter-großes Zimmer ist daher ab Mitte Juni langfristig zu haben (>>>> für nicht weniger als 1 Jahr). Das Zimmer ist klein aber fein und sehr gemütlich eingerichtet, die Altbau-Deckenhöhe mit Gewölben macht das Zimmer zusätzlich sehr luftig. Da das Zimmer in den Innenhof zeigt, ist es eher ein bissel dunkel aber sehr ruhig und vor allem kühl im heißen Wiener Sommer!
Zum Zimmer gehört auch der von hier direkt begehbare fünf Quadratmeter Balkon! Dieser liegt in einem ruhigen Innenhof und bietet neben zusätzlichem Stauraum auch die Möglichkeit an die frische Luft zu kommen. Bislang war die Benutzung des Balkons so geregelt, dass ich das Vorrecht hatte, aber die Mitbewohner ihn ab und zu mitbenutzen durften: besonders schön ist es im Sommer zu zweit oder zu dritt auf dem Balkon zu essen oder einen Spritzer zu trinken! Es gab letztes Jahr auch ein Versuch Tomaten auf dem Balkon zu pflanzen ;)
Das Zimmer ist gerade komplett ausgestattet (so wie im Foto) und kann gerne nach Absprache so möbliert übergeben werden!
Die monatlichen Kosten betragen all inklusive (BK, Heizung, Internet,…) 370€ monatlich. Die Kaution beträgt 1012€.
Die Wohnung bietet insgesamt viel Platz. Unsere feine Küche bietet sehr viel Stauraum, und sonst auch alles, was das Herz begehrt, insbesondere Geschirrspüler, Mikrowelle, einen großen Kühlschrank mit Gefrierfach. Im Vorraum haben wir einen großen Esstisch samt Couch an denen abendliches Plaudern und Diskutieren stattfindet. Das Bad besitzt eine große Badewanne und eine Waschmaschine, die Toilette ist separat. Das Fahrrad kann man in den Innenhof parken und ein Keller ist vorhanden.

Dear All,
Our great 5-er WG in a beautiful Viennese old building in the 3rd district next to the city park is looking for a loving replacement (female or male no matter).
After graduating from my master studies I will leave Vienna, my 12 square meter room will be available from mid-June, long-term (>>>> not shorter than 1 year). The room is small but fine and very comfortably furnished, the old building ceiling height with vaults makes the room additionally very airy. As the room faces into the inner courtyard, it is rather a bit dark but very quiet and especially cool in the hot Viennese summer!
The room also has a five square meter balcony that is directly accessible from here! It is located in a quiet inner courtyard and offers additional storage space as well as the possibility to get fresh air. Up to now, the flatmates were allowed to use it too from time to time: in summer, it is especially nice to eat or drink on the balcony with two or three people! We also tried to plant tomatoes on the balcony last year ;)
The room is fully equipped at the moment (like in the photo) and can be handed over furnished!
The monthly costs are all inclusive (BK, heating, Internet,...) 370€ monthly. The deposit is 1012€.
The apartment offers a lot of space. Our fine kitchen offers a lot of storage space, and everything else your heart desires, especially dishwasher, microwave, a large refrigerator with freezer compartment. In the shared room we have a large dining table with a couch where you can chat and discuss in the evening. The bathroom has a big bathtub and a washing machine, the toilet is separate. The bicycle can be parked in the inner courtyard and a basement is available.
Die Wohnung befindet sich gegenüber der Musik-Uni, und direkt vor der Haustür liegt auch eine City-Bike Station. Ca. 2 Gehminuten entfernt befindet sich die U- Bahn- und S-Bahn- Station Landstraße-Wien Mitte (U3,U4), welche neben zahlreichen Anbindungen (In 5 Minuten bei der Donauinsel und beim Prater!) auch alle erdenklichen Einkaufsmöglichkeiten (Spar, Billa, Hofer und Containermöglichkeit) bietet – dazu auch am Sonntag beim Spar Pronto.
Ob Eis essen beim Veganista, Samstagseinkauf am Rochusmarkt, ein Spaziergang im Belvedere, der dritte Bezirk ist einer der grünsten und gemütlichsten. Zum Stadtpark und somit auch zum 1. Bezirk spaziert man in einer Minute, perfekt zum Joggen und Lernen im Freien.

The apartment is located opposite the Music University, and right in front of the front door there is also a city bike station. About 2 minutes walk away is the underground and S-Bahn railway station Landstraße-Wien Mitte (U3,U4), which offers numerous connections (in 5 minutes at the Donauinsel and at the Prater!) as well as all imaginable shopping possibilities (Spar, Billa, Hofer and dumpster diving possibility) - also on Sunday at the Spar Pronto.
Whether ice cream at the Veganista, Saturday shopping at the Rochusmarkt, a walk in the Belvedere, the third district is one of the greenest and most confy one. To the city park and thus also to the 1st district one walks in one minute, perfect for jogging and learning outside.
Deine potentiellen neuen Mitbewohner sind die nettesten die du dir je wünschen kannst! Die machen zusammen ein tolles Team zwischen 25 und 33 Jahren aus, welches die Woge an Rücksicht und gemeinsamem Spaß immer sehr gut hält: Die sonnige und strahlende Data-Science Studentin Pia, Mao der süßester Kolumbianer von ganz Wien überhaupt, Clemens eine physikinteressierte Nachteule, und Markus ein umwerfend eloquenter Gesprächspartner der leider bald nach Oxford für den PhD weiterziehen wird.

Your potential new roommates are the nicest you could ever wish for! Together they make up a great team between 25 and 33 years, which always keeps the balance between respect and fun: The sunny and radiant data science student Pia, Mao the sweetest Colombian from all over Vienna, Clemens a physics-interested party soul, and Markus an eloquent speaker who unfortunately will soon move on to Oxford for the PhD.
