Es steht ein 22m² großes vollmöbliertes Zimmer zur Verfügung. In dem Zimmer ist alles vorhanden was das Herz begehrt - von Doppelbett mit Naturkautschukmatratze, großzügigem Einbauschrank, Handtücher, Bettwäsche, TV, eine gemütliche Sitzecke und vieles mehr. Das Zimmer ist zu jeder Tages- und Nachtzeit sehr ruhig, da die Fenster auf den begrünten Innenhof gehen. Wenn du ein Rad mitbringst, ist im Innenhof auch ausreichend Platz.
Die Wohnung hat drei Zimmer und ist auch bei der größten Hitzewelle angenehm kühl. Die Küche ist brandneu, voll ausgestattet (z.B.: Nutribullet, Backformen, Thermometer, Sektgläser, 2 Geschirrsets, Geschirrspüler, Mikorwelle - es ist alles da) und bietet eine erhöhte Arbeitsfläche. Zum Badezimmer gibt es eines zu sagen: klein aber fein :D

The room is very big, equipped with a king-size bed, a large wardrobe, a small TV and a cozy sitting area. Sheets and towels are provided as well. The view goes on to the green inner courtyard, so it is quiet at all times. In case you bring a bicycle with you, there is enough space in the inner courtyard.
The flat has three rooms and is also during the hottest periods of summer very cool. The kitchen is brand-new and offers a high countertop. It is equipped with everything you will need - Nurtibullet, mixer, 2 sets of tableware and so much more!
There is one thing to say about the bathroom: small but nice :D
Die Verkehrsanbindung und Lage ist ausgezeichnet. Die U4 Kettenbrückengasse/Pilgramgasse ist 3 Gehminuten von der Wohnung entfernt und dazu gibt es 4 Buslinien. Die TU, Mariahilfer Straße, Naschmarkt und die Innenstadt befinden sich in Gehweite. Rundherum sind Bars und viele Restaurants. Um die Ecke gibt's alles, was man tagtäglich zum Einkaufen braucht (Hofer, Spar, Billa, dm,...)

The location of the flat is amazing. The metro (U4) is 3 minutes away and there are also 4 bus lines. A big shopping street (Mariahilfer Straße), the university TU, a farmer's market (Naschmarkt) and the first district (city center) is within walking distance. There are many bars and restaurants around, and you can find everything for the every-day-living (supermarkets, drugstores,...) right around the corner.
Mein Name ist Sabrina und ich ziehe gemeinsam mit meiner besten Freundin mit Ende März aus der Wohnung aus. Daher suche ich eine neue Untermieterin für dieses Zimmer. Da Du die erste wärst, die hier einzieht könntest Du mitbestimmen wer die zweite Person ist, die in dieser Wohnung noch einziehen wird.
Es ist mir wichtig, dass meine Untermieter sauber und ordentlich sind und mit den Gegenständen so umgehen, als wären es die Eigenen.
Prinzipiell wird dieses Zimmer und 2 verbundene Zimmer (an eine Person)untervermietet. Diese beiden Zimmer werden nach meinem Umzug allerdings noch neu eingerichtet und stehen daher wahrscheinlich erst ab Mitte April zum Einzug bereit. Wenn du allerdings eine Wohnung für eine WG-Neugründung suchst, wäre diese hier die perfekte Möglichkeit. Vor zwei Jahren habe ich ein kleine "Renovierung" der Wohnung vorgenommen. Seitdem kann man die zweite Person überhaupt nicht mehr hören, wenn die Türen geschlossen sind. Daher ist die Lebensqualität in dieser WG besonders hoch, wenn man lieber seine Ruhe hat.

My name is Sabrina and I will be moving out thogether with my best friend at the end of March. That is the reason why I am looking for a new sublessee. Since you would be the first person, who would be moving in, you could pick with me who would fit best for the second half of the appartment.
It is very important to me that you are a tidy person and treat everything in the appartment as if it was your own.
The appartment consists of the room advertised here and 2 joint rooms. Since those two rooms need to be furnished after I move out, they will only be available after the middle of April. If you are looking for a whole appartment to startup a WG, this appartment would be perfect.
Two years ago I did a little renovation. Since then you can't hear that the second person is there when the doors are closed, which is really lovely if you enjoy your peace and quiet.
