Sehr schönes Zimmer mit Balkon im Grünen und in direkter Nähe zum Schlosspark Schönbrunn

Die Wohnung befindet sich in einer sehr ruhigen und grünen Gegend. Direkt in der Nähe befindet sich ein Spar (4 Gehminuten) sowie eine Apotheke (2 Gehminuten). Die Bushaltestelle befindet sich direkt vor der Tür. Das Beste ist jedoch ist der direkt angrenzende Schlosspark Schönbrunns, der nur 5 Minuten entfernt ist; perfekt zum Joggen oder zum Spazieren.
Der Bahnhof Meidling (von dem aus zahlreiche Züge, S-Bahnen sowie die U6 abfahren) ist zu Fuß nur ca. 10 min, mit dem Bus 5 min entfernt. Dort gibt es unzählige Einkaufsmöglichkeiten wie z.B. DM, Libro, Hofer, H&M, etc. wie auch ein Fitnesscenter. Zur U4 braucht man mit dem Bus nur bequeme 5 min. Beide Busse (nach Bahnhof Meidling & Meidlinger Hauptstraße) halten direkt vor der Haustür.
Für Schwimmbegeisterte gibt es auch direkt anliegende Optionen: Das Theresienbad ist mit dem Bus 5 min entfernt, das Freibad in Schönbrunn ca. 10min zu Fuß erreichbar.
Zusammengefasst besticht die Lage durch die sehr gute Anbindung (20 Min zum Karlsplatz, 30 Min zum Schottentor) und durch das recht ruhige und grüne Wohnen.

The apartment is located in a very quiet and green area. Nearby is a Spar (4 minutes walk) and a pharmacy (2 minutes walk). The bus stop is directly in front of the door. But the best is the directly adjacent Schönbrunn Palace Park, which is only 5 minutes away, perfect for jogging or walking.
The station Meidling (from where numerous trains, suburban trains as well as the U6 depart) is only 10 min away on foot, 5 min by bus. There are countless shopping possibilities such as DM, Libro, Hofer, Billa, H&M, etc. as well as a fitness center. To get to the U4 you only need a comfortable 5 minute bus ride. Both buses (to Bahnhof Meidling & Meidlinger Hauptstraße station) stop right in front of the front door.
For swimming enthusiasts there are also options directly adjacent: The Theresienbad is 5 minutes away by bus, the outdoor pool in Schönbrunn approx. 10 minutes on foot.
In summary, the location captivates by the very good connection (20 min to the Karlsplatz, 30 min to the Schottentor) and by the quite quiet and green living.

Als „Nicht-Zweck-WG“ sitzen wir am Abend gerne zusammen, trinken einen exquisiten Wein von Josef, unserem hauseigenen Sommelier, oder ein erfrischendes Bier und reden dabei über Gott und die Welt. Manchmal unternehmen wir auch etwas gemeinsam. Dennoch hat jeder seinen eigenen Freiraum und kann sich zurückziehen, nach dem Motto: Jeder kann, keiner muss! Natürlich sind wir stubenrein und befolgen gewissenhaft unseren wöchentlichen Putzplan. Nun ein paar Infos zu uns:
Dani (34) pendelt von Wien nach St. Valentin und ist voll berufstätig. Sie ist unter der Woche nur am Abend anzutreffen, sitzt sich aber dann gerne mal trotz langem Tag zu uns und erzählt uns berufsbedingt Märchen über Traktoren.
Josef (28) ist unser frankophiler Mensch studiert an der Hauptuni Romanistik (Französisch) und arbeitet nebenbei bei Wein & Co.
Helena (26), unsere Künstlermuse, studiert an der Hauptuni Kunstgeschichte und sucht nach nem fetzigen bezahlten Zeitvertreib in der Kunst- und Kulturszene.

As a non-purpose-residential-community we like to sit together in the evening, drink an exquisite wine from Josef, our in-house sommelier, or a refreshing beer and talk about God and the world. Sometimes we do something together. Nevertheless, everyone has his own freedom and can withdraw, according to the motto: Everyone can, nobody must! Of course, we are house-trained and follow our weekly cleaning plan conscientiously. Now some information about us:
Dani (34) commutes from Vienna to St. Valentin and is fully employed. During the week she can only be found in the evening, but then she likes to sit with us despite a long day and tells us tractor tales.
Josef (28) is our Francophile salon communist and studies at the main university French and works beside it at Wein & Co.
Helena (26), our artist muse, studies art history at the main university and is looking for a cool paid pastime in the art and culture scene.

Waschmaschine ist vorhanden. Einen recht großen Keller gibt es auch und Platz für sicheres Abstellen von Fahrrädern ist auch vorhanden. In der Miete sind alle Nebenkosten inkludiert; es gibt also keine versteckten Kosten. Kaution beträgt 1125€, kann auch gerne in Raten gezahlt werden.
Wohnungsbesichtigungen beginnen ab Mitte Februar, da Helena bis Mitte Februar nicht in Wien sein wird. Fragen können aber gerne gestellt werden und werden sobald wie möglich über WG-Gesucht beantwortet.

Washing machine is available. There is also a rather large cellar and space for safe parking of bicycles. All additional costs are included in the rent, so there are no hidden costs. Deposit amounts: 1175€, which can be paid in installments.
Apartment visits start in mid-February, as Helena will not be in Vienna until mid-February. Questions are welcome and will be answered as soon as possible via WG-Gesucht.
