Ab spätestens 1.11.2018: Helles 30m2-Zimmer mit Stuck-Decke und schönem Parkettboden. Möbliert (siehe Fotos, nur Möbel) bis inkl. Dezember 2018, danach unmöbliert zu vergeben bis Dez. 2019, dann ggfls. Verlängerungsoption.
Auch Interessenten nur bis inkl. Dezember 2018 willkommen, aber natürlich gerne gleich länger. Gerne ab sofort.
Das Zimmer ist am einen Ende der langen Wohnung gelegen und ist von einem weiteren kleinen Vorzimmer abgeschirmt, dessen Tür man zusätzlich zur Zimmertür schließen kann - Baby wurde bislang noch nicht gehört :) Gleich gegenüber ist das Badezimmer. Die Fenster schauen wie der Großteil der WG auf eine ruhigere Seitenstraße der Favoritenstraße. Die Fenster sind alle saniert; d.h. Straßenlärm hält sich in Grenzen.
Der Hauptbahnhof ist 5 min zu Fuß entfernt; im Haus gibt es nicht nur einen Bipa, sondern auch gleich einen Abgang zur U1 (Südtiroler Platz/Hbf.) und auch der 13A fährt (in beiden Richtungen) direkt vor der Haustür. Diverse Supermärkte, Cafés und Restaurants sind auch gleich um die Ecke. Mit dem Rad ist man in 5 Minuten über die Parallelstraße (Argentinierstraße) am Karlsplatz.
Wir sind Alexander/Kurni (31, selbständiger Computerfutzi) und Lea (angehende Psychiaterin, 32, dzt. in Babypause) mit Juri, unserem wenige Wochen alten Knirps, und Rahman (Bankberater, 28). Das Zimmer wird von Frannie untervermietet.
Die Bezeichnungen Berufstätigen-WG und Kinder-WG treffen es ganz gut; derzeit geht eher nix in Richtung WG-Party o.ä. Dass man aber in der Küche gemütlich beisammen sitzt, trifft schon eher das Wahrscheinliche (auch weil Kurni und Lea dzt. eh programmierend/babybespaßend/sich beim Schlafen abwechselnd die Wohnung belagern :)
Mit dem angekündigten Nachwuchs haben wir zum einen ein paar Kleinigkeiten verschönert wie das Streichen von Bad und Flur und diverse neue Regale usw.; zum anderen ist bei uns auch ein gesteigertes Bedürfnis nach Sauberkeit entstanden mit Ansprüchen wie dem ordentlich Halten der Allgemeinräume, Mist runter bringen usw. Traurig und spießig, aber wahr, das wäre uns ein wichtiges Anliegen an dich :)
Sonst hat die Wohnung auch einiges zu bieten, z.B. eine eigene Speisekammer, ein Abstellkammerl, viel Platz, Bad/WC getrennt, einen überdimensionierten Vorraum und eine gut ausgestattete Küche (Gasherd, Geschirrspüler, Mikrowelle). Den Kühlschrank teilen wir uns dzt. nur zu dritt da Rahman noch einen eigenen hat.
Die Wohnung ist insgesamt nicht sonderlich hellhörig, darum kann man sich auch gut zurückziehen, wenn man mal keine Lust auf Gesellschaft hat.
Eine Reinigungsdame kommt alle 2 Wochen für 3h. Diese Kosten sind genauso in den angegebenen NK inbegriffen wie Internet, Gas und Strom.
Nach deiner Mail melden wir uns zurück und wir machen uns ein Besichtigungs- und Kennenlerntreffen aus. Je eher, desto besser natürlich - das geht für uns unter der Woche abends und am WE ganztags. Vom 11.-18.10. geht es leider nicht.

Hard facts:
- 30 square meters, 400€ per month including electricity, gas and wifi; 900€ security deposit // flat size ca. 170 square meters
- Bathroom with bathtub, toilet separate from bathroom
- Kitchen with lots of appliances including dishwasher, microwave, gas stove and gas oven and a separate pantry
Subtenancy starting on Nov 1st 2018 or earlier: spacious and bright room of 30m2 with beautiful hardwood floors and typical viennese stucco ceiling. furniture stays until end of December 2018 and will be removed after. The room itself is available until End of December 2019 with possibility of extending the lease afterwards. People interested in only renting until Dec. 2018 are also welcome to apply, but the longer the lease the easier for us of course.
The room is located on one end of our long apartment and even has an extra door to close at night between you and the baby ;), although the girl currently living there swears she never heard anything until now.
The Hauptbahnhof is 5 minutes by foot; the entrance to subway station Südtiroler Platz/Hauptbahnhof (U1) is directly underneath the house, and the 13A bus also stops directly in front of us – reaching the very city center is super quick and easy by public transport and bike. The U1 takes 12 minutes to VIC.
We are Alexander/Kurni (31, self-employed programmer) and Lea (psychiatrist in the making, 32, currently on maternity leave) with Juri, our baby born a few weeks ago, and Rahman (banking consultant, 28). The room is being sublet by Frannie (all four of us are the main tenants with equal contract rights), who is currently living elsewhere. Kurni and Lea are at home quite a lot; Rahman is working full-time on regular hours but likes to spend his free time mostly at the flat as well.
This currently definitely is a shared flat for working people as we all are quite busy atm with working and/or caring and all need some rest and tranquility right now and the upcoming months. So, this definitely is not the right place for you if you’re looking to organize some great house parties… :)
Simultaneously, while trying to keep our life together with a newborn in place, cleanliness and tidiness have (newly) become some core values for our cohabitation – and this is what we need you to respect as well. This means for example: always cleaning up directly after cooking, taking out the trash and the recycling stuff, keeping all the shared rooms tidy after use in general, and replacing shared goods like detergent etc. when used up.
All that being said, don’t be shy to apply if the above still (or now especially ;) sounds alluring! Of course we still love to socialize in the kitchen over a shared meal or with a drink or two! Also, every 2 weeks we have a cleaning lady coming in for 3 hours for at least the basics of the basics. This, as are the costs for wifi, electricity and gas, is included in the running costs.
Again, please contact us at the email adress mentioned above ONLY and, for making sure you actually read what we’re looking for, state your age in the subject of your mail (age itself not a deciding point, just an easy way to make sure you read it as we got tons of “hey I party a lot when can I get the room”). We’ll get back to you as soon as possible to schedule a meeting here to show you the room and getting to know each other. The sooner, the better, of course – on weekdays, we have time in the evenings and on the weekends all day. We cannot meet between Oct. 11th to 18th unfortunately, but try to get that done beforehand hopefully.
