Nettes, bequemes, getrennt begehbares Zimmer in einen netten WG ab sofort zu vergeben !
Das Zimmer ist ganz nett möbiliert, die Möbel bleiben im Zimmer. Es hat ein großes Fenster und kommt viel Licht ins Zimmer. Da es zum großen Innenhof liegt, ist im Sommer ganz gemütlich, und nicht zu heiß.
Alle Kosten sind inkludiert: Heizung, Wasser, Licht, Internet, Haushaltversicherung, usw...
(Die Kosten sind furs Jar 2022 gerechnet: falls de Energiekosten werden erhoht; so werden die Kosten fur diese Wohnung auch pro rata nachgerecnet)
Die Wohnung ist renoviert, ruhig, 84qm groß und sehr gut geschnitten. Zudem liegt es zum einen großen Innenhof: also ist nicht nur ruhig, ganz gemütlich und kühl im Sommerzeit, sondern es gibt auch genügend Licht in die Wohnung. Wir haben einen langen Flur wo man genügend Abstellraum für allen hat, und von dem alle Zimmer abgehen: Bad mit Badewanne, ein seprares WC, eine Wohnküche mit Spülmaschine, großem Esstisch und jeweils die drei Zimmer. Also insgesamt ist die Wohnung super geschnitten.
Die Küche ist neu gestattet, hat alle Geräte die fur ein gesundes Leben notig sind vom Ensafter bis zum ein Grill. Und, was am wichtigsten ist, hat einen grossen Esstisch, so ist die Küche unser "Wohnzimmer", unser Treffpunkt. Bad und Toilette ist getrennt, im Flur es gibt ganz viel abstellraum.
Im Großen und Ganzen enthält die WG eigentlich alles was man so braucht !

Cosy and comfortable room in a very nice WG is already to have !
The room is nicely furnitured and the furniture remains in the room. It has a big window, so it has enough light in the room. Same time, the window looks to a huge inner courtyard, what means that it is very comfortable and cool during the summertime.
All costs are included: heating, water, electricity, internet, insurance for the flat,... (these costs are for year 2022 ---still; if te costs for energy will costs more; so the total would be pro rata increase)
The flat is renovated 84 m2 and very practically planned. All of the windows open to the huge inner courtyard, has enough light so, still is very comfortable and cool during the summer months as well. We have a long corridor with lots of room to deposit stuff for all of us and where from all of the other rooms open: a bath with bath-tube, separated toilette, the big kitchen with the dining area and a dish washer, and all three of the rooms of course. So, the plan of the flat is a good designed, practical one.
The kitchen has a new design and has all the machines you need for a good and healthy lifestyle, from juicer to a grill. And, what most important is, has a big dining area, so that the kitchen is a kind of "livingroom", our meeting point. In the entrance-hall there is a lot of space to deposit things for all of us.
So, you will have everything you need in this flat !

Die Lage ist auf jeden Fall super!
Zu Fuß sind es zum Straßenbahn 18 nur 1 min, die andere Richtung Linie O 3 min, und zur nächsten S/U Bahn 10 -15 min. Die Hauptbahnhof mit alle lokale und internationale Linien und die, die zum Flughafen fahren mit U1 zusammen sind nur eine 15 Minuten Spaziergang entfernt, oder mit d Bim noch kürzer, 5 Minuten vom Haustur. Hauptbahnhof ist nur 10 Minuten v d Haustüre entfernt, Flughafen erreicht man in eine Stunde vom zu Hause. Internationale Busterminal am Erdberg erreicht man in 20 Minuten, oder ohne Umstieg mit Linie 18 in 30 Min v zu Hause. Landstraße Mall und U3 und U4 sind 17 Min zu Hause. Autobahn ist 400 Meter entfernt.
Schloß Belvedere, Botanischer Garten und Schweizer Garten zum joggen, Sport zu treiben oder einfach für ein Picknick sind 3 min. entfernt, Ring und Zentrum, vom Richtung Karlsplatz oder Schwarzenbergplatz ist nur ein 20 min Spaziergang weit weg, so ist das riesige Grünareal Praters mit die Line O...
Einkaufsmöglichkeiten sind ebenfalls reichlich vorhanden im Fasanviertel.
2x Billa, Hofer, Penny, Bipa, DM, Elektro- , Kleider- und Gemüsegeschäfte und Fitnessraum sind 5-7 min. weit weg zu finden... Hauptbahnhof Mall und Landstraße Mall sind genauso 15 min entfernt mit Linie 18 oder O.
Lutz XXX und Möbelix sind -für alles was ein Haushalt braucht- genauso in der Nahe, 5 min zu Fuß.
Wir sind ein Sprung weit weg vom Gürtel, ganz ruhig ist es trotzdem bei uns Hause.

The location is just perfect!
The tram 18 is just 1 min, tram O is a 3 minutes walk away from the door, and the next S-/U- Trains are 10-15 minutes by feet away. The main train station with all the local and international lines and those which travel to the airport are a 15 minutes walk or shorter by tram. Undergroud lines U3 and U4 are 17 min away with tram O. Main train station is 10 min from home with tram, and the airport is 1 hour from the door. Erdberg international bus terminal you can reach in 20 min from the gate, or in 30 if you wish not to switch lines, just take tram 18. Toll roads, the Autobahn (Highway) is just 400 meter from the flat.
Green areas, as Belvedere castle and gardens, the Botanical garden and Suisse garden (Schweizer garten) are each a 3 minutes walk away from the door to jog, do some sport or make a picknik.
The historical center, reaching from Karlsplatz or Schwarzenbergplatz by feet or the huge green area of the Prater with the line O is only 20 minutes from the door !
So you are everywhere super quick!
...and if you want to do some shopping, you can find everything in the area !

WG-Leben
Am wichtigsten sind aber die Leute :)
Die tolle Sache ist, das - dadurch das zwei oder drei Zimmer bald wieder frei werden- ihr dürft die nächsste MitbewohnerInnen mitwählen !!! Natürlich wenn ihr wollt :)
Hauptsache ist, ihr wohnt mit lieben Leuten, die Wert legen auf einen freundlichen, rücksichtsvollen Umgang miteinander und bei denen es keine Katastrophe ist, wenn mal eine Scheibe Brot oder eine Zwiebel fehlt :)...
Die große Küche ist super, da man ganz gemütlich zusammen kochen, Wein trinken, plaudern, arbeiten kann....
Die Freude kann man niemand beweisen, aber sie kann anstecken. Geteiltes Leid ist halbes Leid.
Natürlich, Hausregel und Putzplan sind von allem gemeinsam zu bestimmen. Haupsache ist das es funktioniert, Kommunikation ist sehr wichtig. Und natürlich, jeder hat seine Ruhe wenn nötig, und kann sich in egenen Zimmer wegen ene Prüfung oder Ruhezeit zurückziehen.

Most important of all are the people :)
The super thing is, that -due to the fact, that 2 or 3 rooms will be free shortly - you can also choose your future flatmates. If you will, of course :)
Main thing is, that you live with nice people, whom is a great value to live in a friendly neighbourhood and is a natural thing to live respectfully with one an another and should be no problem when one need a slice of bread or an onion :)
All nice ideas to spend some quality time together are welcome !
The kitchen is the most important area of a flat :), and is big enough that you can cook together, drink a glass of vine, chat or work together...
You can't prove joy to anyone, but it can infect you. A problem shared is a problem halved. Here you have two German saying which could help you in a WG-life :)
Of course, house rules, cleaning shedule and such things are together to decide. Main thing is that it does work, good communication is very important. And, of course, everyone can close a door behind him to get prepared for an exam or just to rest.....
