Zu vermieten ist ein WG-Zimmer in einer 3er-WG mit Dachterrasse im Herzen Wiens in der Albertgasse/Ecke Lerchenfelder Straße im 8. bzw. 7. Bezirk.

Die Wohnung selbst verfügt über 120m² Wohnfläche und zusätzlich einer sehr großen Dachterrasse mit wunderschönem 365 Grad Blick über ganz Wien und die Altlerchenfeld Kirche.

Die Lage der Wohnung spricht glaube ich für sich selbst. Viele coole Bars, Lokale und Restaurants. Die Mariahilfer Straße und Neubaugasse ist nur wenige Gehminuten entfernt. Unzählige Supermärkte und andere kleine Shops in Gehdistanz. Die Verkehrsanbindung mit den Straßenbahnen und Bussen 46, 13a, 2, 33 und 5 vor der Tür sowie U3 und U6 keine 10 Minuten entfernt ist ebenfalls top. Also wer Wien ein bisschen kennt, der weiß, dass die Lage für Menschen die gerne in der Stadt leben quasi unschlagbar ist.

Die beiden anderen Mitbewohner sind Wanja und Steve. Beide um die 30 Jahre alt, arbeitend und sehr entspannt. Alle drei von uns feiern gerne mal, haben auch hie und da gerne mal Leute da, vor allem im Sommer auf der Terrasse wird gerne gegrillt, genauso gerne ist man aber auch einfach mal ein Wochenende nur daheim allein in seinem Zimmer. Es ist absolut keine Zwecks-WG, aber auch keine WG wo man jeden Donnerstag gezwungenermaßen miteinander kocht und sich beim Fernsehen danach gegenseitig den Kopf so lange streichelt bis der andere eingeschlafen ist. Wir sind drei Freunde die gerne mal Sachen miteinander unternehmen, leben aber genauso jeweils unser eigenes Leben, treffen unsere eigenen Freunde und machen das worauf wir Lust haben. Glaube aber so gut wie jeder würde sich mit den beiden auf Anhieb verstehen.

Kurz zur Miete, diese wird um die 650€ all inclusive betragen. Ganz genau kann ich das noch nicht sagen da wir jetzt mal die neuen, günstigeren Gaspreise abgerechnet bekommen und sich auch bei der Miete die jährliche Anpassung noch zeigen wird, aber es wird um den Dreh 650 Euro kosten, inklusive 600mb Internet, Strom&Gas und allen anderen Kleinigkeiten kosten.

Zusätzlich verlange ich eine Ablöse für viel Zeug in der Wohnung, das wir entweder gemeinsam angeschafft oder den Vormietern abkaufen „mussten“. Kaution gäbe es natürlich auch.

Klingt beides auf den ersten Blick vielleicht viel, aber die Wohnung und Lage an sich ist es echt wert. Vor allem, wenn man ein Fan von Wohnungen mit Außenbereich ist, ist diese Wohnung mit Dachterrasse und Wintergarten wirklich Luxus.

For rent is a room in a shared flat for 3 people with a roof terrace in the heart of Vienna on the corner of Albertgasse and Lerchenfelder Straße in the 8th / 7th district.

The flat itself has 120m² of living space and also a very large roof terrace with a wonderful 365-degree view of the whole of Vienna and the Altlerchenfeld church.

I think the location of the flat speaks for itself. Lots of cool bars, pubs and restaurants. Mariahilfer Straße and Neubaugasse are just a few minutes' walk away. Countless supermarkets and other small shops. The transport links are also excellent with the 46, 13a, 2, 33 and 5 on the doorstep and the U3 and U6 less than 10 minutes away. So anyone who knows Vienna a bit knows that the location is practically unbeatable for people who like to live in the city.

The other two flatmates are Wanja and Steve. Both around 30 years old, working and are very relaxed. All three of us like to party sometimes, have people round, especially in the summer when we enjoy barbecues and drinks on the terrace, and everything else is actually quite harmonious and relaxed. It's not a purpose-built flat share, but it's also not a flat share where you're forced to cook together every Thursday and stroke each other's heads while watching TV until the other person falls asleep. We're three friends who like to do things together from time to time, but everyone lives their own lives, meets their own friends and does what they feel like doing. But I think almost everyone would get on with them straight away.

Briefly about the rent, it will probably be around €650 all inclusive. I can't say exactly yet as we're now being charged the new, cheaper gas prices and the annual adjustment to the rent will also become apparent, but it will cost around 650 euros, including the best internet, electricity and gas and all the other little things.

In addition, I'm asking for a transfer fee for a lot of stuff in the flat that we either bought together or "had to” buy from the previous tenants. Also of course there is a deposit for the landlord to be paid
