Looking to rent a furnished flat for one year

I am a 37-year-old Norwegian guy going to Berlin for one year for a sabbatical year and to study German. I have been saving up money for years to spend a year in Berlin. If desirable, I can pay a whole year of rent in advance. I currently work as an advisor for the City of Oslo.

I hope to find a nice flat with a balcony or a terrace in one of the central boroughs of Berlin. I would prefer a flat with a seperate bedroom with a large bed, washing machine and dischwasher is also desirable. I would prefer a flat wich is close to the U-bahn and S-bahn. I plan to visit Berlin in August in order to see some of the properties that might be available.
